An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. We made it our priority to address each of these concerns with transparency, open communication, and a commitment to delivering on our promises. The wife's vision of a small decorative table nearby for her bath essentials added a personal touch, creating a true spa-like experience. ● Modern Comfort and Convenience: The separate toilet and bidet were replaced with a sleek, high-tech smart toilet, fulfilling the husband's wish and adding a touch of modern luxury to their daily routine. ● A Bright and Inviting Shower: The cramped and moldy shower stall was completely transformed. We demolished the existing bulkhead and built a custom walk-in shower with frameless glass, a built-in bench, and a niche for toiletries. The result was a dramatically brighter and more spacious shower experience. ● Storage and Style: A semi-custom double vanity with ample cabinets and drawers was installed, finally providing each of them with dedicated storage and eliminating countertop clutter. This seemingly small change made a huge difference in their daily lives. ● A Calming Atmosphere: We carefully selected a calming spa-like color palette, incorporating muted, neutral tones and high-quality finishes to create a truly relaxing and inviting atmosphere. Navigating the Challenges Together: Renovations rarely go perfectly smoothly, and this project was no exception. We encountered delays with plumbing fixture deliveries, which threatened our timeline. However, by leveraging our established relationships with reliable suppliers, we were able to find alternative solutions and minimize the impact on the project schedule. We also faced a minor setback when the initially chosen grey vanity went out of stock. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. These moments reinforced the importance of open communication and collaboration throughout the process. The Joy of Transformation: The final result was truly remarkable. The transformed ensuite is a testament to the power of thoughtful design and meticulous execution. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. The sandstone-stained maple vanity, topped with a quartz countertop, serves as a beautiful focal point against the muted green walls. Matte black plumbing fixtures, hardware, and accessories add a touch of modern sophistication. The custom frameless shower glass enclosure enhances the spaciousness of the shower, while the smart toilet provides the ultimate in comfort and convenience. Retaining the client’s large, marble dining table while maintaining a cohesive design that aligns with the new kitchen aesthetics. Introducing plumbing into a space previously devoid of such infrastructure. THE RENEWED SPACE Design Solutions: Added a secondary HVAC unit on the upper floor and adjusted the ductwork to accommodate the open layout. Strategically relocated the fridge/freezer to a more functional location in the kitchen and substituted the double oven with an oven/steam oven combination, placed near the kitchen for accessibility yet distanced from heavy traffic areas. Employed wood paneling extensively along the new bar/appliance wall, concealing most appliances while tastefully displaying essential ones. The wall now features a sophisticated ensemble of a wine dispenser, wine fridge, ice maker, refrigerator drawers, and the new oven duo. Meticulously designed the bar/appliance wall to parallel the large marble dining table, ensuring it complemented the table’s grandeur while enhancing functionality. The wall is not only aesthetically aligned with the kitchen’s new look but also offers ample counter space to support dining and social activities at the table. Installed new plumbing lines to support the wet bar and sink installation, ensuring all new fixtures were fully operational and aesthetically integrated into the design without disrupting the room’s overall style. Lakeside Landscape - After

Brian-Kyles Landscapes of Distinction

Stone patio flanked by seasonal landscaping and bronze statues/fountains. Showcased in this project is a “Lakeside Landscape” created for a homeowner who purchased an old vacant lot on the banks of Lake Erie on the near west side of Cleveland. The lot was attractive given its location and potential for lakeside access, yet it presented some major challenges. First and foremost, the lay of the land was unfavorable, dropping 50 feet from the front of the house to the lake in just 175 linear feet. Erosion wasn’t the only concern in this case, as the space also needed to be functional. The result was over 1300 tons of locally-mined sandstone top rock and a strategic placement of each boulder to create a winding grass path to the lake and tiered entertaining spaces. One such space serves as a natural bluestone patio for unparalleled views of the lake, complimented by a decorative fountain sculpted by a local artist. The lower space is used as a secluded fire pit carved into the hillside with a bench overlooking the western horizon to catch the spectacular Lake Erie sunsets. The addition of 34 natural sandstone steps from the top patio to a reinforced concrete break wall meanders through a landscape with over 625 flowering trees, shrubs and perennials. Below the surface is a series of drains, tile, low-voltage lighting, and irrigation, all designed to maximize every square foot of usable space. What began as a cliff ended as a unique lakeside living space used for recreation, entertaining, and more importantly, as a retreat for family and friends alike.

About: Abandoned two years ago by a previous contractor, and overwhelmed by the challenges associated with building an updated porch respectful to this Queen Anne style home, J. Francis Company, LLC was referred to the customer by Maynes & Associates, Architects. Perched at the highest point on the North Side with a panoramic view is where Deb Mortillaro and Mike Gonze make their residence. Owners of the famous Dreadnought Wines and Palate Partners in the Strip District of Pittsburgh, Deb & Mike wanted a porch to use for entertaining & wine tasting parties. Design features include reuse of original porch footers, mahogany tongue & groove flooring, a railing system that compliments the original design yet complies with the code and features a clear coated Cyprus top rail. The original porch columns were most likely stone bases with wood posts that have been replaced with columns to enhance the updated look. The curved corner has been reproduced including a custom-built curved handrail. The whole porch comes together, tying in the red mahogany floor, Cyprus handrail, and stained bead board ceiling. The finished result is a breathtakingly beautiful wrap-around porch with ample room for guests and entertaining. Testimonial: "Our beloved porch had been taken down to be rebuilt for two years before we met the great folks at J. Francis Company. We knew this porch had great potential and all it would take was the right people to make it happen - ones with vision and great craftsmanship. Exterior has elevated slab walkway that connects exterior public zone entrance, to exterior private zone bedroom deck. Deep roof overhangs protects facade from the elements and reduces solar heat gain and glare. Winter sun penetrates into home for warmth. Home is designed to passive house standards. Potentially capable of off-grid use.

