The combination of the requirement of modern, minimalist space and cool tones along with creative elements from his son's personal hobby of playing Lego has created a unique living space, both reflecting the owner's own personality and meeting the needs of living and personal preferences. This is the foundation for creating a real home, where each member of the family feels content and peaceful every time they return.
The project uses the main tone of industrial wood painted in dark gray, white and dark veneer. Versatile combination with other modern materials such as smoke glass and artificial stone,... We received a request to renovate Victorian tiled hallway floor at a house in the London borough of Harlesden NW10. My client had modernised the heating system and this unfortunately required a section of the tiled flooring to be dug up so new pipework could be laid.
After speaking on the phone, I arranged an initial visit to the property so I could properly assess the work required and provide a price for restoring the floor. During my visit I could see there was another section of missing tiles at one of the door thresholds which would need attention. Except for the missing sections of floor I could see that the tiles themselves were in good condition for their age and would respond well to a deep clean and fresh seal.
I was confident on being able to source matching replacements for the missing tiles and reassured my client that we would be able not only repair the floor but also renovate it to a good standard. I gave them a price to do the restoration which they were happy to accept, and the work was booked.
After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match.
With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling.
The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted.
The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum.
It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues.
Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum.
Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer.
I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish.
This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp.
Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring.
For the aftercare of sealed Victorian tiled floors, I recommend Tile Doctor Neutral Cleaner, it’s a mild day to day cleaner with a neutral pH that won’t damage the sealer. Many of the tile cleaning products you find in supermarkets are simply too strong.

This hallway floor was actually at a house in the town of Stamford which is just over the northern border of Northamptonshire and slightly out of my area; however I was recommended to the owner by another client which is always welcome and a testimonial in itself. I work right across the county so it wasn’t long before I was in the general area and arranged a visit to carry out an inspection of the Victorian Quarry tiled floor and provide a quote for a full restoration.
The owner of the house had just moved in recently and although the floor was in good overall physical, it was in need of a thorough clean and new seal to bring back some life to the tiles. Additionally she was having lots of other building work done to the house and she wanted to retain this as an original feature of the property. My quote was accepted and I was able to book the work in for the following week.
These first photos show how dull the floor looked due to a build-up of builder’s dust and general wear and tear. They also show some of the equipment needed to undertake the following cleaning process.
I used a brush and vacuum to remove as much loose debris and dust from the surface of the floor as possible. I then applied a strong dilution of Tile Doctor Pro Clean to the floor which is a strong alkaline cleaner which can also be used to remove sealers; the solution was left it to dwell for roughly ten minutes before agitating it with scrubbing pads and brushes to remove the muck that was lifted to the surface. This was then wet-vacuumed twice to remove all the slurry and neutralise any chemicals.
As it was such an old property I then used a steamer to heat up the tiles and draw up any contaminants and assist with the drying process. I also chose to install two fans and a dehumidifier to dry the floor even further.
With the cleaning process complete – and achieving a marked difference to the appearance of the floor – I left the tiles to finish drying for 24 hours.
Upon my return to the house, I checked for any excess moisture by running damp tests as this has the potential to affect the performance of the sealer. Once satisfied with the results, I sealed the floor with two coats of Tile Doctor Colour Grow, a colour enhancing sealant which offers both a robust surface seal and an aesthetically pleasing finish.
I also carried out water repellency tests to ensure the sealer was working as expected and the floor had sufficient protection and will be hard-wearing for a hallway which is a high traffic area.
On my client’s return to the house she was very happy with the final results – in fact, she was also in contact about some further work in the New Year!

The owner of this house in Chaplefields near Coventry had bought this property as an investment and was keen to improve its appearance. As part of this work he had lifted the vinyl tiles in the hallway and discovered a lovely Edwardian tiled floor. Unfortunately, whoever had laid the Vinyl tiles had decided to use Tar as an adhesive and this had left a black mess all over the floor.
Realising the potential value an original feature such as this could add to the property he was keen to restore the tiles but not so keen to deal with the Tar, so we were asked to deal with the problem and restore the floor as close to its original condition as possible.
To get the tiles clean and remove the horrible tar I applied a strong dilution of Tile Doctor Remove and Go, which as its name suggest is great for removing coverings from tiles. I applied the Remove and Go with a mop, left it to soak in for a few minutes and then worked it in using a rotary machine fitted with a black scrubbing pad. The soil was extracted off the floor using a wet and dry vacuum and then the process repeated until I was happy all the tar was gone.
I then gave the tiles an acid wash using Tile Doctor Acid Gel; this serves to break down alkaline mineral deposits such as cement and grout smears, it also counters any efflorescence problems which can be an issue with these old floors where no damp proof membrane has been installed.
Finally, the floor was given a rinse with clean water and a steam clean to remove any trace of cleaning products and to neutralise the tiles in preparation for sealing.
I left the floor to dry off overnight and returned to the property to seal the tiles the next day. To seal the tiles, I used three coats of Tile Doctor Seal and Go which is a water based sealer that leaves a subtle sheen finish and being water based doesn’t leave a smell as it dries. The sealer will provide durable protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come.
The floor now looks fantastic and gives a great impression when you come into the property which is exactly what the owner wanted.

