Light, bright and inviting, a beautiful entertainer’s kitchen that combines modern features with beachside characteristics. The open-plan layout connecting with a long Island bench, perfect when you need extra space to prepare a meal, it doubles as casual dining space for guests to eat around or enjoy a glass of wine while having a chat. Striking pendant lighting draws the eye towards the spectacular white profile joinery, that actually works to reflect natural lighting and maximise window views. The blue tone acts as a sophisticated backdrop, a statement against the stone countertop leading up and into the splash back, engineered stone in Casablanca form Stone Ambassador helps to open the space and creates the illusion of a larger area. White leather bar stools are a great casual seating option, and a contrast to the "Dulux Sharp Blue” colour palette used on the Island cabinetry. Smartly positioned bar is a nice addition in this entertainer's space, creating an elegant and also practical storage solution, kept away from plain sight but nearby and handy when situations call for a celebration or a relaxing sip before bed. This cleverly designed area is complete with wine fridge, wine rack and shelves for storage.
The Ultimate adjoining laundry flowing directly from the kitchen, it’s vital that the design is both practical and functional.
Materials continue into this space with the exception of the splash back, the use of textured tiles in a herringbone pattern adds an extra eye-catching element to this desirable laundry space.
Ample storage is necessary in your laundry, this space includes a combination of cupboards, overhead, drawers and bench top space, and the inclusion of tall cupboards allowing you to store brooms, mops and vacuum cleaners out of sight.
Elements of blue that echo the outside connecting the kitchen and garden, allowing a free- flowing design and plenty of natural light, throw open the doors and straight onto the pool.

Bringing this condo’s full potential out with modernization and practicality took creativity and thoughtfulness. In this full remodel we chose matching quartz countertops in a style that replicates concrete, throughout for continuity. Beginning in the kitchen we changed the layout and floorplan for a more spacious, open concept. White shaker cabinets with custom soffits to fit the cabinetry seamlessly. Continuing the concrete looking countertops up, utilizing the same quarts material for simplicity and practicality in the smaller space. A white unequal quartz sink, with a brushed nickel faucet matching the brushed nickel cabinet hardware. Brand new custom lighting design, and a built-in wine fridge into the peninsula, finish off this kitchen renovation. A quick update of the fireplace and television nook area to update its features to blend in with the new kitchen. Moving on to the bathrooms, white shaker cabinets, matching concrete look quarts countertops, and the bushed nickel plumbing fixtures and hardware were used throughout to match the kitchen’s update, all for continuity and cost efficiency for the client. Custom beveled glass mirrors top off the vanities in the bathrooms. In both the master and guest bathrooms we used a commercially rated 12”x24” porcelain tile to mimic vein cut travertine. Choosing to place it in a stagger set pattern up to the ceiling brings a modern feel to a classic look. Adding a 4” glass and natural slate mosaic accent band for design, and acrylic grout used for easy maintenance. A single niche was built into the guest bath, while a double niche was inset into the master bath’s shower. Also in the master bath, a bench seat and foot rest were added, along with a brushed nickel grab bar for ease of maneuvering and personal care. Seamlessly bringing the rooms together from the complete downstairs area, up through the stairwell, hallways and bathrooms, a waterproof laminate with a wood texture and coloring was used to both warm up the feel of the house, and help the transitional flow between spaces.