By Nancy Erdmann | Photography by Steve Thompson For someone who loves to garden and has done so in many areas of the U.S., taking on the challenge of a rocky, boulder-strewn hillside lot in the Sonoran Desert is something that Carey Bertsch relishes. “I was born in Scotland but grew up in Atlanta, Georgia. My husband, Robin, is from Indiana. We have always loved everything about the Southwest. The sunny, arid climate; the lifestyle; the flora; the fauna—they all resonate with us,” she remarks. As such, the couple, who are based in Colorado, decided to purchase a part-time residence in Arizona. They found a Santa Fe Territorial-style home that’s tucked into the base of a steep slope in North Scottsdale’s Estancia community. Populated with natural boulder outcroppings, the property’s landscape was rudimentary at best. “But we saw the potential and knew it could be so much more,” recalls Carey. She and her husband lived in the house for several years before making any major changes; they recently completed a total exterior remodel.

Our clients in Tower Lakes, IL, needed more storage and functionality from their kitchen. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Advance Design Studio’s Claudia Pop offered functional, creative, and unique solutions to the homeowners’ problems. Our clients wanted a unique kitchen that was not completely white, a balance of design and function. Claudia offered functional, creative, and unique solutions to Chad and Karen’s kitchen design challenges. The first thing to go was soffits. Today, most kitchens can benefit from the added height and space; removing soffits is nearly always step one. Steely gray-blue was the color of choice for a freshly unique look bringing a sophisticated-looking space to wrap around the fresh new kitchen. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. The beautiful and efficient design created by designer Claudia transitioned directly to the installation team seamlessly, much like the basement project experience Chad and Karen enjoyed previously. “We definitely will and have recommended Advance Design Studio to friends who are looking to embark on a project small or large,” Karen said. “Everything that was designed and built exactly how we envisioned it, and we are really enjoying it to its full potential,” Karen said. The goal for this project, as with many kitchens, was to create a more open, inviting and functional space for family to gather and socialize. The challenge that the partially hexagonal space created was however quite unique. Ample functional storage was “a must,” so pull-outs, roll-outs and hidden storage was integrated throughout. Walnut veneered interiors and solid walnut drawer boxes provide a rich finished aesthetic, and tie the tone back to the refinished flooring on the main level. While grey has been all the rage, the custom Grey Stone stain over Alder is anything but ordinary.

The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Enhance existing features while developing new areas: Optimize a workout space for all equipment needs Establish a dedicated children’s space with guest room capabilities Create an integrated bar and entertainment area Retain and incorporate the existing projector setup Design Challenges: Navigate layout constraints in the new workout room due to fixed utility areas. Carve out a distinct space for kids within the open plan. Revitalize an underutilized section of the basement. Elevate the existing big screen area with purposeful design elements. Develop a full-fledged bar area while maintaining kitchen functions applicable for hangout snacking. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. The result is a versatile space that caters to both intimate family time and large-scale entertaining.

This dynamic partnership shaped the direction of the renovation, ensuring that every decision honored the spirit of the original home while aligning with the practical needs of their growing family. Designing within the constraints of the sloped site posed one of the project’s central challenges. The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan. The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat. The reimagined backyard, complete with fire pit and kitchen, now plays a vital role in the family’s daily routine and social life. Outcomes and Lasting Impact The result is a home that balances heritage with contemporary design, technical precision with design sensibility. The redesign not only met the clients’ initial goals but also exceeded expectations in its ability to seamlessly blend past and present, function and beauty, making the outdoor kitchen a favorite gathering place. Beyond aesthetics, the renovation has significantly improved daily life for the family. The newly integrated garage connection has streamlined routines, providing a seamless transition between arriving home, storing belongings, and entering the main living spaces. The expanded primary suite offers a retreat-like atmosphere, creating a private space to unwind at the end of the day. The redesigned outdoor areas have also become an extension of their lifestyle—whether it's casual family dinners around the fire pit, entertaining friends in the outdoor kitchen, or simply enjoying the view from the reimagined backyard. Through a thoughtful and strategic approach, the house has been successfully evolved into a home that remains true to its mid-century modern roots while enhancing livability, functionality, and the overall quality of life for the modern-day owners. Drewett Works

Believe it or not, this award-winning home began as a speculative project. Typically speculative projects involve a rather generic design that would appeal to many in a style that might be loved by the masses. But the project’s developer loved modern architecture and his personal residence was the first project designed by architect C.P. Drewett when Drewett Works launched in 2001. Together, the architect and developer envisioned a fictitious art collector who would one day purchase this stunning piece of desert modern architecture to showcase their magnificent collection. The primary views from the site were southwest. Therefore, protecting the interior spaces from the southwest sun while making the primary views available was the greatest challenge. The views were very calculated and carefully managed. Every room needed to not only capture the vistas of the surrounding desert, but also provide viewing spaces for the potential collection to be housed within its walls. The core of the material palette is utilitarian including exposed masonry and locally quarried cantera stone. An organic nature was added to the project through millwork selections including walnut and red gum veneers. The eventual owners saw immediately that this could indeed become a home for them as well as their magnificent collection, of which pieces are loaned out to museums around the world. Their decision to purchase the home was based on the dimensions of one particular wall in the dining room which was EXACTLY large enough for one particular painting not yet displayed due to its size.