Not too long ago, I was called up to the harbour town and seaside resort of Ilfracombe, situated on the North Devon coast. Ilfracombe is a historic area within Devon, with the Celts having first settled on its hilly plains during the Iron Age.
My client asked me to take a look at a Quarry tiled floor which was in need of a serious amount of cleaning. This largely due to the fact that there were dozens of layers of old sealer on the floor which had been left untouched from many years previously, as well as a significant build-up of general dirt and muck.
In order to give this floor a thorough cleaning, I needed to use a strong combination of products, namely NanoTech HBU Remover mixed with Tile Doctor Remove & Go. Nanotech HBU is a heavy build-up remover which uses nano-sized particles to penetrate below tough stains, and lift them out of the stone, whilst Remove & Go is a multi-purpose stripper that provided additional help in removing the many layers of sealer left on the floor. I applied the solution to the floor and left it to dwell for 40 minutes, before using a Polybrush to work it into the Quarry tiles.
Since the floor really was in dire need of a deep clean after years of neglect, I also used a black buffing pad attached to a buffing machine, as well as a steam machine to make sure I removed as much of the old sealer and dirt as possible. This was slow and painstaking work, but it was worth it to get the Quarry tiles back to looking their best again. Once this was complete, I rinsed the floor several times before leaving it for a few days to dry before sealing.
On my return visit, the floor was dry enough to commence sealing. It was important that the floor was dry and any excess moisture had evaporated because it has the potential to compromise the sealer as it cures leading to unexpected results. My sealer of choice was Tile Doctor Seal & Go, a sealer which is suitable for use on internal unsealed, porous surfaces including textured Quarry, Slate, Victorian tile and several others. I carefully applied several coats allowing each coat to dry before applying the next to provide a subtle low-sheen finish that will help protect the surface from stains in the future.
The results were excellent, especially considering that the floor had evidently not been treated to a proper clean for many years.

Victorian tiles are very hard-wearing and historically a popular choice for heavy traffic areas such as hallways. Still popular today they are nonetheless like most tiles and can become ingrained with dirt over time.
This particular floor, located in a property in the old market town of Tewkesbury is a good example of a floor that was in good physical condition, but heavily ingrained with dirt due to a lack of regular maintenance. At a loss for how to remedy the situation by themselves, the property owner asked me to pay a visit to restore the tiles back to their best possible condition.
In this particular scenario, I opted to mix and apply a solution of different cleaning products from our professional range, each serving a different purpose. These products were Tile Doctor Pro Clean, Tile Doctor Remove and Go, and Tile Doctor NanoTech HBU. Remove and Go serves the purpose of stripping away any old sealer on the tiles, while Pro Clean is an alkaline cleaner that reliably removes dirt and staining. NanoTech HBU is a particularly powerful cleaner which utilises nano-sized particles to penetrate deep into the pores of the stone, get underneath difficult stains and lift them out.
I spread this potent solution across the length and width of the tiled hallway and left it to soak for approximately 10 minutes, before using a black scrubbing pad fitted to my buffing machine to give the tiles a deep scrub. Next, I rinsed the soiled solution away and neutralised the chemicals with plain water, before extracting any residue using a wet vacuum. I repeated the cleaning process several times to achieve the best results possible, and I also employed the aid of a steam cleaner to spot clean any particularly stubborn marks.
Cleaning the floor took two days in total. At the end of the second day, I gave the floor a thorough and final rinse before leaving it to dry completely overnight. The next day, I returned to the property to seal the floor after checking the floor was dry. Ensuring before sealing that the floor is completely dry is crucial – even the smallest quantity of moisture remaining can potentially cloud the sealer and damage its performance.
My choice of sealer was Tile Doctor Colour Grow, an impregnating sealer that penetrates and fills the pores of the tile to prevent trapped dirt and makes regular cleaning much easier. Colour Grow is a great choice of sealer for Victorian tiles because it really enhances the colourful patterns which are characteristic of this type of tile.
My customer was very impressed with the service and remarked on the huge improvement to the appearance of the floor. You can see this for yourself – just take a look at the before and after photos!

The entire house was painted Moonshine by Benjamin Moore - a watery blue-grey colour which works perfectly with all the wood and white trim. The kitchen was gutted and reconfigured to optimize the fantastic water views allowing the owners to relax at their new island (with soapstone counters). The beautiful blue backsplash tiles make this traditional white kitchen anything but boring. And we painted the adjacent dining room ceiling the same deep blue colour to add impact.
Our clients had travelled all over the world for work before returning to Montreal, and their art collection, geological artifacts, wool rugs and assortment of wood furniture (collected in Chile, Mexico and Arizona to name a few places) give this updated Victorian a lived-in, eclectic look.
