History: Client was given a property, that was extremely difficult to build on, with a very steep, 25-30' drop. They tried to sell the property for many years, with no luck. They finally decided that they should build something on it, for themselves, to prove it could be done. No access was allowed at the top of the steep incline. Client assumed it would be an expensive foundation built parallel to the hillside, somehow. Program: The program involved a level for one floor living, (LR/DR/KIT/MBR/UTILITY) as an age-in-place for this recently retired couple. Any other levels should have additional bedrooms that could also feel like a separate AirBnB space, or allow for a future caretaker. There was also a desire for a garage with a recreational vehicle and regular car. The main floor should take advantage of the primary views to the southwest, even though the lot faces due west. Also a desire for easy access to an upper level trail and low maintenance materials with easy maintenance access to roof. The preferred style was a fresher, contemporary feel. Solution: A concept design was presented, initially desired by the client, parallel to the hillside, as they had originally envisioned. An alternate idea was also presented, that was perpendicular to the steep hillside. This avoided having difficult foundations on the steep hillside, by spanning... over it. It also allowed the top, main floor to be farther out on the west end of the site to avoid neighboring view blockage & to better see the primary southwest view. Savings in foundation costs allowed the installation of a residential elevator to get from the garage to the top, main living level. Stairs were also available for regular exercise. An exterior deck was angled towards the primary SW view to the San Juan Islands. The roof was originally desired to be a hip style on all sides, but a better solution allowed for a simple slope back to the 10' high east side for easier maintenance & access, since the west side was almost 50' high! The clients undertook this home as a speculative, temporary project, intending for it to add value, to sell. However, the unexpected solution, and experience in living here, has them wanting to stay forever.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. HDBros The clients wanted a unique and spa-like master bath retreat to complement their already beautiful downtown loft. They wanted design solutions and attention to detail that would help distinguish their duplex apartment as a one-of-a-kind space tailored to their specific needs. The existing master bath did not have the sleek contemporary look they prefer, and the shower was too small. We enlarged the shower by removing a tub in an adjacent hall bath. The clients were willing to change the full hall bath into a powder room as they already had two full baths on the lower level. A simple palette of white, gray, and black enhances the contemporary design. We removed the wall between the master and hall bath, removed the hall bath tub, and built a new wall. We had to install all new plumbing rough-ins for the new fixtures. The new shower is 7-feet 9-inches by 4-feet -- enlarged from the original 4-foot square – with a linear drain in the floor. • The owners selected a river rock floor to provide acupressure and an organic touch to the modern room. • The black back wall has a large niche set with the same contrasting white tile as the side walls. The niche is outlined with metal trim. • Adding drama and the feel of a waterfall is an oversized 23-inch square rain head in the ceiling. The clients wanted two benches. Our crew mounted stainless steel L-brackets on the side walls. Our countertop fabricator routed the underside of the engineered quartz benches so the brackets sit flush. The clients also wanted a steam shower, so the glass doors span from the base to the tiled ceiling. We angled the shower ceiling such that the condensation drips would float back to the rear wall instead of straight down. Also set in the walls are waterproof blue-tooth enabled speakers. The clients were inspired by a photo of a countertop with dual ramp sinks. However, there were no references or design information. Our team stepped up to the challenge and created a detailed shop drawings with consultations between our designer, stone fabricator, and in-house plumber. A concealed tank/wall hung toilet fits the clean design lines. We installed the tank in the existing wall which had 2x6 framing. The toilet’s bidet seat (with remote control) required an electrical circuit. In one corner of the bathroom is a single unit wall-mounted drawer with five floating shelves above. The towel bars that are attached to each shelf are appliance pulls. The room has layers of light, including LED strips under the toilet, vanity, and shelving to highlight the floating/wall mounted units. The medicine cabinets have surface mounted lights, and there are recessed lights in the room, as well as in the shower. We also renovated the hall powder room with new flooring, vanity, and fixtures.

Our clients for this project wanted help with furnishing this home that they recently moved to. They wanted us to change the lighting as well and make the space their own. One of our clients preferred a farmhouse aesthetic while the other wanted a contemporary touch. Our Miami studio worked to find a design solution that would make both of them fall in love with their home. By mixing dark metals and weathered wood with neutral fabrics, our studio was able to create a contemporary farmhouse feel throughout the home. In the living room, the client requested soundproofing on shared wall. To accomplish this, Pitt designed a custom solution utilizing different sound-proofing techniques such as green glue, quiet-rock sheetrock, and framed build-out of metal studs to create space for sound to dissipate.

This client sent us a photo of a railing they liked that they had found on pinterest. Their railing before this beautiful metal one was wood, bulky, and white. They didn't feel that it represented them and their style in any way. We had to come with some solutions to make this railing what is, such as the custom made base plates at the base of the railing. The clients are thrilled to have a railing that makes their home feel like "their home." This was a great project and really enjoyed working with they clients. This is a flat bar railing, with floating bends, custom base plates, and an oak wood cap.

Molly and Greg’s busy lives and their desire to have their children cared for in their home led them to bring in a full-time Nanny to help with child care and day to day home tasks. They wanted to have a comfortable place where she could spend the night and feel at home. Their preferred solution was to add a full bathroom and closet in their finished attic and convert it into an additional bedroom suite. We got to work designing a bathroom layout that would meet current NC Building Codes and find a way to get the main drain from their 3rd story down to the crawl space. We wanted to bring in as much daylight into the bathroom without compromising the amount of daylight in the bedroom, as well as install a larger window that would allow an escape route from the bedroom per building code, and also provide for plenty of storage space. We also converted an old water heater closet into a clothes closet. Our solution was to incorporate interior transom windows in the design of the bathroom to bring in copious amounts of daylight without compromising privacy. The modern 1/4 circle shower with sliding glass doors and cabinetry combined with the luxury vinyl floor tile created a wonderfully light, airy, and comfortable bathroom. The larger exterior window in the bedroom brought in additional daylighting and the addition of the clothes closet rounded the Au Pair Nanny Suite out!

Our clients were adamant about hiding their TV, so our team devised a clever solution to hide the wall-mounted TV behind barn doors that slide behind the upper cabinetry when open. The outer upper cabinets are full depth and the inner cabinets are reduced to hide the doors.
