Just north of Seattle, this family home is tucked away on a magical parcel of land within the Edmonds city limits. Designed to maximize the site’s breathtaking views, it is carefully sited to blend into its wooded setting while opening fully to expansive views.
On our first visit, we found a secluded forest glade with stunning vistas of Puget Sound and the Olympic Mountains perched atop a high seaside bluff. Preserving and enhancing this singular landscape as the surrounding neighborhood fills in with development was central to our design.
The approach is intentionally restrained—the home does not reveal itself entirely upon arrival. The house is composed of two wings that cradle the meadow, making it the most important “room.” Interior spaces are oriented towards the lush landscape and impressive views framed by mature trees.
The structures are kept close to the perimeter, leaving the center of the site unbuilt. A covered bridge with a green roof acts as a front porch, linking the upslope garage/office with the main house. A gentle stair flows through the gap between the structures, drawing visitors into the clearing.
The floorplan is highly efficient, carefully tuned to the family’s daily routines. Each room is exactly suited to its purpose, yet no larger than needed.
An open corner with double-height windows creates a jewel-box dining room. Free of a corner structure, the home expands to encompass the covered patio for outdoor cooking and dining, plus easy access to the kitchen, encouraging year-round outdoor living.
Human-scale moments are intentionally created, from a stairway window seat with peekaboo views to a covered outdoor extension of the great room that fosters a cozy relationship between interior and exterior.
Much of the light-filled interior is wrapped in clear-finished fir, giving it a warm glow even on rainy winter days. White oak cabinets and black soapstone countertops add warmth to the kitchen. The built-in furniture in the library loft and the cold-rolled steel fireplace surround were crafted by the owner’s father, an expert woodworker, increasing the connection between the home and its occupants. The second story includes the primary suite with treehouse vibes.
Located on a steep slope in a landslide-prone area, the Edmonds Overlook overcame numerous technical and engineering challenges to address vehicle and fire access, stormwater and erosion mitigation, and potential earth movement.

The layout was thoughtfully reworked to improve flow and function, centered around a larger island with seating for four. Designed as the heart of the home, the island creates a natural place for connection, whether for everyday meals or hosting.
Custom elements bring both purpose and character to the space. A built-in display cabinet adds storage and soft ambient lighting, while custom booth seating with integrated drawers offers a practical, space-saving solution without sacrificing design. Layered lighting throughout enhances warmth and depth, complementing the balance of light and dark finishes.
A mixed tile backsplash ties the entire space together, adding texture and a cohesive, elevated feel.

Casa Noir is a case study in quiet luxury, defined by its pared-down design, monochromatic color palette, and elegant, intentional material choices. One bedroom was re-purposed into a custom music room open to the front entry and living room area. And another was converted into a luxurious walk in closet off the primary bedroom. New hardwood flooring was installed throughout. The kitchen was completely opened up to the dining and living rooms. The new cabinets, island, countertops, custom millwork, wood beams and plank ceiling helped create a beautiful space for cooking and entertaining! And even though the traditional plaster walls and ceilings were preserved, fresh paint and trim complemented the transformation!

Modern Citi Group recently collaborated with Amelia and Jeremy to reimagine their newly purchased Junior-4 apartment with a complete remodel. This exciting renovation transformed the layout to add a second bedroom, a full second bathroom, and an updated kitchen layout. The goal was to create a functional, family-friendly floor plan and a modern, visually appealing space tailored to their lifestyle.
Our design team faced the challenge of balancing modern aesthetics with a strict budget. After exploring multiple layout options and visualizations, Amelia and Jeremy chose a design they felt best suited their vision.
The construction team brought the design to life, converting the dining room into a second bedroom with a large closet. The kitchen layout was reconfigured to feature an island, additional storage, and ergonomic functionality. We transformed a powder room into a full second bathroom with a walk-in shower and re-purposed the walk-in closet off the primary bedroom into a home office with a built-in desk.
Our professionals refinished floors, walls, and ceilings, upgraded plumbing and electrical systems, and installed additional lighting throughout to optimize flow and functionality.
The kitchen featured solid wood cabinetry, quartz countertops, and a porcelain tile floor. Neutral gray-blue cabinets complement the Empira White stone and matte black hardware, creating a sleek, fashion-forward space.
Both bathrooms were reimagined with luxurious new tiling, stylish fixtures, and upgraded plumbing and lighting. The powder room was converted into a full bathroom with a walk-in shower, featuring Arabescato Marble porcelain tiles and Benjamin Moore Palladian Blue walls to unify the kitchen and bath designs. The owners of this property were avid entertainers who enjoy opening up their space for friends and family. The design's primary objective was to create an inviting space for mingling and socializing. Situated in Houston's West University area on a compact lot, our focus was on accommodating gatherings of varying sizes.
The focal point of this design is a bubbling water feature, that enhances the space with a touch of color and soothing water sounds, complemented by a base of Mexican beach pebbles. Stamped and stained concrete compose the walkway and patio, purposefully designed to encourage conversation around the water feature and to provide a dedicated outdoor dining and gathering area.
Understanding the owners' love for their canine companions, we integrated pet-friendly synthetic turf. This sustainable and low-maintenance choice offers a space where owners can enjoy quality moments with their beloved pets.
We built a Western Red Cedar Fence around the property and installed Eagleston Holly trees at the perimeter for enhanced privacy. These trees will mature to an impressive 15 feet.
Texas native plants, Loropetalum and Variegated Ginger, were thoughtfully incorporated throughout the design. In the evenings, carefully positioned soft LED lighting adds allure and highlights specific facets of the design. We obscured the A/C by installing an A/C screen that matches the Western Red Cedar Fence.
The result of this design is an elevated space, ideal for hosting, while remaining low-maintenance and sustainable. This ensures that owners can fully embrace quality time with their family and pets, without the burden of extensive upkeep.

The Branson’s covered porch, with its sturdy tapered columns, decorative pediment gables and large picturesque window-scape, invites you to enjoy a refreshing approach to a two-story bungalow-style home. Situated at the end of a cul-de-sac near the beautiful Mount Sutro Open Space Reserve, this 1907 Parnassus Heights home belongs to an active couple with a young daughter. They had dreams of transforming their home into a comforting refuge, equally equipped to whip up cocktails for guests, welcome them home after a good surf, or host their aging parents.
We touched just about every space in this home, including the kitchen, hallway, dining room, bedrooms, and bathrooms. In addition, we updated the basement hall that leads to the outside, transforming it into a more presentable entry for guests, and created an enclosed storage space. Given the age of the home and its location on a hillside, precise structural work was involved to renew the home’s integrity.
In the kitchen, which was originally dark and cramped, we made dramatic changes. We expanded the kitchen’s footprint, designing it to capture the expansive city views and create the indoor-outdoor living space they had always wanted. A large island with custom concrete countertops, a custom banquette, and beautiful red oak cabinets are just a few of the standout features in this soothing space.
The rest of this home’s spaces received equally thoughtful planning: floor-to-ceiling bedroom wardrobes with integrated lighting, custom built-in elements, carefully layered lighting for ambiance and drama, a steam shower in the primary bathroom, and the addition of skylights to bring in natural light. This home is now an inviting, purposeful space perfectly tailored to infusing joy and ease into their everyday lives.
