These are returning clients of Sosna, who purchased a condo built in 2009 to be their forever home to enjoy now that they are retired . Although the area and views are beautiful, the condo felt small, dark, and dated. The layout was also not functional, and had a lot of wasted space. They wanted the space to fit their lifestyle and feel like it was their own.
Having worked with Sosna previously, they knew they could put their full trust in Sosna. During the renovation, they were able to visit their cottage and relax, knowing their home was in good hands. In the Kitchen and eating area, we kept the existing footprint, but installed plenty of new cabinetry to provide much more functional storage, ensuring every square inch of the space was used to its full potential as a useful space. A white marble countertop and lower cabinetry made the space feel bright and open.
In the Master Bathroom, we re-worked the layout to allow for a larger, more functional and luxurious shower with a built in seat and nooks. During the design phase, we noticed that our clients had been hang drying clothing using a small rack in the bathtub. New hanging rods were installed above a new bathtub to provide a more functional solution for hang drying clothing that did not require having to move drying racks in and out of the space when needed. Beautiful patterned floor tiles were accented as well in the shower nooks to tie the bright new space together.
The Guest Bathroom was dark and dated. We were able to give it a welcoming facelift, giving it a more open and airy feel and a pop of colour in the shower.
Finally, we replaced the previously mismatched laminate flooring throughout the home with a darker vinyl flooring, all flowing in the same direction to provide a seamless and cohesive flow throughout the home, not to mention easy maintenance!
In the end, our clients were delighted with the care and quality of work put into their home, as well as the ease of the process from design to completion.

After serving as a rental for some time, this home was ready to be reclaimed by its owner and her son.
Gutting “back to the studs” was an understatement for this one. This transformation involved replanning everything; including the roof, the HVAC system, the entire plumbing system, and relocating the side entrance and staircase to the back of the house. Only the subfloors, the exterior framing structure, and the brick remains from this original 1940’s-built bungalow.
When we’re renovating an old structure, we’re bound to find some surprises. This renovation did not disappoint! From basement to roof, we found more than a few, shall we say, potentially catastrophic surprises along the way.
Let’s start with the basement. The homeowner wanted to update the basement and make it a usable living space for her adult son as well as a spa with a sauna for her. This required bringing the 6 foot ceiling height up to code at 7 feet. To do this, we had to re-think the HVAC system that was in the basement ceiling. When we opened up the basement ceiling to remove the HVAC supply and return trunks, we discovered asbestos! The asbestos had to be removed before we could dismantle and remove the HVAC system.
For the main floor, when we were replanning the existing 2-bedroom layout to create two master bedrooms each with their own ensuites, we looked at the possibility of removing the main load-bearing wall. But our investigations led to the discovery that the load bearing wall was not lined up with the roof or the basement load points, so the load of the house was not continuous throughout. This was a disaster waiting to happen. And as we found out, this lack of alignment was causing major issues with the roof when we went to replace the shingles. We discovered portions of the roof truss in very poor condition, literally moments away from giving out. These were replaced and other truss components were fortified before we went on to re-shingle the roof and replace all the soffits and eavestroughs.
Once the structural and space planning elements were sorted out, we could turn our focus to helping this homeowner select the finishes she and her son wanted for their new spaces. She wanted white all the way, and he wanted bold colours. You will see these color choices reflected in their private bathrooms as well as in the upper kitchen and living area that she will mostly use, and the basement entertainment area that he will mostly use.
To round out the personalization of this made-new-again home, we converted the basement into an entertainment center with a bar for her son, and a sauna and third full bathroom with a jacuzzi tub for a spa-like feel for her.
Without having to build from scratch, this homeowner got the custom home of her dreams.

VICTORIAN LAKEFRONT BEFORE & AFTER
This neglected Victorian on the waterfront in Hudson was a perfect example of a diamond in the rough. But its new owners recognized its potential and (lucky for us) we were hired to redesign the main floor. Everything was replaced, from the uneven and mismatched floor boards, to the dilapidated, rickety old staircase. Not to mention, new windows, sexy new hot water heaters imported from England., a new kitchen and main floor bathroom. The entire house was painted Moonshine by Benjamin Moore - a watery blue-grey colour which works perfectly with all the wood and white trim. The kitchen was gutted and reconfigured to optimize the fantastic water views allowing the owners to relax at their new island (with soapstone counters). The beautiful blue backsplash tiles make this traditional white kitchen anything but boring. And we painted the adjacent dining room ceiling the same deep blue colour to add impact.
Our clients had travelled all over the world for work before returning to Montreal, and their art collection, geological artifacts, wool rugs and assortment of wood furniture (collected in Chile, Mexico and Arizona to name a few places) give this updated Victorian a lived-in, eclectic look. We added some unexpected lighting with a nod to the Victorian age throughout and the back room, once the exterior porch, is now a the perfect retreat to relax, hold book club meetings or just enjoy the views from the elegant new furniture or the newly reupholstered family heirloom bench.

