When we got to our client's house, she not only needed to remodel her kitchen but also to solve a serious problem of mold behind her walls due to an old water leak. We checked all the cabinets and determined that they were not affected by mold. We solved the mold problem by removing all the cabinets and drywall and replaced with new drywall. We then took the cabinets to our workshop and refaced all of them. The kitchen cabinets were done in a white gloss level acrylic door while the peninsula was done in a sapphire color. We also made some modifications to the layout by removing the cabinets above the cooktop and installing a hood and floating shelves on both sides. This gave the kitchen more space and a modern and light style. Next we installed a Calacatta quartz countertop and a tile backsplash. Lastly, we added a wine cooler, LED lights under the wall cabinets and in the toe kick and pendant lights over the island.

2011 NARI CAPITAL COTY GRAND AWARD WINNER Built in 1980, this single family home in Fairfax Station desperately needed remodeling. The homeowners cited lack of space, old appliances, dark cabinets and not enough natural light coming in as just a few of its problems. Design solutions to their problems included adding space via a two-foot bump out behind the breakfast area to make room for a larger table and more seating, and moving a wall out 18” to create a wider kitchen. This second move allowed one wall to house the kitchen’s pantry, double oven and refrigerator. Stainless steel professional-grade appliances also include an electric cooktop and range hood. The added space accommodated a center island which provides more storage, houses a built-in microwave and incorporates display cabinets for the owner’s prized china. Both the island and perimeter cabinets are topped with an exotic dark granite counter. A custom-made hutch matches the cabinetry perfectly. The new open concept design lets guests move freely between kitchen, dining area and family room. A triple window in the dining area and double window over the sink area meet the owner’s requirement for bringing in more natural light.

The client was excited to purchase a home in the beautiful resort of Sandestin, but was not pleased with the dark interiors, heavy mouldings, tile floors, dated fixtures and heavy feel of the interior of the home. This was a mission critical exterior door installation as this home is right on the water looking over to Fauntleroy and it gets a lot of intense weather. It was critical that we identify all of the problematic water intrusion points when we pulled out the old failed door. We did a patient and comprehensive test of the exterior to make sure we had identified all of the problem areas before we began interior restoration. The restoration of the interior was done only after all water intrusion problem areas had been tested and proven to be sealed over the course of several weeks. The client was very pleased with the thorough approach we took to the project.

Set inside a circle of 100-year-old maple and oak trees, while complimenting the main home’s architecture, these ‘tree houses’ give shelter, space for imagination & safe play outdoors for twins. Mimicking the trees’ height and scale, and mirrored in each of their designs, these two 6 foot square base by 14 foot tall twin play structures allow for each child to have its own personal space, yet are connected at the center swings. These unique treehouses have been built with sustainable sourcing and upcycled construction methods. When Martine Ilana, Principal designer of Temescal, considered what a ‘treehouse’ would look like for her twins, immediately it’s ideation was focused on keeping the integrity of the forest and problem solving how to use as many repurposed and sustainable materials as possible. Accessing the incredible selection of salvage materials from a salvage yard in Detroit, Temescal was able to source non-toxic, and structurally sound woods to build the structure itself. Healthy building materials include: Metal Roofing and Water based Low VOC paints. A slatted exterior structure was designed to create a rain screen and in addition complement the Main home’s exterior design. Designed with an end of life intention for longevity and a easy means to pull apart these structures apart once the children are older, the foundations can be used for a future ADU. The slide posed the largest problem to source as recycled plastic slides are not made available to residential projects by US based manufactures and repurposed from Facebook marketplace hit many dead ends. Ultimately, she chose to use a HDPE high density polyurethane plastic slide that would allow for its material to be recycled once at the end of this life. Every detail, both in their exterior and interior, of these upcycled treehouses was considered with care and an artistic touch that enhances the landscape and forest surrounding them.

It is a truth universally acknowledged that a homeowner in possession of a leaking roof must be in want of repairs. And though it makes for a fun Jane Austen allusion, an unreliable roof is a serious problem. Water can cause a great deal of damage in a short time, so this homeowner wisely called us in to help. The roof of this custom-designed home was leaking in myriad locations, so our team removed the existing roof decks to access and repair the exterior trouble spots. The new deck was constructed atop a Bison pedestal system; in fact, we custom-designed the deck in panels that can be lifted for seasonal roof sweeping and simpler maintenance. The various roof decks were rebuilt with both reclaimed decking and new ipe decking. Our team also removed several faulty parapet walls and replaced them with a mixture of stainless steel cables and ipe railings. Finally, we took steps to prevent future drainage problems by applying a sealcoat to the exterior stucco and creating a copper drip-edge too. This beautiful property is located in the hills above of Montecito with 360 degree of views onto the Channel Islands and the surrounding mountains. Inspired by the Japanese landscape design principal of the borrowed landscape the gardens on this property serves as a kind of picture frame from which to view the natural beauty of its surroundings. This 15-year-old costume-built home was crafted with all the style and workmanship ship found in Villa or Château in the Mediterranean. Unfortunately, the garden design was not as well thought out as the house was. Most of this property receives baking sun, drying winds and is in an extremely high fire danger area. Do to these factors many of the plants on the property were unsuitable for their location. The original planting scheme was also lifeless and colorless. Poor landscape maintenance had left many of the plants on the property sick and dying. We came in to revive this landscape, breathing new life into it. Creating a drought tolerant and fire wise landscape was of utmost importance to these clients. Staying true to the more formal landscape styles found in Southern Europe we also want to create an opportunity to design seamlessly blend with its natural surroundings. We did that by incorporating a lot of California native plants. This vast property also contains an avocado orchard and a vineyard. By adding California native plants the property is inviting in native birds and insects that help keep pollinate the orchard and vineyard and keep pest problems at bay. Because these clients enjoy harvesting from their land we added elements of edible landscaping to this project. We filled pottery and planter beds with fruit trees, culinary and medicinal herbs as well as flowers that can be used in cut flower arrangements. Lastly, we went through carefully pruning diseased plants, treating pest problems an improving the soil. Now the landscape is not only more beautiful it is more protected against fire, is more water wise and integrate into its surrounds with a wholistic approach.
