A family living in Guildford were in touch recently about restoring the appearance of their Ceramic tiled shower and bathroom. They were about to put the property up for sale and were concerned the grubby grout might put off potential buyers. First impressions do count so renovating a bathroom or kitchen before selling is a really good idea and will help you achieve a better price. In this case the Ceramic tiles were dirty and black with mould in places which looked unhygienic and uninviting. Additionally, the mastic sealant between the tile and bath was tired and worn to the extent that water could end up leaking behind the seal. After visiting the property, they were pleased to hear I could help and happily accepted our quote which was based around a days work and some materials. Firstly, I cleaned the grout using a Tile Doctor product called Duo Clean which is designed to tackle dirty grout and mould. I sprayed the product along all the grout lines and left it to soak in for about fifteen minutes. Once ready I brushed them with a firm wire brush then rinsed off with water. Next, I cleaned the tiles using a strong dilution of Tile Doctor Pro-Clean which was decanted into a spray bottle and sprayed onto the wall tiles. After ten minutes I then used a handheld buffing machine fitted with a small white buffing pad to shift the dirt and buff up the white tiles. After rinsing the slurry off with water you could see a marked improvement. I hand dried the tile and grout with a cloth and then set about stripping out the old white mastic sealer with a sharp knife. This took some time, as you have to be careful not to scratch the bath or the tile. By this time the grout had dried off fully and I was able to see if more work was required. To achieve a uniform colour throughout. Mould and some cleaning products can discolour grout permanently and, in this case, there was some grout staining I was unable to remove. We had discussed this possibility earlier and how it would be best resolved using a white grout colourant. So, I carefully applied Tile Doctor Grout Colour which is painted on with a small brush with any excess wiped off the tile before it can set. This resulted in a uniform white grout throughout and really gave the whole bathroom a lift. With the cleaning process completed I applied a new white mastic between the bath and tile and along the verticals. This is done with the bath filled with water and then left for 24 hours to allow the silicone to fully cure. After the grout colour had dried, I applied an aerosol Tile and Grout sealer over the whole surface and then lightly polished off any excess with a clean cloth. This does two things; one it adds a further layer of protection to the new grout colour and to the surface of the tiles. Secondly Ceramic tiles are non-porous, but bacterial dirt can still get a grip on the surface, with the sealer in place you will find water quickly runs off without getting a chance to get a hold. Sealers do wear off, so I recommended re-applying it every year. I had plenty left over and gave it to the customer when I finished using it. For regular cleaning of tiled shower areas, I recommend they use Tile Doctor Aqua-Pro this will neutralise any acid build-up caused by acidic shampoos etc. West Surrey Tile Doctor Rupert Mcleod

We redesigned and fully remodeled the kitchen and master bath; as well as installed all new hand scraped hardwood floors throughout the entire first floor. The kitchen was designed with a large central island with plenty of seating and room for entertaining. The Fabuwood cabinetry in Galaxy Frost with the New River White granite give this new kitchen a clean bright look with simple lines. The stainless steel pendant lights really add to the look with their clean industrial styling. This kitchen has no lack of countertop space.

To create this ultra-glam space, we started with recycled iridescent glass accent tiles as the center-piece and large metallic porcelain floor tiles with harmonizing hues all around. To create visual interest and added flair, the glam accent tiles were vertically installed behind the vanity and continue into the shower. Plenty of cabinets with clean modern lines were added for storage and organization. High efficiency lighting, clean modern handles and hardware complete the transformation. A Lake Michigan Home gets a Modern Refresh from Dresner Design. Photos by Tony Soluri. This couple moved from Chicago’s Wicker Park to a rural setting but wanted to maintain their modern aesthetic. Scott Dresner of Dresner Design created a light bright clean-lined kitchen perfect for the couple’s need to entertain. Must have’s included a drawer for over sixty spices, storage for three sets of dishes, a coffee bar, and a huge island the couple uses for entertaining. The palette is mostly white to maximize outdoor views. Constraints were plenty both timeline and budgetary. Dresner came up with some creative solutions, which allowed the homeowners to save on cabinetry and materials and splurge on appliances.

Through plenty of soft textiles - cushions, chairs, and blankets - we gave the space a calming ambiance with plenty of neutral greys and pops of soft blues. For a timeless look, we installed classic wall panels, which showcase a fun, eye-popping contrast between the panel outline and wall. An upholstered storage bench was also installed, ensuring easy clean-up of toys and other accessories, as well as an extra place to sit and play with the baby boy. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

Nearly everything you see in the house is from the recycling centre,” says Begg, laughing. The local community runs a trading website, where people can free-cycle unwanted furniture. Being in the heart of South Island ski-country, with plenty of sheep stations near by, meant that Begg was practically duty-bound to lavish her furniture with deer hides and shaggy Scandi-style sheepskins. She stayed with natural textures – wool loop-pile carpet that looks like sisal, linen upholstery and curtains – and then layered on her favourite Middle Eastern cushions and rugs.