The architect and designer Guy Derwent was approached by his client with a clear and compelling brief: to completely transform a grand Victorian terrace house they were planning to renovate. The client envisioned something far beyond a standard renovation – this was to be a bold and dramatic reimagining of a family home that could grow with them over time.
With the property having remained largely untouched for more than fifty years, the architects saw an opportunity to unlock its potential and deliver a contemporary design that would contrast beautifully with its Victorian heritage.
The existing layout consisted of a series of small, disconnected rooms to the rear of the house. To respond to the client’s need for openness and flexibility, the architect proposed a radical restructuring of the ground floor:
The rear rooms were completely removed
Suspended timber floors were lowered by up to two metres to align with the garden
Two bold extensions were added
The first extension filled in the side return with a London stock brick facade and a glazed roof, while the second – a striking black steel and glass pavilion was glazed on three sides and placed along the garden elevation.
This new pavilion redefined the building’s relationship with the garden. Its steel-framed glazing created a seamless dialogue between interior and exterior, offering a sense of immersion in the surrounding landscape.
At the heart of the plan sits a dramatic, five-metre-tall dining space that acts as a transition from the original entrance hall into the new addition. A large, circular cast-glass window, framed in steel, provides a visual and spatial link between old and new, allowing light and movement to travel through the depth of the home.
Throughout the project, a series of black metal elements were introduced as sculptural interventions – each marking moments of transformation within the house. These included the bespoke steel framed circular window, a custom metal staircase, a cylindrical support column, and the striking steel and glass garden pavilion. Together, they formed a coherent architectural language that underscored the project’s bold intent.
Our steel windows and doors played a vital role in delivering the project’s vision. The architects chose steel for its refined sight lines and distinctive material character, which helped bridge the gap between the historical context of the building and the bold new additions.
The black steel frames provided a crisp contrast to the pale London stock brick and added definition to the glazed pavilion, reinforcing the sense of architectural precision. In particular, the fine steel profiles of the garden room allowed the extension to feel both lightweight and immersive, blurring the boundary between the house and its garden.
The architect drew inspiration from the Bauhaus Movement, particularly the work of Walter Gropius, whose approach to functional beauty and industrial materials informed the design of the garden pavilion.
Here, our glazing system was used not just for transparency, but as an expressive architectural element. The carefully proportioned panels help to conceal the roof thickness and reinforce the pavilion’s industrial yet abstract character – a deliberate nod to product design and modernist detailing.
Sustainability was an important factor in the selection of materials. Our steel systems, made from 99% recycled content and 100% recyclable, aligned with the project’s broader environmental goals.
The architects noted that this commitment to material longevity and circularity was central to their decision to use steel. The durability and recyclability of the windows and doors ensured the project met both aesthetic and ethical criteria.
This London terrace house now stands as a celebration of contrast – between heritage and innovation, solidity and transparency, tradition and transformation. Our steel windows and doors were not simply components; they were essential tools in crafting a home that is as bold and expressive as it is functional.
The result is a home designed for modern family life, where light, space, and materiality come together in perfect harmony.

Earlier this summer I was called out to this job in the garden of a house in the city of Ely to inspect a freshly laid porcelain tiled patio with grout haze issues. The builder who had installed the patio hadn’t removed all the grout from the textured surface of the tile before it had dried. This was probably due to the hot weather which reduces drying times and has caught many tilers out. Multiple repeat visits by the builder trying followed who spent countless hours trying to remove the grout haze, unfortunately due to the textured surface of the tile he was unable to remove it and the patio was left looking awful.
Like the builder we are increasingly finding modern grouts, which although more durable, are very difficult to remove. Fortunately belonging to the Tile Doctor network, I had already been made aware of this problem and was able to offer a solution.
I arranged to pay the property a visit to demonstrate a potential solution and quote for resolving the issues. Even though the grout haze was indeed difficult to remove it wasn’t impossible if you know how. The demonstration came out well and relieved that they had finally found a solution to the problem booked me in to get the work carried out.
On my return I started with the application of a strong dilution of Tile Doctor Grout Clean-Up. This product is ideal for removing grout haze or smears as they often referred to; however, being acidic we don’t recommend it for use on every surface so if your using it yourself do check the label first. I left it to soak in for ten minutes before being agitated with a black scrubbing pad fitted to a rotary buffer
The weather was good, so it wasn’t a problem working outside and once all the grout smears were removed, I finished off by giving the whole patio a high-pressure rinse. I use a van mounted rinse/extraction system for this that applies warm water at high pressure onto the patio to dislodge dirt and then extracts the waste into a separate tank in the vehicle. It was an expensive investment but makes light work of jobs like this.
It took around four to five cleans to complete the job, by the late afternoon the grout haze was gone, and the porcelain patio looked completely transformed. It was quite a warm day, so the patio soon dried allowing my client to use it later that day. I should mention that this variety of Porcelain tiles were not the micro porous type and therefore did not need to be sealed.
Relieved the problem was finally resolved and happy with the result my client left the following feedback:

It is exciting that warm weather is on the way. I know that it’s not likely you’ll be thinking about turning on your fireplace. But it is the time to be thinking about getting it checked and get any type of repairs done now so you can enjoy it when the weather cools off.

The chimney cap is a critical component to the chimney. It protects from debris, animals, water, snow, and wind from entering the chimney - Every chimney needs a chimney cap for the same reasons every home needs a roof! There’s another benefit many don’t consider...
If you have a woodburning fireplace, sparks can go up the chimney flue and reach the outside causing a potential fire on the roof or any dry debris such as leaves and grass. The chimney cap also has spark inhibiting components that prevent the sparks from exiting the chimney cap.

Mortar is the filling in between the bricks or stone in your chimney. Masonry or tuckpointing is the repair made by a masonry professional in order to build or fix the deterioration or missing mortar in between the bricks or stone.
