Generally, problems can occur with darker coatings on cladding, due to shrink and swell being exasperated by the solar gain. But, Accoya wood’s superior dimensional stability negates this problem and maintenance intervals are dramatically extended.
The cladding needed to be aesthetically pleasing as well as highly durable in order to withstand the extreme climates in New Zealand. Accoya was also chosen due to its rot resistant benefits and its ability to deter insects in these types of environments.

When Martine Ilana, Principal designer of Temescal, considered what a ‘treehouse’ would look like for her twins, immediately it’s ideation was focused on keeping the integrity of the forest and problem solving how to use as many repurposed and sustainable materials as possible.
Set inside a circle of 100-year-old maple and oak trees and complimenting the home’s architecture, these ‘tree houses’ give shelter, space for imagination & safe play outdoors for the twins. Mimicking the trees’ height and scale, and mirrored in each of their designs, these two 6 foot square base by 14 foot tall twin play structures allow for each child to have its own personal space, yet are connected at the swings.
Accessing the incredible selection of salvage materials from a salvage yard in Detroit, Temescal was able to source non-toxic & structurally sound woods to build the structure itself.
Healthy Building Materials include: Metal Roofing and Water based Low VOC paints. A slatted exterior structure was designed to create a rain screen and in addition complement the Main home’s exterior design.
The slide posed the largest problem to source as recycled plastic slides are not made available to residential projects by US based manufactures and repurposed from Facebook marketplace hit many dead ends. Ultimately, she chose to use a HDPE high density polyurethane plastic slide that would allow for its material to be recycled once at the end of this life.

Our client reached out with a problem for us to solve. Part of his property was an eyesore and difficult to keep up. A tree had fallen into his overgrown pond, it had been leaking for ages, and it had become a major problem for this homeowner.
Mike Hall (Design and Construction manager) saw the land and with the help of Fitz's team and developed this concept of a multi-level waterfall that pours gracefully into the large basin. The challenge was to use the existing layout and keep the feel of the beautiful forest that surrounded it.
This project was a chance to push the limit on scale. We were able to build a large water feature that was complex and build a sustainable healthy pond at the bottom. With over 30,000 gallons of water, our team custom built a filtration system to keep the water clean and healthy for the fish that call it home. The gravel suction grid for filtration worked like a charm. Then added a Used an external pressure filter, to keep the water extra clear.
Our team cleared the whole pond, saved fish, fixed the drainage issues, lined the pond with a massive liner. Then we brought in 50 tons of moss rock boulders. Saved the original bridges and made them stronger and sturdy. Created a look that was natural to the forest surrounding it.
This was an exciting project for the FFP team and we are extremely proud of how it turned out!

I’m often asked if you should seal a tile before grouting and the answer is a definite yes, and this Encaustic Cement tiled bathroom floor installation in Stockport is a great example as to why. The tiles had not been sealed before grouting and then, once the tiler went to grout the newly installed tiles with a grey grout, the colour ran into the tiles, staining them and leaving them looking grubby and dirty. Had the tiles been sealed it would of made the process of removing the grout from the surface of the tile much easier.
If you haven’t come across them before Encaustic cement tiles are often hand painted and are available in a range of beautifully artistic patterns, so it was a real shame that these tiles were allowed to be spoilt by an avoidable mistake. As you can imagine, the property owner was keen to have the tiles professionally restored, and she contacted me to get the job done. I took some photographs but I’m not sure that they do justice to the problem.
Rather than use a liquid cleaning product, I opted to use diamond encrusted handheld burnishing pads to remove the grout stains. Our burnishing system comprises four pads of varying grits. I started with the Coarse grit burnishing pads applying to the tiles it with a small amount of water as lubricant to grind down the grubby marks. Following this I worked my way through the system, applying Medium, Fine and Very Fine pads to gradually restore the appearance of the floor. Once the burnishing process has been completed I rinsed the tiles and then accelerated the drying process using a heat gun to prepare them to be sealed.
Removing any excess moisture before sealing is essential as even a small amount can cloud the sealer and prevent it from properly protecting the tiles from dirt and stains. Once satisfied that the floor was dry, I proceeded to seal it using Tile Doctor Colour Grow. As an impregnating sealer Colour Grow penetrates deep into the pores of the stone to fill them and thus prevent dirt from becoming ingrained. Colour Grow’s colour intensifying properties also really accentuated the patterns of the Encaustic Cement tiles.
Now that these fantastic tiles have been properly sealed it will be far easier for the customer to keep them clean in future. Needless to say, she was very happy with the result. We recommend topping up your sealer on a regular basis to ensure problems like those which occurred here do not damage the appearance of your tiles.

This Large scale water feature was installed in May of 2015 this Pond is made up of a 60x25’ upper pond dropping 5’ of elevation thru a series of streams and multi level waterfalls into a 20x25’ lower pond. The lower pond then empties into a 20’ stream that disappears into a 3000gal underground holding reservoir. The water is recirculated thru a 12,000 GPH pump that feeds 1500 gallon wetland Biologic filter, and a 8000GPH pump that feeds a series of underwater jets to create proper water circulation. In total this water feature holds a total of 33,000 gallons of water.
This project prosed a series of problems and challenges for the crew. The problem we had to address is the yard had a significant slope in 2 directions. In order to level off the yard to make way for the water feature a series of outcropping retaining walls had to be built to support the ponds. The other challenge we had was the limited access, because the initial landscape was already in we had to work our way out of the back yard excavating, building and installing the stone work as we went, the underground basin and lower pond had to be completely finished before the upper pond could be started.
The end result was a beautiful rustic back yard that fades away into the natural landscape of the conservancy that surrounds the house. In total it took 170ton of outcropping stone, 140ton of granite bounders, 75 light fixtures hundreds of plants and 33,000 gallons of water to create this stunning oasis

