Having a restaurant on the shores of the St. Joe River ensures sunny summer days and unforgettable sunsets. Outdoor dining has been critical to a restaurant’s success over the last few years. Having that success depends on the weather in Michigan meant that the Inn at Harbor Shores needed to find a solution that meant continued use of their outdoor space when the weather wasn’t cooperating. Finding an aesthetically pleasing solution didn’t hinder the views and that fit the upscale feel of the Inn became a priority. Stoett’s PanoraKinetic glass wind barrier solved that problem.

We often use a variety of cabinets to store items, such as gun cabinets, kitchen cabinets, display cabinets, wardrobes, bookcases, shoe cabinets, and so on. However, the interior space of these cabinets is often narrow and lacks sufficient lighting, making it difficult for us to access items. To solve this problem, LED light strips have become a worthy choice.

Removing the kitchen walls required a structural alternative to the existing load-bearing ridge beam. Installation of eight 4x8 Douglas Fir rafter ties solved the problem and provided an aesthetic windfall. The new rafter ties also provided mounting surface for the extensive LED Up and Down lighting. We designed a large floating soffit to anchor the kitchen without walls. Suspended from the rafter ties above the island, the soffit also provides a surface to mount unique LED task lighting in this otherwise high-ceilinged space.

Originally, there was no access to the lower level from the Entry level. Installing a new stairwell solved the problem. We also vaulted the ceiling and added wooden beams.

This project began with a beautiful Koi pond under a large patio cover, but the homeowner struggled with two major issues: • Lack of privacy between the driveway and patio • A breezeway roofline that didn’t align with the exterior brick, causing rainwater to pour into the gap and flood the patio during storms As part of our exterior remodeling and water‑management correction, we redesigned the entire connection between the breezeway, patio, and driveway. ? Phase 1: Structural Fixes & Weather Protection • Converted the original 4' brick wall and gate into a full‑height privacy wall with an exterior door, creating a secure, enclosed patio space. • Extended and realigned the breezeway roofline to properly tie into the home’s brick, eliminating water intrusion and preventing patio flooding. • Installed a solar tube to bring natural daylight into the pond area without adding heat — a perfect upgrade for shaded patios. ? Phase 2: Creating a Backyard Oasis After seeing the transformation, the homeowner invited us back to complete the space with a custom screen wall across the backside of the patio. This addition created a private, breezy, bug‑free outdoor retreat, ideal for relaxing around the Koi pond. ? Serving Cypress, Tomball, Champions & Northwest Houston This project is a great example of how we solve privacy issues, roofline and drainage problems, and patio enclosure upgrades to help homeowners get more out of their outdoor spaces.

Inspiration for a transitional closet remodel in Austin

This corner lot was taking on a lot of water from the street, as well as headlights from passing cars. To solve both problems, we created a berm and densely planted it with evergreen screening plants. The berm redirects water around the house, as well as elevating the plant material.

COMPLETION | 2018 PHOTOGRAPHER | Chalermwat Wongchompoo CONTRACTOR | Legend Construction Group A major pain point of staying in 64 sq.m. of duplex condominium unit, which is used for a home-studio for an animator and an artist, is that there is not enough space for dwelling. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.

Designed by Akram Aljahmi of Reico Kitchen & Bath in King of Prussia, PA in collaboration with Property Remodeling Group, this transitional inspired kitchen design features white and grey finishes complemented by a bold splash of blue tile. The kitchen design features Merillat Classic kitchen cabinets in Portrait door style with 5 piece drawer head in 2 finishes. The wall cabinets features a painted white Cotton finish and the base cabinets feature a painted grey Graphite finish. Kitchen countertops are engineered quartz in the color Carrera Marmi from Q by MSI. The kitchen also features a stunning blue herringbone tile back splash with 3x10 tiles. According to the client, "Akram solved a fundamental function problem that I could not see a solution for. His re-imagining of how the main floor of our home could function was a dramatic shift that I can't wait to experience as part of day-to-day life. One feature palm was salvaged when this seven year old Mediterranean style residence on the Caloosahatchee River underwent a complete landscape and hardscape remodel in the beginning of 2015. The landscape had not been properly maintained for a few years prior to when the new owners purchased in 2014, was overgrown and unhealthy and therefore was in need of a complete evaluation and landscape overhall. The original red brick concrete pavers were removed and replaced with a gold travertine blend with ivory travertine border for accent. The front entry stair was expanded and redesigned for a more significant and welcoming front door. The side yard had a significant slope from the foundation of the house to the seawall and had significant erosion damage. This space was re-graded, grading and drainage was repaired and re-routed and a 70 foot long retaining wall was installed. The retaining wall not only solved the stormwater washout problem, but also provided a level space for a private side yard tropical palm garden and pathway to access both the pool deck and the walk along the seawall. The stairs to the pool deck, dock and landing were all completely modified for ease of use. Aside from the tropical and beautiful landscape that was installed, the most significant visual and aesthetic improvement to this property was the addition of three 9 foot tall by 5 foot wide natural stone water walls with stone basins that were designed to fit within the archways at the driveway entry and designed to complement the architecture of the residence. These water walls offer ambient noise, visual interest and have completely improved the use and entry experience for the homeowner and visitors. Tropical shade bromeliads, alocasias, cordylines and ferns dress up the new landscape beds at the entry and along the front foundation where previously red brick intersected the foundation walls for a mundane solution. Other elements of interest include the cable wire espalier that was installed in front of the archway on both sides of the entry way for colorful bougainvillea trellis vine to climb and soften the tall walls and eventually connect over the arch. Confederate jasmine vine will soften the garage corner on the cable wire trellis installed and there is also a 4 foot wide by 18 foot tall cable wire espalier on a tall, once stark, wall on the pool deck. Three pool planters were reconfigured and planted with large triple princess palms and bold blue-tone pottery was selected to add interest and color to the pool deck. Micro-drip irrigation was connected to the pool planters and pottery for a low maintenance solution. This project was a collaborative effort with an ideal client who was open to all design ideas, who worked closely with the design team, and was a great success for both the client and R.S. Walsh Landscaping.

