My husband, Robin, is from Indiana. We have always loved everything about the Southwest. The sunny, arid climate; the lifestyle; the flora; the fauna—they all resonate with us,” she remarks. As such, the couple, who are based in Colorado, decided to purchase a part-time residence in Arizona. They found a Santa Fe Territorial-style home that’s tucked into the base of a steep slope in North Scottsdale’s Estancia community. Populated with natural boulder outcroppings, the property’s landscape was rudimentary at best. “But we saw the potential and knew it could be so much more,” recalls Carey. She and her husband lived in the house for several years before making any major changes; they recently completed a total exterior remodel.

THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Enhance existing features while developing new areas: Optimize a workout space for all equipment needs Establish a dedicated children’s space with guest room capabilities Create an integrated bar and entertainment area Retain and incorporate the existing projector setup Design Challenges: Navigate layout constraints in the new workout room due to fixed utility areas. Carve out a distinct space for kids within the open plan. Revitalize an underutilized section of the basement. Elevate the existing big screen area with purposeful design elements. Develop a full-fledged bar area while maintaining kitchen functions applicable for hangout snacking. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. We made it our priority to address each of these concerns with transparency, open communication, and a commitment to delivering on our promises. We also faced a minor setback when the initially chosen grey vanity went out of stock. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. These moments reinforced the importance of open communication and collaboration throughout the process. The Joy of Transformation: The final result was truly remarkable. The transformed ensuite is a testament to the power of thoughtful design and meticulous execution. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. The sandstone-stained maple vanity, topped with a quartz countertop, serves as a beautiful focal point against the muted green walls. Matte black plumbing fixtures, hardware, and accessories add a touch of modern sophistication. The custom frameless shower glass enclosure enhances the spaciousness of the shower, while the smart toilet provides the ultimate in comfort and convenience. This highlighted the importance of flexibility and collaboration during a renovation.

The owner of this 1960s, low-slung house challenged Board & Vellum to give it a major overhaul. Located across from Puget Sound, the house already had a lot to offer but the dated style, low ceilings, tight spaces and interior walls that blocked Sound views kept it from fulfilling its full potential. Board & Vellum gutted and reimagined the whole house, giving it a more traditional style. The interior—previously quite dark, thanks to brick- and wood panel-clad walls—was transformed with white trim, bright detailing (such as the hand-glazed tile in the kitchen), and plenty of built-in casework for the homeowner to display the travel mementos she collected throughout her career in the airline industry. Removing a fireplace in the center of the house and opening up the floorplan through to the staircase and entryway lets light flood in and allows for water views from across the main living area and kitchen. The exterior of the house received a dose of character with brick, corbels, and a curved eyebrow roof above the front entry, which also gave the home office area its distinctive barrel ceiling. This newly constructed home featured a pressure treated deck overlooking a rear yard with a ton of potential. The client asked us to develop a space for outdoor living that included a fire pit, a shaded lounge area, and room for a dining table. One of the challenges was the deck that loomed high above, so we designed and built a custom PVC lattice enclosure with access doors on 2 sides. Not only did this detail improve the appearance, it gave the client useful storage underneath while at the same time brought the structure down visually. We chose a Canal Street Flash paver laid in a herringbone pattern with a double row border in a running bond pattern as our patio. The custom cedar trellis provides shade and adds a vertical element that helps enclose the space. A granite fire pit surrounded by rustic adirondack chairs with a nearby firewood holder rounds out this space very nicely.

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

The client of this project had a specific vision for the shape of his cabin. He desired a triangular aesthetic for the home and we saw much potential on the design of this lodging we jumped right into the challenge. Even though a few complications came along the way, we still managed to generate habitable and comfortable spaces that could accommodate not only the visitors but also fitting furniture that could work with its unique pointy roof.

