2011 NARI CAPITAL COTY GRAND AWARD WINNER Built in 1980, this single family home in Fairfax Station desperately needed remodeling. The homeowners cited lack of space, old appliances, dark cabinets and not enough natural light coming in as just a few of its problems. Design solutions to their problems included adding space via a two-foot bump out behind the breakfast area to make room for a larger table and more seating, and moving a wall out 18” to create a wider kitchen. This second move allowed one wall to house the kitchen’s pantry, double oven and refrigerator. Stainless steel professional-grade appliances also include an electric cooktop and range hood. The added space accommodated a center island which provides more storage, houses a built-in microwave and incorporates display cabinets for the owner’s prized china. Both the island and perimeter cabinets are topped with an exotic dark granite counter. A custom-made hutch matches the cabinetry perfectly. The new open concept design lets guests move freely between kitchen, dining area and family room. Richard and Monica of Huntley, IL, needed to make better use of their kitchen as well as more storage for pots, pans, and countertop appliances. Their space was laid out unconventionally, making cooking a challenge. A triangular nook held their refrigerator, hard-to-reach cabinets, and a cramped pantry. They needed to find a solution, so they searched Facebook for home remodeling companies in their area. Soon they found Advance Design Studio’s profile and were immediately impressed. “Advance Design was the first and last studio I contacted,” Richard said. Richard called Advance Design and felt an immediate connection with Project Designer Nicole. She was knowledgeable and thorough and offered many unique solutions to their kitchen layout problem. A week later, Nicole came out to their home to meet the couple. They talked about their kitchen remodeling project and told Nicole what they wanted in their dream kitchen. Nicole saw that the kitchen had weird angles that hindered the cabinets you could use. She knew that designing a space that met both the client’s needs and dreams would be challenging. Nicole worked with Richard and Monica to create an innovative design. When the couple came out to Advance Design Studio in Gilberts, they were blown away by the 3D illustrations Nicole showed them. “I incorporated a hidden pantry cabinet to not only be a cool feature but also allowed me to square off the walls to gain more cabinet space,” Nicole said. The hidden pantry added storage and squared off the strange triangular nook, creating a more traditional and functional kitchen layout. With the layout problems solved, they worked together to select materials. Richard and Monica wanted something brighter than their previous dark brown kitchen. They chose a combination of blue and white cabinetry with a white subway tile backsplash and white quartz countertops. The design was finalized, the materials were selected. It was time to begin construction. One fear most homeowners have when beginning a home remodel is dust. In addition to designing and building all of the structures you see, we added large concrete beam walls at ground level to solve an existing problem. Water from rainfall had been running into the area under the old deck. The low concrete walls we added to the deck design now divert water properly. The homeowners are quite glad to be rid of that problem! The new design provides plenty of storage space under the deck so they can easily store their waterfront toys.

Distributed by Timspec, Accoya was used chosen as the ideal material to clad a show home in Auckland. Accoya was selected for the black coated weatherboards on the front section of the house, due to its durability and stability benefits. Because of Accoya’s modification technique it is the ideal wood for external cladding such as this. Generally, problems can occur with darker coatings on cladding, due to shrink and swell being exasperated by the solar gain. But, Accoya wood’s superior dimensional stability negates this problem and maintenance intervals are dramatically extended. The cladding needed to be aesthetically pleasing as well as highly durable in order to withstand the extreme climates in New Zealand. Accoya was also chosen due to its rot resistant benefits and its ability to deter insects in these types of environments.

Set inside a circle of 100-year-old maple and oak trees, while complimenting the main home’s architecture, these ‘tree houses’ give shelter, space for imagination & safe play outdoors for twins. Mimicking the trees’ height and scale, and mirrored in each of their designs, these two 6 foot square base by 14 foot tall twin play structures allow for each child to have its own personal space, yet are connected at the center swings. These unique treehouses have been built with sustainable sourcing and upcycled construction methods. When Martine Ilana, Principal designer of Temescal, considered what a ‘treehouse’ would look like for her twins, immediately it’s ideation was focused on keeping the integrity of the forest and problem solving how to use as many repurposed and sustainable materials as possible. Accessing the incredible selection of salvage materials from a salvage yard in Detroit, Temescal was able to source non-toxic, and structurally sound woods to build the structure itself. Healthy building materials include: Metal Roofing and Water based Low VOC paints. A slatted exterior structure was designed to create a rain screen and in addition complement the Main home’s exterior design. Designed with an end of life intention for longevity and a easy means to pull apart these structures apart once the children are older, the foundations can be used for a future ADU. The slide posed the largest problem to source as recycled plastic slides are not made available to residential projects by US based manufactures and repurposed from Facebook marketplace hit many dead ends. Ultimately, she chose to use a HDPE high density polyurethane plastic slide that would allow for its material to be recycled once at the end of this life. Every detail, both in their exterior and interior, of these upcycled treehouses was considered with care and an artistic touch that enhances the landscape and forest surrounding them.

