At our first consultation, we do give a budget range based on our initial understanding of your needs and the scope of work. To understand actual costs, and to learn more of your needs and ideas and to share ours -- and to sometimes dream of possibilities -- we design with you and make selections during the development phase after the initial consultation. The advanced thinking and understanding gleaned from development can change our initial budget projections. If you must stay to a predetermined budget, we help you limit the choices and design appropriately.
During the development phase: We are a partner with you to value-manage the project. We are upfront in the design and selection process regarding cost-drivers. We provide options to contain costs.
You made excellent value-packed selections to develop a resonable project cost. However, your desired project and desired budget did not match up. This is disappointing for sure, but not unusual. In my own home, I am remodeling my basement and I am not able to do everything I dreamed, but it is still a stellar project. The budget challenge compels us to think creatively and to create amazing elements we might not have considered if we had carte blanche.
None of our clients have unlimited budgets. So this is the challenge we embrace and provide an expertise to assist you.
I feel to clarify so others are not confused:
You agreed to the contracted price and to the design and selections. All costs and selections were known to you before you signed or paid. The price was appropriate for the scope of work and consistent with industry data provided for per square foot costs. (See Cost Verse Value Report by Remodeling Magazine.)
In the design phase, well before construction, we provided value-managed options for design and materials mindful that you wanted to stretch your dollar. Your granite selection was one of those value-managed items. Granite is considered a premium stone and our vender offered it at a very favorable price relative to quartz so it was a compelling option. We were not made aware by you that you felt dissatisfied with this option, quite the contrary, you expressed satisfaction that we found a dynamic stone at a lower cost.
At the time of your project, LED under-cabinet lights were not as affordable and reliable in our opinion as they are now. Xenon was a great choice at the time to contain costs. Today we use LED and are delighted with the LED expanded options.
During the construction, you requested and agreed to change orders to add additional items that did impact the cost of the job. These were your choices and were less than a seven percent increase to your original contracted price. When the average construction costs is reported to be out of control by twenty percent or more, we are satisfied that we helped you control and anticipate costs.
At the final walkthrough -- the point you give your final confirmation we have completed to your satisfaction -- you expressed to me your pleasure with the end result and gave fair critique of our process for which we were grateful. Two years after the project, you have given this review expressing feelings I did not learn from you directly.
On the NEXT Project Studio VALUE: For products: where we have a builders' discount, we passed that savings on to you. For warranty and follow up: In our business, it is difficult to find a designer/contractor who will appropriately fix missteps like your flag being accidentally soiled by our worker. We had your flag successfully cleaned by an heirloom material specialist at a premium cost. We twice fixed a "lemon" faucet, which we had advised against before it was installed. Our plumber expressed concern that it did not meet standard US certifications and would give you trouble. Because there was no other faucet you liked as much for the design, we applied ourselves creatively to make the faucet work -- a faucet that had no regulator and did not drain correctly. This was at considerable cost to our company and we went above and beyond our obligation. Over a year after the project, we assisted you to clean a stain in your countertop. We stand by our ten-year workmanship warranty for which you have still have eight years. We will answer the phone call from you. This is the good news of our company, the honest work we do, I hope you feel to report.
