Terracotta is an interesting type of stone manufactured using a variety of techniques dependant on the country of origin which leads to a number of differences such as Spanish Terracotta being less porous than its Mexican counterpart: the former is semi-hand made and finished in a factory kiln, while the latter is completely handmade. Spanish Terracotta is therefore a lot less than porous and ultimately, of a higher quality.
But despite the Spanish Terracotta being less porous, and therefore being less prone to ingrained dirt, it still, like any other stone, needs regular maintenance to keep it looking smart. In the tiling trade, we quite often refer to this as a good old fashioned ‘Clean and Seal’ and this is exactly what was requested by this property owner in Halifax, for their Spanish Terracotta tiled floors in the kitchen and adjacent hallway.
I cleaned both sets of Terracotta tiles using the same process, which involved the application of our reliable alkaline cleaner known as Tile a Doctor Pro Clean, diluted with five parts of warm water. Once the solution had been left to dwell for a short period, it was scrubbed into the tiles to remove all dust, dirt, and general muck. This created a slurry of cleaning residue, which I promptly soaked up using a wet vac. A wet vac machine is an essential tool when it comes to cleaning porous tiles since, unlike a traditional mop and bucket, it sucks the excess trapped dirt out of the clay and thus provides a superior clean.
Following this, I applied a small amount of our heavy duty remover, known as Tile Doctor Remove & Go, to deal with some of the more stubborn stains and paint splashes, before rinsing with clean water and wet vaxing in a similar fashion to before.
Once the clean had been completed I left the tiles to dry completely. This can take 12 to 24 hours depending on numerous factors including whether a Damp proof Membrane and underfloor heating has been installed which can really help reduce drying times. Letting the tiles dry completely before sealing is paramount as moisture can cloud the sealer and affect its performance.
Upon my return to the property I ran some quick damp tests, which revealed the tiles were ready to be sealed. I then applied several coats of Tile Doctor Seal and Go, our topical sealer which provides a satin finish and accentuates colour. A new coat of this product is recommended every six months on Terracotta to ensure the continuous protection of the tiles’ soft clay particles.
My customer was extremely pleased with her refreshed Terracotta tiles. It goes to show what a big difference a bit of regular maintenance can make. I advised the customer that an everyday cleaner called Tile Doctor pH Neutral cleaner can also be used regularly to keep the tiles looking great without damaging the sealer.

New York snowbirds redesigned their Miami Beach apartment to take advantage of the tropical lifestyle.
WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views.
In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five.
“They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Corrredor, of the J. Design Group in Coral Gables, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.”
The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in.
The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door
that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.”
She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking.
Opening it up changed everything.”
They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Corredor selected for the kitchen can be twirled around to use for watching TV in the living room.
In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”…….
….. To add texture and depth, Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.”
Known for capturing the client’s vision while adding her own innovative twists, Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas.

Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We received a request to renovate Victorian tiled hallway floor at a house in the London borough of Harlesden NW10. My client had modernised the heating system and this unfortunately required a section of the tiled flooring to be dug up so new pipework could be laid.
After speaking on the phone, I arranged an initial visit to the property so I could properly assess the work required and provide a price for restoring the floor. During my visit I could see there was another section of missing tiles at one of the door thresholds which would need attention. Except for the missing sections of floor I could see that the tiles themselves were in good condition for their age and would respond well to a deep clean and fresh seal.
I was confident on being able to source matching replacements for the missing tiles and reassured my client that we would be able not only repair the floor but also renovate it to a good standard. I gave them a price to do the restoration which they were happy to accept, and the work was booked.
After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match.
With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling.
The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted.
The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum.
It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues.
Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum.
Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer.
I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish.
This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp.
Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring.
For the aftercare of sealed Victorian tiled floors, I recommend Tile Doctor Neutral Cleaner, it’s a mild day to day cleaner with a neutral pH that won’t damage the sealer. Many of the tile cleaning products you find in supermarkets are simply too strong.

