Unfinished basements and attics are fairly common. In fact, both spaces were originally intended to be left unfinished. As homeowner preferences change, and everyone seeks more space where they can find it, fully finished basements complete with bedrooms and attics finished off for office use are increasingly common. Finishing your basement or attic can mean creating a flex space, an entertainment room, or even an in-law suite—but is it worth it to finish your basement right before you sell? In most cases, yes. Many basements and attics were originally left unfinished because, due to building codes, even if finished, the space would not count toward “livable” space, and therefore a listing’s square footage. That said, a finished basement or attic will certainly affect both your home’s appraisal and fair market values. Basements and attics are often used to host guest bedrooms, office spaces, children’s playrooms, and/or entertainment rooms. Our clients wanted to replace an existing suburban home with a modern house at the same Lexington address where they had lived for years. The structure the clients envisioned would complement their lives and integrate the interior of the home with the natural environment of their generous property. The sleek, angular home is still a respectful neighbor, especially in the evening, when warm light emanates from the expansive transparencies used to open the house to its surroundings. The home re-envisions the suburban neighborhood in which it stands, balancing relationship to the neighborhood with an updated aesthetic. The floor plan is arranged in a “T” shape which includes a two-story wing consisting of individual studies and bedrooms and a single-story common area. The two-story section is arranged with great fluidity between interior and exterior spaces and features generous exterior balconies. A staircase beautifully encased in glass stands as the linchpin between the two areas. The spacious, single-story common area extends from the stairwell and includes a living room and kitchen. A recessed wooden ceiling defines the living room area within the open plan space. Separating common from private spaces has served our clients well. As luck would have it, construction on the house was just finishing up as we entered the Covid lockdown of 2020. Since the studies in the two-story wing were physically and acoustically separate, zoom calls for work could carry on uninterrupted while life happened in the kitchen and living room spaces. The expansive panes of glass, outdoor balconies, and a broad deck along the living room provided our clients with a structured sense of continuity in their lives without compromising their commitment to aesthetically smart and beautiful design.

This lovely home features an open concept space with the kitchen at its heart. Built in the late 1990's the prior kitchen was cherry, but dark, and the new family needed a fresh update. The back of the raised counter shown here is supported by custom corbels with room for four stools.The center section features and oval wood-topped table with banquette bench seating on two sides. Six can sit on the benches, chairs at the end add two more places... There is plenty of room for the family of five... even with the children's friends or team-mates dropping by; room for 12 if you are keeping count. The show-stopping coffered ceiling was custom designed and features a highlighted central area in a circular design. It's painted in the center section but the outside portions have beaded boards, recessed can lighting and dramatic crown molding. The prior cherry kitchen with Corian counters and appliances was re-invented as a entertainment/auxiliary kitchen in the lower level of the house.