Concept- Modern Luxury
If you are thinking of revamping your bathroom or designing an interior, try modern luxury. But, of course, as time moves forward, everyone wishes to adapt to modern times. So then why do only others have all the fun?
We bring you a full-pack luxurious bathroom. Everything you were looking at in your bathroom concept is right here.
Modern luxury is concept-driven from the user's perspective. But, as we know, modern designs never go out of fashion, and modern design makes you stand out.
Once you enter into the space, you will experience the subtleness and luxurious aura altogether.
Unique interior, stylish vanity units, and modern toilet models make it possible to achieve the "perfect luxury bathroom concept."
In case you wonder, what will you get in one concept? It is natural to have doubts in mind. So here are the six stunning elements in design that bring the best in spaces.
Stunning Design Elements
It never happens that only one thing makes everything possible. Instead, there is a contribution of every element in the design. Thus, the following are the stunning elements in the design concept:
Bathroom Vanity
● The name is Elizabeth (EL 4099), a floor-mounted vanity with elegant essence.
● The vanity has three components that contribute to the user-friendly design. It includes the main cabinet, mirror plus shelf, and basin.
● The body of the cabinet is made up of plywood. In addition to this, the frame of the cabinet comes with stainless steel material.
● Blend of black coated stainless steel, and wooden touch brings the best in the design. The ceramic basin has an intriguing factor. The combination of mirror and shelf is designed according to the user's need.
● Functions: The bathroom vanity gives enough room to store all the hygiene products, toiletries, and some medications. Enough room in the bottom cabinet to place towels, hand towels, and cleaning cloths. The vanity is being designed such that it can have multiple uses. The shelves allow us to place personal items in the order and out of sight.
Premium Sanitary ware
● Stunning wall-hung sanitary ware of modern style enhances the rhythm in the space. Simple and sophisticated style.
● Fauna wall-hung (WHF 404) is a series of premium sanitary ware with easy and clean flushing.
● The style depicts wall attached rimless design, which also comes with a soft close seat cover.
● The sanitary ware is designed such that it contributes more neat and clean attributes. In addition to this, it promotes more hygiene and clean concept.
● Benefits: less risk of bacteria, parasites, and viruses. Neat and slick design contributes the best in aesthetics and functionality.
Blend of Modern Tiles
● Tiles are just the coating material to protect from waterproofing. Instead, they also add more meaning to the spaces.
● Egyptian Beige a wooding-looking tiles which come in 2''x48'' size brings the best in the bathing area. It has been used in the open showering area.
● Besides, the actual size of the tiles is 24''x48''; however, the tiles have been cut from 24''x24'' to 2'x48'' using advanced cutting technology.
● Ruby Nero are the tiles used behind the vanity. It comes in 300 x 300 mm size, which has been crafted by cutting in modern machinery. The Ruby Nero also has one unique element: a cube pattern that makes it more appealing.
● Benefits: The tiles are anti-slippery; thus, it makes it easy to clean the surface. Low maintenance. The cube pattern offers grip application. Less danger of mishaps.
Elegant Shimmering Faucets
● The elegant shimmering faucets are being used in the washbasin, head shower, and body jet.
● A Grande Single Lever Mixer with the touch of gold is used as the faucet in the washbasin. Besides, the faucet is made up of brass, and it comes with a gold finish.
● Single lever contributes to making less physical contact while washing the hands. Less physical contact, more hygienic practice. Brass as a material offers strength, good plasticity, and it has corrosion resistance.
● The Overhead rain shower in the bathing area has been placed perfectly. It gives the feeling as if you are bathing in the rain. It comes in 10''x10'' size in gold color.
● It overhead shower also has brass as a material. Thus, it can withstand hot and cold water due to its good plasticity.
● Experts say overhead shower saves more water than the water in the bathtub. Thus, becomes very economical for the user in all aspects. Less body movement and saves your time.
Taps and Body Jet
● Each element has something to offer; just like that, there is a total of six body jets in the concept. Concealed Body Jet comes with a gold finish and anti-corrosive elements.
● The body jet has high-quality brass material. It is wall fitted concealed body jet. Besides, it offers an adjustable spray pattern that provides the best showering experience.
● The body jet functions well by offering a full-body shower, as it provides more showering radius to the user.
● Body jet allows ultra-fine droplets to release and delivers a massaging experience. It upholds the rhythm and the speed of water flow proficiently.
Thermostatic Diverter
● A thermostatic diverter (THDV-R) in gold color is also being used. It helps to control the water flow and has been made using brass. It gives the option to control the shower, body jets, and spout.
● The thermostatic diverter comes with 3-outlets with high-flow options. It allows you to enjoy the water at the desired temperature.
● Besides, the diverter has the precision quality and offers complete safety to the user. Flexibility to function and operate two outlets simultaneously.
● Grande Plain Spout with Flange(GRA-1023-B) in gold finish contributes to the showering area.
● The flange comes with brass, therefore, offering plasticity and corrosion resistance properties. Allows water to flow easily and can withstand both hot and cold water.
● Flexible to provide high-pressure water without any hindrance.
Indoor Landscape
● Gone are the days when people used to plant only in the garden space. Many modern bathrooms have an indoor landscape.
● Hence, we also added plants to maintain and enhance the look of every corner. Indoor planters near the vanity give the essence of being near nature.
● Small planter at the countertop act as a showpiece. The right showpiece always exhibits your style and individuality.
A design that speaks and a concept which stands out. Uniqueness is not achieved by just adding materials and blending modern elements. Rather it is accomplished with functionality and aesthetics altogether. Therefore RADON brings the unique concept of bathroom designs in one place.

