The clients wanted a functional, updated and good looking kitchen, a more adult family room, an updated serene primary bath. The remaining baths to be updated and modern. And, to make it feel like a holistic update, they wanted a welcoming staircase/entry. As with most clients, stretching their dollar as far as possible was important. They didn't want to enlarge any footprint or move walls - we had to stay within existing bounds. With a whole home remodel costs can add-up quickly depending on where we start & stop. For this family it made sense to do all the work at once to avoid repeat remodels. It was either buy new and still have to customize, or remodel to their exact needs and wants. The master bathroom remodel was a must! The homeowners hated the existing tile and workmanship. The old bathroom had small split vanities, poor lighting and not enough space. We removed the unused bathtub to free up space for their fun eclectic painted furniture. We installed a frameless shower and added a teak folding shower seat. The new shaker cabinets were painted in Stamped Concrete (SW7655), contrasting with the Web Gray walls. Modela Integrated light custom vanity mirrors were hung above each sink, helped to brighten this master bath in addition to the added recessed lighting. Project Designer Nicole Ryan came to their home in Warrenville for the initial consultation. Kristin, an avid HGTV viewer, brought her ideas to Nicole. Nicole made the transition very easy,” Kristin said of Nicole’s work in the design phase of the project. With the materials selected and the drawings finalized, it was time to begin construction. Kristin and Joe were impressed with how quickly and cleanly this phase went. “Everyone that came in was very respectful, very neat, and that was a big part for me because I didn’t want dust going through the rest of my house,” Kristin said. The new combination mudroom/laundry room is everything Kristin and Joe hoped. There is plenty of storage, three pull-out laundry hampers for presorting laundry, a large central island for folding clothes, a designated bar to hang dry, and even a unique rotating shoe rack to keep shoes from cluttering the space. “My rotating shoe rack,” Kristin said when asked what her favorite part of her new laundry room was. “We have four kids. When our clients moved in, nearly 100 years later, the house was suffering from a poorly-built, 2006 addition which was a jumble of walls and bathrooms that also turned out to be a breeding ground for black mold. After careful remediation, the clients decided to make the most of the fact that their primary suite had been taken down to the studs by reconceiving the layout of the 300 sf wing to accommodate a generous new primary bathroom, walk-in closet and convertible home office / guest bedroom.

Originally built in 1890, this downtown Columbus home’s kitchen was a diamond in the rough before R Lucas Construction and Design President Ron Lucas worked his remodeling magic. At some point in the past 20 years, the historic home’s kitchen had been updated; however, the renovation was poorly done. “We began this project by taking the entire space down to the studs. That’s when we found all of the fun,” Ron laughs. “There must have been a fire or perhaps a chimney was open into the attic space above the kitchen, because when we dropped the sheetrock ceilings we had a black dusty mess. The walls were not straight and there was zero insulation.” Before transforming the look and feel of the kitchen, the R Lucas Construction and Design team re-framed walls and spray foamed both the walls and the attic space to make sure the new kitchen would heat and cool better once the job was complete. “The new space was designed to give the young family that lives here room to be together while in the heart of their home.”

Finding a reliable contractor, ensuring timely completion, and worrying about potential shoddy workmanship were all valid concerns. We understood their anxieties and were committed to providing a smooth and stress-free experience. Our team crafted a design that addressed each of their concerns, transforming their home into a functional and stylish space. We reimagined the laundry room, creating a custom storage solution and incorporating a stackable washer and dryer. The open hallway to the living room was enclosed, creating a spacious closet with ample storage. The laundry room now seamlessly connected to the kitchen, simplifying the grocery unloading process. A former juliette balcony was converted into a dedicated office space, providing a peaceful and productive work-from-home environment. The dated and cluttered ensuite bathroom received a luxurious makeover. A clever pull-out storage system in the shower wall and a spacious niche provided much-needed organization. While every renovation project has its challenges, this one was remarkably smooth. The only significant hurdle was some additional structural work required in the basement to support the new office space. Our experienced team handled this efficiently, minimizing any disruption. The final result is a home that truly reflects the family's personality and lifestyle. The laundry room, now a cheerful and organized space with soft green cabinets, patterned floor tiles, and gold accents, showcases our attention to detail. The kitchen is a stunning centerpiece, featuring a striking combination of blue and white cabinets, dark hardwood floors, and a sleek white backsplash. The adjacent beverage bar, with its glass-fronted upper cabinets, provides an elegant space for entertaining. The ensuite bathroom is a spa-like retreat, with large-format marble tiles, a black vanity, and chrome fixtures creating an atmosphere of understated luxury. The renovation has had a profound impact on the family's daily life. Ample storage throughout the house has banished clutter, making it easier to maintain a tidy home. The seamless flow from the laundry room to the kitchen has streamlined the grocery unloading process, and the dedicated office spaces have transformed the work-from-home experience. Beyond the physical transformation, it was the shared moments and laughter that made this project truly special. The family's enthusiasm and good humor were contagious. One of the clients, with his big personality, even starred in a walk-through video of the finished project, showcasing his infectious joy. From choosing tiles to navigating unexpected challenges, the entire process was filled with warmth and collaboration. Even their four-year-old son, initially shy, warmed up to our site leader, Gus, nicknaming him "Gus the Bus," a moniker that endeared him to the entire team.

Recently I was contacted by a man in the town of Bedford who was worried that he had damaged his Victorian tiled hallway as a result of dragging a piano across the floor. I went round to the property to get a better look at the problem and, on closer inspection, realised that the tiles were actually fine; however, the piano had torn through the old surface seal. The 150-year old tiles, dating back – as the name suggests – to the reign of Queen Victoria, had been poorly sealed and additionally had not been maintained correctly with the appropriate cleaning products. I was commissioned to remove the old sealer, clean and re-seal in order to restore this fantastic floor to its former glory. My first task was to mix a solution of Tile Doctor Pro-Clean and water, which was then spread across the floor. Pro-Clean is a high alkaline cleaner which also contains stripping properties and this helped to break down the old, damaged sealer. The solution was left to dwell for approximately 20 minutes, giving it time to seep into the stone to get underneath, and lift out, any ingrained dirt. Pro-Clean was worked into the tiles using a heavy low speed rotary machine fitted with a black pad. Once cleaned and stripped, we rinsed the floor using plain, clean water to neutralise the high alkaline Pro-Clean and the removed the resulting slurry using a wet-vac machine. At this point I noticed that the white/magnolia tiles were particularly well worn and still very dirty and in need of further cleaning. Around this time Tile Doctor had also been discussing the successful use of Burnishing Pads (normally used on polished stone) on Victorian Tiles so I hand burnished the most stained tiles with a small 6 inch diamond encrusted burnishing pad with a little water to help lubricate the process. Following this, I rinsed the entire floor once again. After leaving the floor to dry for four days, I returned to the house to seal the tiles opting to apply a single coat of Tile Doctor Colour Grow impregnating sealer first followed up with four coats of Tile Doctor Seal & Go. This combination of sealers provides a durable internal and surface stain protection whilst lifting the colours and adding a nice subtle sheen finish. Once dried and cured, the floor was buffed using micro-fibre clothes to further enhance the appearance of the tiles further. My client was very pleased with the results, and couldn’t believe it was possible to get a floor that was so old appear brand new! The floor will dull with wear so I advised my client on the benefits of a regular maintenance plan going forward to ensure this great flooring feature remains in top condition.