The owner of this 1960s, low-slung house challenged Board & Vellum to give it a major overhaul. Located across from Puget Sound, the house already had a lot to offer but the dated style, low ceilings, tight spaces and interior walls that blocked Sound views kept it from fulfilling its full potential. Board & Vellum gutted and reimagined the whole house, giving it a more traditional style. The interior—previously quite dark, thanks to brick- and wood panel-clad walls—was transformed with white trim, bright detailing (such as the hand-glazed tile in the kitchen), and plenty of built-in casework for the homeowner to display the travel mementos she collected throughout her career in the airline industry. Removing a fireplace in the center of the house and opening up the floorplan through to the staircase and entryway lets light flood in and allows for water views from across the main living area and kitchen. The exterior of the house received a dose of character with brick, corbels, and a curved eyebrow roof above the front entry, which also gave the home office area its distinctive barrel ceiling. Some rooms never quite find their purpose. That was the case with this space, which had gradually become a combination home office, pantry overflow area, pet zone, and general catch-all for daily life. While it offered plenty of square footage, it wasn’t helping the homeowners stay organized, and valuable storage was scattered between an overcrowded pantry closet and various pieces of furniture throughout the room. Having previously partnered with Drury Design on a kitchen remodel, these homeowners once again turned to Senior Designer Samantha Schoell to help them rethink how their home could better support the way they actually live. What began as a conversation about adding some cabinetry quickly evolved into a comprehensive storage solution — one designed to accommodate everything from groceries and sports equipment to pet supplies and everyday household essentials. Design Objectives: Create Organization: Consolidate pantry overflow, household supplies, and everyday essentials into a single, highly functional space. Support Family Life: Provide dedicated storage for coats, bags, sports equipment, and the routines of an active household. Accommodate Pets: Incorporate thoughtful features for the family’s dogs while maintaining a clean, organized appearance. Maximize Existing Space: Transform an underutilized room without expanding the home’s footprint. Maintain Flexibility: Preserve the room’s long-term versatility and appeal for future homeowners. Design Challenges: Multiple Functions: The room was being used simultaneously as a home office, pantry, storage area, and pet space without a cohesive organizational strategy. Insufficient Pantry Storage: The nearby pantry closet had become overcrowded and difficult to navigate. Visual Clutter: Everyday items, pet supplies, and household necessities lacked dedicated storage locations. Unused Potential: Despite its generous size, the room was not contributing meaningfully to the home’s overall functionality. Balancing Practicality and Style: The homeowners wanted substantial storage without creating a space that felt overly utilitarian. Design Solutions: Purpose-Built Storage Plan: Custom cabinetry was designed to support multiple functions within a unified storage system, allowing the room to serve as a mudroom, pantry extension, household hub, and pet station. Expanded Pantry Capacity: Floor-to-ceiling cabinetry, a secondary refrigerator, and extensive drawer storage dramatically increased food storage and organization capabilities. Hidden Organization: Closed cabinetry conceals household items, sports gear, pet supplies, and everyday clutter, creating a calm and orderly appearance. Full-Room Transformation: Rather than simply adding cabinets to one wall, the design reimagined the entire room, utilizing its footprint to create a true family command center. Furniture-Inspired Cabinetry: Warm wood finishes, decorative hardware, open display shelving, and thoughtful detailing elevate the room beyond pure utility, helping it feel like a natural extension of the home’s design. The most successful remodeling projects often solve problems homeowners have simply learned to live with. In this case, a room that once served several purposes — but excelled at none — was transformed into one of the hardest-working spaces in the home. Today, groceries, pet supplies, seasonal gear, household essentials, and daily routines all have a designated place. Even the family’s dogs were thoughtfully considered, with a built-in resting area integrated into the cabinetry. The result is a room that feels remarkably organized despite supporting countless everyday activities — a reflection of how thoughtful design can bring clarity, efficiency, and calm to the busiest parts of family life.

This client requested that we design her new kitchen space to look and function with her and her family’s usage in mind. She was not happy with her existing kitchen due to builder-grade ceramic flooring, lack of countertop space, poor lighting, inadequate and unorganized storage and the closed off feel of the area. Renovisions resolved all of these issues by designing and building an impressive, transitional styled kitchen; delivering a beautifully well thought-out space that provides a multi-functional approach and meets the needs of this busy and dynamic household. Typically, we encounter challenges in every project, and this was no different. The upstairs bathroom plumbing ran across the entire length of the kitchen sink wall and it was necessary to work with it by moving the plumbing as far up as possible and then building a soffit to hide it. Creating a space that has a more open feel was top of mind for our client. Installing a new wood floor that matched the existing dining room floor helped with this and in addition, warmed up the room. By relocating the refrigerator to the opposite wall and adding a bar area at the end toward the family room, the flow of traffic for family members and guests became more managed. The open floor plan allowed for additional island cabinets to accommodate smart storage and better functionality when prepping meals, sitting to eat or gathering with friends and family. We believe having ample countertop surface space is a critical improvement in any renovation and this particular project now boasts a large countertop area with a stunning wide vein pattern that accentuates the design instead of overpowering it. The soft look of the Blanco Arabescato quartz enhances the space and looks lovely with the white inset styled cabinetry. Beauty and function go hand-in-hand in this kitchen with several exceptional elements such as under-cabinet lighting with dimmers to control the mood light. Glass doors were added to the wall cabinets which flank the wine rack for displaying their decorative glassware and a beverage cooler below provided added convenience and access to cold beverages. The GE Café line of appliances in ‘Slate’ and ‘Stainless Steel’ finishes are a stunning contrast here. The sensational looking decorative marble 6”x6” backsplash tile over the gas range and in the bar area creates nice focal points by creating a unique look for her that family and guests love. Convenient and functional elements were added such as a blind corner pull-out for easier pot/pan storage, a sweep-o-vac under cabinet vacuum system for those constant quick clean-ups, a pull-out caddy under the sink base for storage of cleaning products and a protective mat to collect potential spills. Our client let us know it was time for a change and we listened. She shared a few pictures she loved from a home magazine, we shared our insight and then designed/built the kitchen of her dreams! … A fabulous and functional space.
