These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. Designing a spectacular, spacious home that would take full advantage of ocean and salt marsh views on opposing sides of a long, thin slice of sloping land was a challenge embraced. To realize the full potential of the restrictive property, a multi-level structure was designed. Varied rooflines were created to give the home an appearance of being comfortably nestled in the landscape, while enabling the home to remain in proportion with the surrounding properties. Additional living space was gained by pulling the garage closer to the street and building a family room and an expansive deck above. Everfall is set within a pristine 20,000-square-foot property in one of Coral Gables’ oldest and most storied neighborhoods. Here, mature canopy trees, towering palms, and historic architecture define a sense of place often referred to as the “real Miami.” While the residence showcases exquisitely modernized architecture and unobstructed views of Biscayne Bay, the pre-existing garden fell short of its potential. Our design challenge is twofold: to reimagine vehicular and pedestrian circulation in harmony with the site’s topography, and to create a garden that respects and reinforces the character of its historic setting. Circulation was addressed first. The driveway was redesigned to ease steep slopes and form a welcoming motor court that blends hardscape and planting. Pedestrian access was reoriented to highlight the east–west axis, and the former unsightly pedestrian ramp was replaced with platform steps, expansive landings, and lush planting; establishing a tranquil and clearly defined entry sequence. The planting design emphasizes native species along the perimeter and public right-of-way, aligning with the evolving character of surrounding gardens. Within the property, sculptural specimen trees, epiphytes, and lithophytes evoke the feeling of a long-established landscape. A palette of Mediterranean textures and cliff-dwelling Date Palm species were integrated as elegant accents. Color plays a vital role in the sensory experience, introduced through climbing vines and profusely flowering shrubs and groundcovers in shades of pink, purple, and white. Our clients immediately recognized the potential of the home located in a highly sought-after section of Allentown. The dated kitchen needed significant rethinking but our clients knew it could be turned into something beautiful and inspiring. And, indeed, they were right. Busy professionals with an active social life, our clients wanted an inviting space to host both intimate dinner parties and large social gatherings. With this in mind, we worked to reimagine the flow of traffic from one room to another. Extraneous walls and a desk inconveniently positioned in the middle of the main kitchen thoroughfare needed to be removed and tight workspace aisles and narrow passageways demanded widening to help alleviate the problem. In addition to the kitchen’s flow concerns, the dark and dated space needed brightening. The wall between the kitchen and family room was opened up to unite the two spaces allowing more light into both rooms. Windows were also added at the sink wall so the room could be flooded with bright morning sun, while also offering a beautiful view of the park below. All-white cabinetry was selected to help reflect the additional light. An unfortunate challenge of expanding the windows meant there were fewer wall cabinets to store dishes. We turned to the island where we installed large dish drawers featuring wood pegged interiors. We also relied on wall-to-counter cabinets for additional storage to help keep the room clutter-free as appliances were neatly tucked behind doors. A new, built-in pantry was also added. The finished kitchen unites traditional with today and elegance with comfort to ensure perfection. By Nancy Erdmann | Photography by Steve Thompson For someone who loves to garden and has done so in many areas of the U.S., taking on the challenge of a rocky, boulder-strewn hillside lot in the Sonoran Desert is something that Carey Bertsch relishes. “I was born in Scotland but grew up in Atlanta, Georgia. My husband, Robin, is from Indiana. We have always loved everything about the Southwest. The sunny, arid climate; the lifestyle; the flora; the fauna—they all resonate with us,” she remarks. As such, the couple, who are based in Colorado, decided to purchase a part-time residence in Arizona. They found a Santa Fe Territorial-style home that’s tucked into the base of a steep slope in North Scottsdale’s Estancia community. Populated with natural boulder outcroppings, the property’s landscape was rudimentary at best. “But we saw the potential and knew it could be so much more,” recalls Carey. She and her husband lived in the house for several years before making any major changes; they recently completed a total exterior remodel.