It is a truth universally acknowledged that a homeowner in possession of a leaking roof must be in want of repairs. And though it makes for a fun Jane Austen allusion, an unreliable roof is a serious problem. Water can cause a great deal of damage in a short time, so this homeowner wisely called us in to help. The roof of this custom-designed home was leaking in myriad locations, so our team removed the existing roof decks to access and repair the exterior trouble spots. The new deck was constructed atop a Bison pedestal system; in fact, we custom-designed the deck in panels that can be lifted for seasonal roof sweeping and simpler maintenance. The various roof decks were rebuilt with both reclaimed decking and new ipe decking. Our team also removed several faulty parapet walls and replaced them with a mixture of stainless steel cables and ipe railings. Finally, we took steps to prevent future drainage problems by applying a sealcoat to the exterior stucco and creating a copper drip-edge too. Inspired by the Japanese landscape design principal of the borrowed landscape the gardens on this property serves as a kind of picture frame from which to view the natural beauty of its surroundings. This 15-year-old costume-built home was crafted with all the style and workmanship ship found in Villa or Château in the Mediterranean. Unfortunately, the garden design was not as well thought out as the house was. Most of this property receives baking sun, drying winds and is in an extremely high fire danger area. Do to these factors many of the plants on the property were unsuitable for their location. The original planting scheme was also lifeless and colorless. Poor landscape maintenance had left many of the plants on the property sick and dying. We came in to revive this landscape, breathing new life into it. Creating a drought tolerant and fire wise landscape was of utmost importance to these clients. Staying true to the more formal landscape styles found in Southern Europe we also want to create an opportunity to design seamlessly blend with its natural surroundings. We did that by incorporating a lot of California native plants. This vast property also contains an avocado orchard and a vineyard. By adding California native plants the property is inviting in native birds and insects that help keep pollinate the orchard and vineyard and keep pest problems at bay. Because these clients enjoy harvesting from their land we added elements of edible landscaping to this project. We filled pottery and planter beds with fruit trees, culinary and medicinal herbs as well as flowers that can be used in cut flower arrangements. Lastly, we went through carefully pruning diseased plants, treating pest problems an improving the soil. Now the landscape is not only more beautiful it is more protected against fire, is more water wise and integrate into its surrounds with a wholistic approach.

This is a continuous perimeter slot overflow pool with a spa. We have a secret building technique which eliminates the gurgling sound many projects experience. How do we do it? Its a secret. If you have one in Arizona with the gurgling problem you can contact me and I might be able to solve the problem. This type of design appears simple, but I spent more time on the CAD design and calculations then any other pool I have ever built.

Having an effective sealer in place is essential for ensuring the long term condition of tiled floors in fact a lack of sealer can make cleaning the tiles exceptionally difficult as the sealer prevents dirt becoming ingrained in the tile. This property owner, living in the former spa town of Matlock in Derbyshire, was experiencing problems with their Terracotta tiled kitchen floor since they had applied some kind of wax to act as a sealer, and this had worn off within a few weeks. After this happened the tiles were not sealed again, making cleaning a big problem. Terracotta is a highly porous stone and thus easily soaks in spillages and stains, and allows dirt to become very easily trapped. In this situation, the property owner resolved to contact me about some professional maintenance. I suggested that the tiles would need a deep clean followed by the application of a fresh, high quality sealer. The work was agreed on and I made my way down to the property the following week. When I arrived at the property and saw the tiles first hand it became clear that a professional clean had been in need for a long time: greasy looking stains were particularly prevalent and covered large areas of the kitchen floor. To remove I mixed a strong solution of Tile Doctor Pro Clean, which is a multi-purpose, high-alkaline cleaner, stripper and degreaser, and, working in small areas, applied it to the floor. Working in small sections was important because the stone is very porous and quickly soaked in any product laid down. I scrubbed the cleaner into the stone using a rotary machine fitted with a black scrubbing pad, with the dirt and stains coming away nicely. Pro Clean is highly versatile and can be used for similar cleaning purposes on most types of natural stone floor. After cleaning each section, I quickly removed the excess dirty water and chemicals with my wet vax machine. Once the whole floor had been cleaned I rinsed it several times with fresh water just to make sure all cleaning chemicals were gone. I then left the floor to dry completely for 36 hours. When I returned to the property, I conducted several damp tests to check for any areas of the floor that needed further drying. As is almost always the case, there were a few areas that remained slightly damp, and I set about speeding the drying process along using my heat gun. In fact, it actually took me more than three hours to get the floor completely dry, but this was worth the effort as even the slightest excess moisture can damage the performance of the sealer. Once the floor was finally dried I began sealing the floor with one coat of Tile a Doctor Colour Grow sealer. Colour Grow is an impregnating sealer that penetrates deep into the pores of the stone, thus acting as a shield against ingrained dirt, and also raises the colour of the tiles to provide an aesthetically appealing appearance. sealer. After sealing with Colour Grow, I left the floor to dry for couple of hours and then applied six coats of Tile Doctor Seal & Go, which is a topical sealer that builds up durable protection on the surface of the tiles. The combination of through cleaning and the application of not one, but two high quality sealers really did wonders for the appearance of these Terracotta tiles. Looking at the final results you wouldn’t have believed they had been without a proper clean and seal for so long!