Lake home features traditional cottage theme with a combination of stone, stucco and shake siding. Features include custom red wood garage doors, special order Marvin front entry system and custom alder cabinetry. The most unique part of this home was the butler’s pantry housing an extra refrigerator, dishwasher and pantry storage.
Client Objectives
The homeowners were looking for a contractor that could help them convert their dreams a building a practice lake home, ideal for the pro fisherman on Lake Minnetonka into reality. They wanted a cozy home for family gatherings while also keeping the ability for resale an option.
“I waited several years to find the right time and the right lot to build my lake home. After interviewing several contractors I turned to Jeff because he was able to take the plans that I had spent years working on and design something that fit my needs while also keep an eye on resale. I was impressed with his expertise and knowledge of Orono’s zoning regulations. In the end, we partnered together to build the lake home of my dreams.”

These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well.
For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. Perfectly appointed furnishings, artwork, accessories and custom made window treatments complete the look and feel of this gorgeous vacation home.

Dennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home.
That’s my cue!
They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury.
Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort.
I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.”
I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties.
I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!”
Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could.
You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?)
From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom.
Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper.
Rather, our goal was to take what was already there and make it better, more like them. Using functionality first, we focused on giving the house a soothing, joyful aesthetic. We upped the chic factor by a gajillion and helped them find their ‘happy’ at home. See more Safferstone stuff at www.safferstone.com. Northeast Portland is full of great old neighborhoods and houses bursting with character. The owners of this particular home had enjoyed their pink and blue bathroom’s quirky charm for years, but had finally outgrown its awkward layout and lack of functionality.
The Goal: Create a fresh, bright look for this bathroom that is both functional and fits the style of the home.
Step one was to establish the color scheme and style for our clients’ new bathroom. Bright whites and classic elements like marble, subway tile and penny-rounds helped establish a transitional style that didn’t feel “too modern” for the home.
When it comes to creating a more functional space, storage is key. The original bathroom featured a pedestal sink with no practical storage options. We designed a custom-built vanity with plenty of storage and useable counter space. And by opting for a durable, low-maintenance quartz countertop, we were able to create a beautiful marble-look without the hefty price-tag.
Next, we got rid of the old tub (and awkward shower outlet), and moved the entire shower-area to the back wall. This created a far more practical layout for this bathroom, providing more space for the large new vanity and the open, walk-in shower our clients were looking for.

J.Holderby - Renovations
Franklin County's Leading General Contractors - 2X Best of Houzz!

Completed in 2020, this impressive luxury estate was went through a complete renovation of the house and the entire property and gardens.
This expansive estate creates a private oasis and retreat in the middle of Dallas. The estate includes a private lake with fountain features and stocked with fish, impressive entry gates, an expansive new driveway and front motor court arrival area, grand steps, stone retaining walls and a meandering path that wraps around the lake and offers a wonderful walking experience around the property. The gardens are spectacular and feature a variety of blooming shrubs, perennials and flowers to create a year round experience of color and texture for the owners. The perimeter of the property features mature privacy hedges and trees strategically placed to enhance the views from the house, while still providing glimpses into the property for the neighborhood.
The existing swimming pool was completely renovated to create a tanning shelf for chaise lounges as well as a decorative tile, new plaster and canon fountain jets along the side to provide additional interest. The pool terrace, walkways and all exterior patios feature a beautiful limestone material that dresses up the outside living areas. Adjacent to the pool, the existing cabana structure was redone to create an outdoor kitchen and bar seating for friends and family.
The wrap around porches on the backside of the house create inviting spaces for entertaining and offer incredible vistas overlooking the gardens and lake.
In addition to the expansive garden areas, we planted dozens of mature and specimen trees throughout the property to help provide an instant impact and to also provide the garden another layer of beauty in the fall with the various fall colors offered by the tree selections.
Along side the lake, we created multiple seating areas that offer the owners the opportunity to entertain and enjoy the property from many different angles and at different times of day. A large fire pit terrace was also included beside the lake creating a spectacular experience of water and fire.
We also created recreation areas on the property for kids and adults alike. There is a dedicated playground areas with a large swing set for the kids as well as a new putting and chipping green to practice your short game.
