The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent. Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise. Because of the new layout and design selections, it now feels even larger than before. The project blended NILES’ technical execution with Ian’s hands-on finishing work, resulting in a studio where every corner has intention and every system supports a seamless, plug-and-play workflow. The structure began as a barn-style two-car garage with a second floor. After exploring several layouts and engineering options, we landed on a design that leveraged the high ceilings and existing footprint to create a dynamic and spacious acoustic environment. Generous daylight from surrounding windows connects the interior to the outdoors, while layered textures, warm tones, and custom finishes create a grounded yet inspiring atmosphere. The Control Room is fully isolated from the rest of the building with sound-reducing wall systems, a full soft-ceiling bass trap, tuned corner traps, treatment throughout, and full-lite doors for controlled transmission and visibility. Though modest in size, it delivers accurate monitoring and integrates smoothly with the larger live environment. Roasted Bean Studio was built to support any direction Ian pursues—from producing to mixing to live performance. The space provides the sonic palette and creative flexibility needed for a wide range of projects, offering a visually inspiring and acoustically reliable environment that empowers his work every day.

Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. No greater compliment of a material is possible than when stone is selected for a historic property renovation within a home rich in tradition and with a celebrated past. This new feature stair addition to a private residence in Toronto, Canada, has an equally compelling story to tell. Originally envisioned as a wall-supported, cantilevered stone stair, the owner boldly accepted a unique solution for their showpiece element. The 19-tread stair would be designed with 550 lb. solid stone treads, and fully liberated from traditional supports and the adjacent rubble wall. To say, “it would float” is not an exaggeration. The stair would be designed as a monolithic beam spanning 16.5 feet, 10 feet high and 41 inches wide. Aesthetically bold, with a reduced tone from pure black, the basalt stone was the perfect contrast for the white modern interior of the home. The 3-1/2" tension cables played the most important role by resisting the large bending moment generated by the stone load and stair geometry. Fabrication required precise coordination and care to ensure perfect alignment of the interlocking key, and the corresponding cable holes. The fabrication challenge was achieving the highest level of accuracy in notching, coring, and replicating each tread identically. Expert precision and skill were key to nesting each tread in sequence and simultaneously with the strands. Meticulous alignment and exacting tolerance assured the true performance and aesthetics were delivered. Hydraulic post-tensioning pulled each cable to 120 kiloNewtons or 27,000 lbs, infusing strength and structural integrity. Removing the temporary support and testing was the last critical step—it was the first time the stone stair would be self-supporting. The “floating” stair is an ultimate achievement and example of innovation, material strength, fabrication quality, installation precision, and expert coordination. A perfect final chapter to a historical journey and modern ode to stone as structure.

We closed off the open formal dining room, so it became a den with artistic barn doors, which created a more private entrance/foyer. We removed the wall between the kitchen and living room, including the fireplace, to create a great room. We also closed off an open staircase to build a wall with a dual focal point — it accommodates the TV and fireplace. We added a double-wide slider to the sunroom turning it into a happy play space that connects indoor and outdoor living areas. We reduced the size of the entrance to the powder room to create mudroom lockers. The kitchen was given a double island to fit the family’s cooking and entertaining needs, and we used a balance of warm (e.g., beautiful blue cabinetry in the kitchen) and cool colors to add a happy vibe to the space. Our design studio chose all the furnishing and finishes for each room to enhance the space's final look. This Eichler-esque house, in a neighborhood known for its tracts of homes by the famous developer, was a little different from the rest- a one-off custom build from 1962 that had mid-century modern bones but funky, neo-traditional finishes in the worn-out, time capsule state that the new owners found it. This called for an almost-gut remodel to keep the good, upgrade the building’s envelope and MEP systems, and reimagine the home’s character. To create a home that feels of its times, both now and then- A mid-century for the 21st century. At the center of the existing home was a long, slender rectangular form that contained a fireplace, an indoor BBQ, and kitchen storage, and on the other side an original, suspended wood and steel rod stair down to the bedroom level below. Under the carpeted treads we were sure we’d find beautiful oak, as this stair was identical to one at our earlier Clarendon heights mid-century project. This elegant core was obscured by walls that enclosed the kitchen and breakfast areas and a jumble of aged finishes that hid the elegance of this defining element. Lincoln Lighthill Architect removed the walls and unified the core’s finishes with light grey ground-face concrete block on the upgraded fireplace and BBQ, lacquered cabinets, and chalkboard paint at the stair wall for the owners’ young children to decorate. A new skylight above the stair washes this wall with light and brightens up the formerly dark center of the house. The rest of the interior is a combination of mid-century-inspired elements and modern updates. New finishes throughout- cork flooring, ground-face concrete block, Heath tile, and white birch millwork give the interior the mid-century character it never fully had, while modern, minimalist detailing gives it a timeless, serene simplicity. New lighting throughout, mostly indirect and all warm-dim LED , subtly and efficiently lights the home. All new plumbing and fixtures similarly reduce the home’s use of precious resources. On the exterior, new windows, insulation, and roofing provide modern standards of comfort and efficiency, while a new paint job and brick stain give the house an elegant yet playful character, with the golden yellow Heath tile from the primary bathroom floor reappearing on the front door.

The original space, which housed a small TV, older furniture, and various children’s toys, was reimagined to create a sophisticated, adult-friendly home theater with ample seating and modern amenities. Design Objectives: Create a Dark Theater Space: Ensure the room mimics a traditional movie theater environment. Provide Comfortable Theater Seating: Include enough seating for the family and guests. Integrate a Dry Bar Area: Include a space for snacks and drinks. Optimize Space Utilization: Maintain an open area for additional activities. Design Challenges: Natural light: The room was too bright for a theater setting. Seating: Accommodating six theater seats without obstructing views. Lighting: Ensuring the lighting does not interfere with the viewing experience. AV: Finding a clutter-free solution for AV equipment. Dry Bar: Incorporating a dry bar area without overcrowding the space. Viewing: Ensuring the TV placement allows for comfortable, optimized viewing. THE RENEWED SPACE Design Solutions: Natural Light Control: Installed blackout remote shades on the back window and painted the walls dark charcoal to reduce natural light infiltration. Seating Arrangement: Built a second level for the back row of seating to ensure unobstructed views for all movie watchers. Lighting Design: Installed sconces on either side of the window that shine from the sides (to avoid interfering with the viewing experience). AV Equipment Storage: Utilized existing recess areas with custom shelves matching the cabinetry and concealed cables using a PVC pipe system. Dry Bar Integration: Created a dry bar area on the back wall with a refrigerator, candy storage, and a small counter space for a popcorn machine and ice maker, with locked drawers to prevent unsupervised access. Optimal Viewing Distance: Evaluated multiple floor plans and placed the TV on the most suitable wall to ensure optimal viewing and comfortable reclined seating. Final Thoughts: The completed home theater has been a resounding success, providing a versatile space for the entire family. The thoughtful design and meticulous attention to detail have created a functional and enjoyable home theater that meets diverse needs, from watching movies and playing video games to relaxing and reading. The areas to the sides of the theater seats can accommodate spillover seating or activity zones. The area housing the AV equipment also includes extra shelves for storing snuggle-grade movie viewing blankets. This theater space has become a favorite hangout spot, offering comfort and entertainment for everyone.
