BEFORE - The primary objective of this project was to enhance the layout of the ground floor and expand the kitchen area. Similar to many single-family cottages constructed before the 2010s, the typical ground floor layout consisted of a kitchen, formal living room, formal dining room, dinette, vestibule, and a den. However, in recent years, the demand for formal spaces has waned while the desire for larger and more practical kitchens has significantly increased. To achieve this goal, we embarked on a project that involved demolishing the wall separating the existing kitchen from the formal dining room. This allowed us to expand the kitchen into the former formal dining room space. We relocated the dining room to what was previously the formal living room, effectively eliminating the need for a formal living room. The result is a new kitchen with significantly enhanced storage and prep areas, making it much more functional.

This sustainable project was completed on a private 80 acre view parcel in the hills above Corralitos, CA. The owners were drawn to us through the Green Building link on our website and after an initial meeting, hired us to manage the preliminary feasibility studies, site work, design and eventual construction. With this type of project, we start at the beginning; making sure that development on the site is both possible and practical before we spend a lot of our client’s budget on plans that may not be suitable. After we determined that building on the property would be permitted by the Santa Cruz County Building and Planning Departments, we completed several feasibility steps that included: •A geologic review • Percolation test (for septic) • Water well probability analysis • Grading analysis • Biologic review • Site survey and topographic mapping • Earthquake zone and archeological clearances With these steps finished, we set up interviews with several local architects that we partner with to find the one that was most appealing to our client. The owners were integral to the process and agreed with our choice of Daniel Silvernail, Architect. He impressed the clients with his gracious nature and open attitude; welcoming feedback and the preferences they had throughout the design process. In addition to being very reasonably priced, Mr. Silvernail quickly gave his attention to the preliminary design plans. After client reviews and approval the full architectural and construction blueprints were finished. We had the complete ready-to-submit-for-permit documents in less than 10 weeks; this included structural engineering, energy calculations and Green Building ratings. We were all impressed by his professionalism throughout the design and building process.

They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury. Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort. I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.” I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties. I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!” Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could. You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?) From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom. Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper. Rather, our goal was to take what was already there and make it better, more like them. Using functionality first, we focused on giving the house a soothing, joyful aesthetic. We upped the chic factor by a gajillion and helped them find their ‘happy’ at home. The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

This is our first time decorating a house. Starting from knowing nothing at all to now having the hard decoration completed, we have experienced every emotion along the way—anxiety, doubt, tiredness, hesitation, joy, satisfaction, and touch. We learned and explored on our own, and bit by bit, we finished decorating our home. We’ve accumulated so much experience in this process, and now we want to share it, hoping it can be of a little help to all of you who are doing your own home decoration. Preparations in Advance 1、Clarify your own ideas: Whether you are looking online, talking to designers, or copying ideas from friends' homes, you should have a clear vision of what your home should look like before designing—such as the style, color scheme, and elements to be used... It is crucial to avoid wanting to install everything that looks good in others' homes in your own. This way, you can clearly put forward your requirements during the design and decoration process, and also avoid frequent revisions to the plan, which may lead to unnecessary rework. 2、Understand your own needs: You need to first figure out the needs of your family, such as how many people live in the house permanently, how many rooms are needed, everyone's living habits, and daily preferences... A home is always for living in, so functionality is always the most important. It is best to list these needs and give priority to meeting them during the design and decoration. This way, you won't find out after decoration that many necessary things are missing, while a bunch of installed things are useless. 3、Determine your budget: There are ways to decorate with more money, and also ways to do it with less. No matter how much money you have, the decorated house can be both beautiful and practical. Therefore, it is essential to decide exactly how much you want to spend on decoration. In every link, such as designing the plan, making a budget table, selecting materials, and construction, you should act in accordance with your own budget. 4、Understand the advantages and disadvantages of your house: There is no perfect house in the world, and every house has its pros and cons. Your design plan should avoid its shortcomings and amplify its advantages. I once wrote an article about the drawbacks of my house ("My house is not perfect, but I still want to find ways to save it"), so we figured out solutions to these problems during the decoration. 5、Learn as much decoration knowledge as possible in advance: Although you can pick up this knowledge in the subsequent decoration process, it is better to learn more beforehand. This will make you much more calm when facing problems. 6、Know your strengths: Before decoration, you must be clear about what you are good at and what you are not. If you are good at design, do the design yourself; if you are skilled at bargaining, go buy building materials on your own; if you have strong hands-on ability, you can even do the decoration and repairs yourself... During the decoration process, you should focus on what you are good at, and leave what you are not good at to others.

It started with guiding the clients through selecting the perfect stone, materials, color palette, plumbing fixtures, and other essential elements. I worked closely to tweak the cabinetry and millwork designs to reflect their unique style while ensuring functionality. For this ensuite transformation, I began by meticulously planning the execution—creating a detailed budget, timeline, and schedule—and selecting the best skilled teams to deliver an upscale result. From complete demolition to rebuilding from the skeleton, I was on-site every single day, ensuring every design detail was executed to perfection.

Brunswick Parlour transforms a Victorian cottage into a hard-working, personalised home for a family of four. Our clients loved the character of their Brunswick terrace home, but not its inefficient floor plan and poor year-round thermal control. They didn't need more space, they just needed their space to work harder. The front bedrooms remain largely untouched, retaining their Victorian features and only introducing new cabinetry. Meanwhile, the main bedroom’s previously pokey en suite and wardrobe have been expanded, adorned with custom cabinetry and illuminated via a generous skylight. At the rear of the house, we reimagined the floor plan to establish shared spaces suited to the family’s lifestyle. Flanked by the dining and living rooms, the kitchen has been reoriented into a more efficient layout and features custom cabinetry that uses every available inch. In the dining room, the Swiss Army Knife of utility cabinets unfolds to reveal a laundry, more custom cabinetry, and a craft station with a retractable desk. Beautiful materiality throughout infuses the home with warmth and personality, featuring Blackbutt timber flooring and cabinetry, and selective pops of green and pink tones. The house now works hard in a thermal sense too. Insulation and glazing were updated to best practice standard, and we’ve introduced several temperature control tools.