“While researching about IKEA cabinets the one problem that came up repeatedly was the ordering process due to the number of parts needed. I came across IKD during our search, which helped to solve this issue. When I went to IKD’s site and read the testimonials, I was convinced that this would enable me to be the most successful at designing my dream kitchen,” she says. To complement the Rustic Country kitchen look, Teresa also selected a variety of high-end appliances, including a Whirlpool refrigerator; a Bosch dishwasher; a GE microwave; a Frigidaire Gallery Gas Range freestanding oven; quartz countertops; white matte brick tile for the backsplash and pendant lighting from Lowes. This established the clean, simple look she wanted as well. The results are a warm and open IKEA kitchen with a lot of homegrown flavor! It includes a large center island (which provides ample storage options and countertop space as well as an Old Farmer’s meat market sign); a custom-covered rustic hood; Luxury vinyl flooring from Lumbar Liquidators and plenty of natural lighting to highlight the paintings of barns, pigs and other farm animals found throughout the space and the adjoining living room.

At TrueMark, we specialize in the 'final 10%' that makes a home both beautiful and efficient. This client had new windows installed, but the original trim was reused, leaving raw openings exposed and creating significant gaps that allowed cool air to leak into the home. We provided a complete solution by custom-fabricating new wood trim to perfectly bridge the gaps. Each piece was hand-stained in-house by TrueMark to match the home's aesthetic before being precision-installed for a seamless, draft-free finish. This project highlights our shift toward high-end, custom trim and window solutions that solve both aesthetic and functional problems.

Our recent customer reached out to us for an exterior refresh and siding replacement at her twin home in Burlington, NJ. A challenge with a twin home is staying complementary with the neighboring house. NexGen Exterior Home Remodeling solved that problem by installing CertainTeed Mainstreet Vinyl siding in Natural Clay to flow nicely with the green siding of the attached home. The existing windows were removed and replaced with the Harvey Slimline Series of windows. In order to complete the remodel, NexGen replaced the fascia, soffit, and gutters. Our homeowners are thrilled to show off their updated home.

A crisp and consistent color scheme and composition creates an airy, unified mood throughout the diminutive 13' x 13' living room. Dark hardwood floors add warmth and contrast. We added thick moldings to architecturally enhance the house. Gauzy cotton Roman shades dress new hurricane-proof windows and coax additional natural light into the home. Because of their versatility, pairs of furniture instead of single larger pieces are used throughout the home. New windows, floors, powder room and basement: We gave the home new windows, new hardwood floors, and paint throughout. We created a new main floor powder room and a new finished basement containing a living area, three-piece bathroom and new bedroom with egress (tilt and turn) windows. Flipped around and redesigned kitchen: We created a new kitchen. The footprint of the kitchen stayed the same, but we flipped it around and redesigned it. Now it has a walk-in pantry area and more floorspace going in and out, which optimized the flow of traffic. We replaced the old non-functioning mudroom with a new one. Disappearing balcony and drafty door: To create a new space using a balcony in a bedroom, we extended the second storey out to line up with the first floor, and this increased the square footage. In that room we turned a drafty door into a window. We reinstated the rear deck, using as many of the original pieces as we could: There was a leaking roof problem because the original roof pitches were causing ice damming. We designed a new roof to prevent that in the future. New windows, stucco, and the challenge of asbestos: Another challenge was installing new windows in the original stucco finish, which contained asbestos. We waterproofed those properly, future proofing them from leaks. We solved the situation by installing a 5-inch trim around the perimeter of the window. Specialists cut the asbestos back (we had to set up a containment perimeter around each window), and then we placed windows that are five inches wider than the window frames. We used special flashing tapes and sealed them all up behind the stucco.

This amazing renovation focused on solving a series of problems that a previous kitchen expansion had created. By rearranging the appliance placement, updating the cabinetry, designing all new storage solutions and maximizing the amazing outdoor views; we cured the spit personality disorder plaguing the existing kitchen. The home now has a beautifully redesigned kitchen and living space perfect for entertaining, relaxing and enjoying the outside views. Vaulted ceilings with bright skylights, reflective glass wall tiles, sleek sophisticated Cambria quartz counter tops, fingerprint-free faucet, multi-functional Prolific kitchen sink by Kohler, stainless steel appliances, creative storage solutions, all new lighting and timeless shaker cabinets by Wellborn lend to the now bright, open, vivacious and flawless function of this newly renovated galley style kitchen. White base cabinets along the outside walls contrast perfectly with the dark grey island cabinets. Linear satin nickel door and drawer pulls coordinate with the stainless steel appliances and sink. An eclectic blend of vintage and modern furnishings, artwork and rugs create a comfortable balance that feels and looks timeless. Breathtaking backyard views are artfully framed by new Pella windows and doors with integral blinds between the glass.