This Victorian tiled hallway floor at a property in Twickenham was in great physical condition considering its age but just hadn’t been cleaned or sealed in quite a few years. Over the years the protective sealer has worn away and dirt tracked in from outside had sunk deep into the pores of the tile. The floor looked dull, and my customer was finding it hard to clean and maintain effectively.
To remove the ground in dirt from within the pores of the tile I needed to apply a strong cleaning product that would breakdown the dirt and deal with any remaining sealer left on the floor. Usually, I find the sealer down the center of the hallway is worn away with use, but you still find traces towards the wall. To do the renovation effectively I would need to remove all the sealer during cleaning otherwise you risk an uneven appearance.
The best sealer stripper and cleaner for the job is a product called Tile Doctor Remove and Go so I mopped a strong dilution onto the floor and then left it to soak in for around fifteen minutes. To get the best from this product it’s advised to give it a long dwell time thereby allowing it to break down old sealer and dissolve the dirt and contaminants.
The floor was then scrubbed with a rotary floor machine to work the product into the pores of the tile and release the trapped dirt. After the first pass the floor was rinsed with a little water and the soil extracted using a machine. After inspecting the floor some areas were re-treated using the same process to ensure all the sealer and dirt had been removed.
After a final inspection I left the tiles to dry off overnight.
The following day I returned and started by taking moisture readings from different parts of the floor. Its not a good idea to apply a sealer to a damp tile and damp areas should be dried out with a heat gun first.
My client was keen to have a classic shiny appearance, so I chose Tile Doctor Seal and Go to add protection to the tiles. The sealer will prevent dirt becoming ingrained in the tile and protect the floor from staining caused by spillages whilst making it very easy for our customer to maintain in the future. As you can see from the pictures, it also gives a nice sheen finish to add lustre to the floor as requested by my customer.
Before leaving we had a quick chat about maintaining the floor and a warning about the use of strong floor cleaning products which can be over strong and prematurely strip the sealer away over time. For this floor I recommend Tile Doctor Neutral cleaner which is an effective cleaner but as its name suggests is pH neutral and mild enough not to harm the sealer.

Like many projects, this began with a discussion about reconfiguring the island and refinishing the cabinets. Then the clients asked if I could change their sink (undermounted below granite), add a second dishwasher, and replace her double oven. When they realized the extent of those requests, they decided they might as well replace the cabinets and get the quality, storage, and finishes they wanted. They desired traditional styling with a French motif, and luxurious, yet durable finishes that would complement her eggplant/gold/green fabrics.
To avoid more expense, we kept the existing windows and retained the existing placement of major appliances (except the cooktop which we moved slightly for better function). I relocated the microwave to the island so that we could install a built-in, larger refrigerator.
I reconfigured the layout to better accommodate the needs of this large family – they have six children and three dogs. Everyone has breakfast, takes lunches, has dinner at home daily, and even the dog food is cooked from scratch. There are great organizational accessories in the cabinets. The full-extension quiet-close dovetail drawers minimize noise and feel like fine furniture. The cabinet and countertop finishes are extremely durable. Even the Iroko wood eating counter is easily maintained using an oil-wax that repels stains.
The island shape provides seating for three as well as room for the cooktop, warming drawer, microwave drawer, and generous storage. The sprawling countertop works well for their volume of food preparation. The desk area now functions with proper phone and electrical outlets, file drawers, and enough counter.
The choice of flooring was critical – the kitchen is part of a great room that flows into a large entry hall. The existing travertine, tile, and carpet did not wear well. I selected durable porcelain tiles that resemble limestone and wood and created a European-inspired woven design in the entry. A simpler version of the same materials in the kitchen and an inset real wood into the seating area create flow between the rooms.
To create more visual interest, I removed non-critical soffits. The remaining soffits were clad with wood so it appears that all is part of the cabinet design. The mixture of glazed cherry and black rubbed-through-paint on cherry finishes are enhanced by the dramatic black and gold veins in the creamy granite counter. We retained the straw and plaster walls that create an old-world feeling.
The custom mahogany and iron pantry door balanced the design and completed this truly unique space. Pewter cabinet hardware and patterned glass accentuate the motif. Many of the cabinet accountrements are made from a compo material and recreate historical French mouldings. The remaining adornments are hand-carved wood.
On top of beauty and function, the cabinet boxes are made from environmentally-friendly, no formaldehyde-added agriboard. So we have traditional design, ornate mouldings, multi-step finishes, and are still nice to the earth and my clients!
My scope of work encompassed the complete design process: from design concepts, through working drawings, materials specifications, purchasing, and project administration.

With three children under the age of 5, our clients were starting to feel the confines of their Pacific Heights home when the expansive 1902 Italianate across the street went on the market. After learning the home had been recently remodeled, they jumped at the chance to purchase a move-in ready property. We worked with them to infuse the already refined, elegant living areas with subtle edginess and handcrafted details, and also helped them reimagine unused space to delight their little ones.
Elevated furnishings on the main floor complement the home’s existing high ceilings, modern brass bannisters and extensive walnut cabinetry. In the living room, sumptuous emerald upholstery on a velvet side chair balances the deep wood tones of the existing baby grand. Minimally and intentionally accessorized, the room feels formal but still retains a sharp edge—on the walls moody portraiture gets irreverent with a bold paint stroke, and on the the etagere, jagged crystals and metallic sculpture feel rugged and unapologetic. Throughout the main floor handcrafted, textured notes are everywhere—a nubby jute rug underlies inviting sofas in the family room and a half-moon mirror in the living room mixes geometric lines with flax-colored fringe.
On the home’s lower level, we repurposed an unused wine cellar into a well-stocked craft room, with a custom chalkboard, art-display area and thoughtful storage. In the adjoining space, we installed a custom climbing wall and filled the balance of the room with low sofas, plush area rugs, poufs and storage baskets, creating the perfect space for active play or a quiet reading session. The bold colors and playful attitudes apparent in these spaces are echoed upstairs in each of the children’s imaginative bedrooms.

WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views.
In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five.
“They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Corrredor, of the J. Design Group in Coral Gables, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.”
The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in.
The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door
that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.”
She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking.
Opening it up changed everything.”
They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Corredor selected for the kitchen can be twirled around to use for watching TV in the living room.
In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”…….
….. To add texture and depth, Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.”
Known for capturing the client’s vision while adding her own innovative twists, Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas.

This is major kitchen remodel done on a tight budget!
1st thing I noticed in the original kitchen (please refer to before pictures) was that the ceiling height was lower than both the adjacent rooms, and of course the soffit cabinets made everything lower so I suggested we take the ceiling height up the match the other rooms. Through process of elimination I found the best place for the sink was in the corner because she would now have 2 windows for views of the neighborhood and a place to put the plants that once sat on the floor in the “breakfast nook”. Moving the gas cook top the exterior wall allowed for ease of installation and venting out also this was the best place to put it given the amount of windows. It is very important to me to design every kitchen with surface space on either side of the cook top so that you have enough room for baking racks, cookie sheets, etc.. to spread out. The solution to the double oven request was to put 2 of them under the counter instead of stacking them which would have taken up surface space. During the design meeting I asked how often to you close that door to the dining room? To which they replied “never, we always leave it open”. I knew then that door was a waste of space so I decided to toss that to make a bigger opening to make the kitchen more inviting as you enter from the dining room. Another thing I always talk about during kitchen designs is “landing zone”. You must have a surface to place things on once you enter the kitchen, be it groceries, keys, phone, wallet, etc.. But I find it functional and it keeps you from walking into a room with large things on either side of you. Again relating back to making sure the kitchen felt inviting. Definitely wanted make sure we had as much pullout kitchen accessories and deep drawers for ease of use because we did not have room for a lot of upper cabinets. I decided to take full advantage of those large open windows buy taking the tile to the ceiling and picture framing them with tile liners. The effect is that you see more light coming in because of the contrast of the darker tile. My solution to the clients request to get as much light in from the adjacent family room was to take out that kitchen desk and frame in a large opening. I needed to make sure that opening made a statement so instead of doing a standard door casing I added architectural details of molding around the doorway and highlighted by insetting the molding into the wall and painting the inset a different color. Once I was able to achieve bringing in the most light, I decided I could bring in a little drama by going with a dark wall color! It is okay to use dark wall colors as long as you have enough light so it still feels inviting. My solution to the radiator was to move it over to give us just enough room to squeeze in another cabinet for capturing as much storage as I could. I needed to make sure I had that “landing zone” so I wanted to place a counter top over the radiator, but how? I used a decorative post to give the kitchen a little something extra and to tie back in with the cabinets. Then I added a counter top above the wine refrigerator but both had to be the same height because they were across from each other. So what a great challenge this turned out be. Because of me needing to make the wine refrigerator counter top higher to match the other counter top, I was able to fit in a little drawer for wine accessories above the wine refrigerator. More storage! Yes!! Painting the radiator white to give it a fresh new look added a lot and was relatively simple in the grand scheme of things. Solution to pantry was to make it a cabinet pantry so that we didn’t have to work around the thickness of walls and a door. Island size was determined by NKBA standards of having enough room for traffic flow around the kitchen which allowed us 3 chairs. And if someone ever wanted to, they could use the counter above the radiator as a surface to work on. Of course we updated all the lighting, made sure we had under counter lighting, and they are all LED. Lastly porcelain floor tiles , ceramic backsplash and quartz counter tops were the material of choice for ease of maintenance and budget.

The client contracted our company to solve multiple existing drainage problems. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor.
Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water.
To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit.
Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife.
The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought.
The area above the StormTech® pit provides space for the client’s family to relax. The rain garden and bioswale provide screening, storm water management, a habitat for wildlife, and plants that enhance the adjacent formal garden.

Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Our Operations Manager Ed Sossich checks orders and schedules all warehouse and home deliveries. Our delivery manager Mark Mitten supervises every delivery and checks in each cabinet and part. And our CRM system, Monday, prompts each person responsible for each phase of a customer’s kitchen with automated alerts. This keeps things moving, even during supply chain disruptions, and ensures no step is overlooked.