This pool and spa is built in an affluent neighborhood with many new homes that are traditional in design but have modern, clean details. Similar to the homes, this pool takes a traditional pool and gives it a clean, modern twist. The site proved to be perfect for a long lap pool that the client desired with plenty of room for a separate spa. The two bodies of water, though separate, are visually linked together by a custom limestone raised water feature wall with 10 custom Bobe water scuppers. Quality workmanship as required throughout the entire build to ensure the automatic pool cover would remain square the entire 50 foot length of the pool. They welcomed the opportunity to get involved in the important final stage and to bring fun and whimsy along with casual elegance to the project. The owners – a young family with children and dogs – knew what they were looking for in a long-term vacation destination. They had engaged the services of Domin Bock Architects of Rosemary Beach and general contractor Hufham Farris Construction of Santa Rosa Beach to design and build a home that is child-friendly and low maintenance, but timeless and welcoming at the same time. When Temple and Prince came aboard, their mission was to make the Alys Beach home a reflection of the owners’ personality and lifestyle. “I like to think we were successful,” says Temple. “We were able to source all the bedding, draperies, and other soft goods, and to assist in selecting lighting, art, and accessories throughout the home.” The home is located on the south side of 30A and enjoys access to all of the Alys Beach amenities. In addition, it has a pool, which quite literally seems to be the center – and the heart – of the home. The square pool can be accessed directly by steps from the private courtyard patio and is anchored by a stunning water wall and oversize stepping stones along one side. The expansive great room has unobstructed views of the pool through floor-to-ceiling glass panels. The room is furnished with low, plush upholstered pieces with rich blue accents, and an oval dining table with a stunning chandelier above. The bleached pecky cypress ceilings by E.F. San Juan are punctuated with substantial white-painted beams. Set apart by a sleek oversized island with a farmhouse sink, the open kitchen provides plenty of room for gathering or dining and is topped off by three matching gold-trimmed white pendant lights. The restaurant-quality six-burner cooktop in the arched wall opposite is flanked by tall cabinets and topped by four clerestory windows that admit wonderful light to the entire space. There is one guest bedroom on the main level, with a full bath, spacious closet, and a private sitting area. E. F. San Juan of Youngstown, Florida, supplied all the woodwork details that provide finishing touches to the residence’s crisp white canvas in this quintessential courtyard home. Like many of the community’s buildings, this private residence contains minimal woodwork, maintaining the clean, elegant Alys Beach vision; still, the interior and exterior trim and brackets offer a sleek yet natural feel reflecting the beaches that are steps away from the front door. Their team worked with Weather Shield to provide stunning and functional custom impact-rated windows and Loewen to create custom doors that protect the house from the Gulf Coast elements. “We have had the privilege of creating wood parts and custom doors, railings, and gates for many of the gorgeous homes in Alys Beach,” says E. F. San Juan president Edward A. San Juan. “This home’s minimal trim makes the other wood elements stand out, like the pecky cypress ceilings. The windows and doors are often-overlooked elements that we love collaborating on with our vendors like Loewen and Weather Shield because they make such good-looking products. They open up this home to the beautiful natural light, the courtyard pool, and the stunning views of the town just outside while also protecting from high winds, rain, and U.V. rays.” The broad wooden staircase with open metal handrails leads to the sleeping quarters. The second floor houses the master suite with custom barn doors, also by E.F. San Juan, leading into the master bathroom with its luxurious bath and unique freestanding tub. A second guest room with a king-size bed and full bath also occupy the second floor. “The master bath is definitely my favorite feature of the home,” says Temple. “It is beyond all expectation – a true luxury.” The adult bedrooms are serene and sophisticated, with sleek lines and restful blue hues throughout. Cathedral ceilings, arched openings for the beds, sun-drenched sitting areas, plenty of natural light, and luxurious baths contribute to the feeling of peaceful elegance. The children’s areas are in direct and happy contrast to the adults’ retreats. The bunk room, also on the second level, is just plain fun, with two sets of custom-built marine blue bunks piled high with pillows and whimsical stuffed animals, flanking a tall set of shelves full of toys and books. Oversize baskets provide storage for more toys, and colorful throw rugs provide plenty of sitting space for floor playtime. This kid-friendly space can grow and change with the children who occupy it – it will work well for tweens, teens, and beyond. “We designed the bunk room,” says Prince, “and I think it is a huge success. It may be my favorite feature of the home.” The top floor is dedicated to the children’s den/playroom/media room and the dramatic rooftop lounge. The children’s space is furnished with beanbag chairs, a low game table, a big-screen television mounted on a custom-fabricated aqua wall, and arched French doors leading to the rooftop lounge area. “This area is, quite literally, the icing on the cake,” says Temple. “It boasts a view of the Gulf and great views down South Charles Street.” This secluded deck features a gas fireplace and comfy furnishings for enjoying beautiful evenings year-round.
