Boxbeams needed to be problem-solved from original architectural design once under construction. Super gratifying to be part of the team to remedy the design!

Bathroom - contemporary bathroom idea in DC Metro

Challenge: To update this 1980's kitchen without adding space and within a budget that felt comfortable for the clients. Many restrictions and limitations existing making this one of the most challenging and problem solving task I had ever undertaken. These include the integrity of the carrying beam which had to remain that held up the second story, a transition to a vaulted ceiling in the adjacent Family Room, a support wall and column that need to be designed around as well as many unseen restrictions inside walls that presented interesting issues to the desired design and some very creative problem solving. This style landscape isn't for everyone, however it suits this owner perfectly. The awesome, colorful garden in the only sunny area on this several acre site is planted on a high mound that diverts all water either to the huge french drains that run along the house or the driveway that drains into the rain garden. The drainage problems are solved and the owner has the style of garden she desired: a very full, colorful, drought tolerant, easy maintenance cottage garden that attracts birds and butterflies. It's also dog friendly. Plants were chosen to be either something that the does can walk on or walk thru without causing damage. Richard and Monica of Huntley, IL, needed to make better use of their kitchen as well as more storage for pots, pans, and countertop appliances. Their space was laid out unconventionally, making cooking a challenge. A triangular nook held their refrigerator, hard-to-reach cabinets, and a cramped pantry. They needed to find a solution, so they searched Facebook for home remodeling companies in their area. Soon they found Advance Design Studio’s profile and were immediately impressed. “Advance Design was the first and last studio I contacted,” Richard said. Richard called Advance Design and felt an immediate connection with Project Designer Nicole. She was knowledgeable and thorough and offered many unique solutions to their kitchen layout problem. A week later, Nicole came out to their home to meet the couple. They talked about their kitchen remodeling project and told Nicole what they wanted in their dream kitchen. Nicole saw that the kitchen had weird angles that hindered the cabinets you could use. She knew that designing a space that met both the client’s needs and dreams would be challenging. Nicole worked with Richard and Monica to create an innovative design. When the couple came out to Advance Design Studio in Gilberts, they were blown away by the 3D illustrations Nicole showed them. “I incorporated a hidden pantry cabinet to not only be a cool feature but also allowed me to square off the walls to gain more cabinet space,” Nicole said. The hidden pantry added storage and squared off the strange triangular nook, creating a more traditional and functional kitchen layout. With the layout problems solved, they worked together to select materials. Richard and Monica wanted something brighter than their previous dark brown kitchen. They chose a combination of blue and white cabinetry with a white subway tile backsplash and white quartz countertops. The design was finalized, the materials were selected. It was time to begin construction. One fear most homeowners have when beginning a home remodel is dust. Advance Design uses BuildClean HEPA filters to eliminate dust throughout the house while construction is going on. Project Manager Jason and his crew created temporary walls and cleaned up after every day of work. “We were very impressed with how clean and organized the crew kept things while the remodeling process was underway,” Richard said. The result is just what Richard and Monica envisioned when they began the process. Richard’s love for cooking can be explored through all-new Thermador appliances, featuring an easy-to-use induction cooktop, built-in double oven, and spacious refrigerator. Matte black hardware contrasts the bright white backsplash, countertops, and cabinets, while the stunning blue cabinets complement the dark hardwood floor and stainless-steel appliances. The dual pendant light fixtures over the reconfigured island are eye-catching and add necessary lighting. This Huntley kitchen renovation turned out better than Richard and Monica hoped. CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!