It is a truth universally acknowledged that a homeowner in possession of a leaking roof must be in want of repairs.
And though it makes for a fun Jane Austen allusion, an unreliable roof is a serious problem. Water can cause a great deal of damage in a short time, so this homeowner wisely called us in to help.
The roof of this custom-designed home was leaking in myriad locations, so our team removed the existing roof decks to access and repair the exterior trouble spots.
The new deck was constructed atop a Bison pedestal system; in fact, we custom-designed the deck in panels that can be lifted for seasonal roof sweeping and simpler maintenance.
The various roof decks were rebuilt with both reclaimed decking and new ipe decking. Our team also removed several faulty parapet walls and replaced them with a mixture of stainless steel cables and ipe railings.
Finally, we took steps to prevent future drainage problems by applying a sealcoat to the exterior stucco and creating a copper drip-edge too.
Leaking roofs are no laughing matter, but thanks to Houseplay, this story — like Austen’s Pride and Prejudice — had a happy ending.

Our client asked for a more functional and visually pleasing backdrop to his outdoor patio space. The result incorporates lighting, fresh paint, and touches of aged wood trim, to give an old-world European feel. The feature of the design solves a problem our client did not realize he had. A broken and leaking downspout led to deterioration of the home’s stucco finish. To solve this problem and route the water away from the outdoor entertaining space, we constructed a large scupper which also serves as a gateway/arbor. Rainwater harvesting and use of thermally modified wood add points for sustainability.

The flow of this Kitchen/Dining/Family Room area was dramatically changed by the redesign of three problematic areas. Originally the Kitchen had a oversized, angled peninsula that made traffic flow to the adjacent Dining And Family Rooms congested. The Dining Room was a dark, enclosed space with angled walls. And the Stairway to the Lower Level had a awkward door at the top of the stairs plus poor lighting making the stairway feel like a cramped tunnel.
To solve the problems, the Kitchen peninsula was redesigned with a new layout that didn't sacrifice seating. The Dining Room was opened up to the Kitchen and Family Room by removing a small angled wall and also the wall that divided the Dining and the Family Rooms - now the Family's Room fireplace is visible for enjoying upon entering the house and your view can even extend out the Family Room windows to the landscape of the backyard beyond. And finally, the staircase was updated by eliminating the door and opening up one of its side walls so that sightlines now flow through to the Kitchen and natural and accent lights flood the space. By reworking these spaces they now have an updated, open, expansive feeling with easy traffic flow and lots of light. Problems solved!

The new owners were looking forward to living in their new home with an open floor plan, tall vaulted ceilings, and great views. It featured a large Great Room with two big French Doors separating the Dining Room from the Master Bedroom.
But after only a few months they identified a major design flaw: Each of the French Doors had ten glass windows with two large windows above each door. (Check out our before and after designs, traffic flow diagrams and photos of this project.) Glass windows and doors allowed sound and light from guests or the TV in the great room to easily sneak into the bedroom. With unique work and sleep schedules (he’s a pilot, she’s a registered nurse) this design wasn’t working.
Then there was a traffic flow design flaw: The Master Bedroom had a second entrance from a hallway. To get into the bedroom from the hallway you needed to walk down another claustrophobic hallway.
To get from the Master Bedroom to the Master Bath begin at the most remote corner of the bedroom and down a hallway between two closets. Once inside the bath, a huge triangular Jacuzzi dominating the space.
So, from a privacy and traffic flow perspective, this home had some major design issues.
When Craig Weber first met with the owners, he listened to their ideas and concerns. The owners trusted Craig to come up with the most efficient and most effective solution to this design dilemma. He offered a solution that resolved the bed-bath traffic flow problem, offered some bedroom room privacy, and updated the bath.
First, the two French Doors and windows were removed. A new wall was built with sound-absorbing materials, making the Great Room and Dining Room more comfortable spaces for entertaining while creating the bedroom privacy the owners craved.
Solving the Bedroom/Bath traffic flow problem began with removing the two existing closets. The bath door was relocated next to the hall entrance, and then a new walk-in closet was added adjacent to the hallway entrance. The solution offered easy access to and from the bath, closet and hallway without a hint of claustrophobia.
The Master Bath underwent a major transformation designed for convenience and comfort – especially during long, cold Minnesota winters.
Most everything from the former bath was torn out, beginning with the giant Jacuzzi.
A new bathtub that is wider and deeper than the standard size was installed with brushed Nickel fixtures. It’s the perfect place to relax with a glass of wine and candles.
Warm floors are a Minnesota “must have.” The bath’s new ceramic floor features in-floor electric heat. Getting in and out of the tub is easy and comfortable.
The new walk-in shower again features in-floor heating and a place to sit. The most interesting feature of this shower may the custom ceramic tile installed with unique patterns.
A new vanity Cambria Bradshaw countertops features two under-hung ceramic sinks with matching brushed Nickel fixtures.
Tall ceilings and three glass windows near the ceiling flood the room with natural light. A new energy-efficient window frames an ornamental stained glass window created by the owner’s father – a great personal touch.
A quiet place to sleep. A private dining room for entertaining. A Master Bath to die for. And easy traffic flow. The owners couldn’t have been more delighted with the outcome. And Lilly, their cat, loves it too.