The owner of this 1960s, low-slung house challenged Board & Vellum to give it a major overhaul. Located across from Puget Sound, the house already had a lot to offer but the dated style, low ceilings, tight spaces and interior walls that blocked Sound views kept it from fulfilling its full potential. Board & Vellum gutted and reimagined the whole house, giving it a more traditional style. The interior—previously quite dark, thanks to brick- and wood panel-clad walls—was transformed with white trim, bright detailing (such as the hand-glazed tile in the kitchen), and plenty of built-in casework for the homeowner to display the travel mementos she collected throughout her career in the airline industry. Removing a fireplace in the center of the house and opening up the floorplan through to the staircase and entryway lets light flood in and allows for water views from across the main living area and kitchen. The exterior of the house received a dose of character with brick, corbels, and a curved eyebrow roof above the front entry, which also gave the home office area its distinctive barrel ceiling. The winding walkway (complete with stone stairways) from the house down to the lake is decorated with large boulders and perennial plants for both beauty and erosion control (as seen from the break wall.) Showcased in this project is a “Lakeside Landscape” created for a homeowner who purchased an old vacant lot on the banks of Lake Erie on the near west side of Cleveland. The lot was attractive given its location and potential for lakeside access, yet it presented some major challenges. First and foremost, the lay of the land was unfavorable, dropping 50 feet from the front of the house to the lake in just 175 linear feet. Erosion wasn’t the only concern in this case, as the space also needed to be functional. The result was over 1300 tons of locally-mined sandstone top rock and a strategic placement of each boulder to create a winding grass path to the lake and tiered entertaining spaces. One such space serves as a natural bluestone patio for unparalleled views of the lake, complimented by a decorative fountain sculpted by a local artist. The lower space is used as a secluded fire pit carved into the hillside with a bench overlooking the western horizon to catch the spectacular Lake Erie sunsets. The addition of 34 natural sandstone steps from the top patio to a reinforced concrete break wall meanders through a landscape with over 625 flowering trees, shrubs and perennials. Below the surface is a series of drains, tile, low-voltage lighting, and irrigation, all designed to maximize every square foot of usable space. What began as a cliff ended as a unique lakeside living space used for recreation, entertaining, and more importantly, as a retreat for family and friends alike.

Our clients in Tower Lakes, IL, needed more storage and functionality from their kitchen. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. The original idea was to update the tile floor and the tub. That’s it. A further discussion of wants and needs revealed intentions for an eventual larger shower and an improved vanity storage. It made sense to map out the possibilities and design our update with potential next steps in mind. The process was exciting, ultimately leading to the decision to do a full primary bath remodel. Design Objectives: -Maintain existing locations for all major bathroom functions -Make the shower larger and more open -Use luxurious materials throughout -Improve vanity storage and define accessories for specific items -Incorporate luxury shower fixtures -Include the latest technology Design Challenges -Enlarging the shower in a typical rectangular shape would block the view and light from the alcove windows behind the tub -Logical placement of the built-in shower caddy and all shower components in accordance with how and where they were to be used -Keeping the long, back wall free from any shower modules to maintain the decorative tile design -Combining the owner’s existing smart home system with a comprehensive shower system -Planning cabinetry for hidden storage and use for various small appliances and make-up -Integrating expensive shower wall tile with less expensive wall tile for aesthetic and budget purposes -Incorporating special design features to balance the highly decorative shower tile Design solutions: -A clipped corner was planned for the shower bench seat – this allowed for a larger glass wall. The glass wall at the angled bench also brought more natural light into the shower -Thoughtful shower space design prevented the crowding of features – the shower caddy and handheld shower head were placed on the full-height wall by the shower bench, the regular shower head and body sprays remained on the opposite wall, and the rain head was placed in the center of the shower -A multi-port DTV system was installed, providing control of all shower components, including chromotherapy and music inside and outside the shower -The lavish water-jet stone and glass decorative tile was paired with a less-expensive glass tile found in the mosaic -Pull-out grooming organizers and electrical docking stations were incorporated into the cabinetry Additional storage was created in the lower corner cabinet The homeowners are thrilled with their new primary bathroom. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. We demolished the existing bulkhead and built a custom walk-in shower with frameless glass, a built-in bench, and a niche for toiletries. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. The transformed ensuite is a testament to the power of thoughtful design and meticulous execution. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. The sandstone-stained maple vanity, topped with a quartz countertop, serves as a beautiful focal point against the muted green walls. Matte black plumbing fixtures, hardware, and accessories add a touch of modern sophistication. The custom frameless shower glass enclosure enhances the spaciousness of the shower, while the smart toilet provides the ultimate in comfort and convenience.
