Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby. I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse. The appearance of the entranceway did not set the right standard for the rest of the house, so the property owner was keen to have it restored professionally. I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks. Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers. To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed. Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others. Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish. As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback. I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail! I’m often asked if you should seal a tile before grouting and the answer is a definite yes, and this Encaustic Cement tiled bathroom floor installation in Stockport is a great example as to why. The tiles had not been sealed before grouting and then, once the tiler went to grout the newly installed tiles with a grey grout, the colour ran into the tiles, staining them and leaving them looking grubby and dirty. Had the tiles been sealed it would of made the process of removing the grout from the surface of the tile much easier. If you haven’t come across them before Encaustic cement tiles are often hand painted and are available in a range of beautifully artistic patterns, so it was a real shame that these tiles were allowed to be spoilt by an avoidable mistake. As you can imagine, the property owner was keen to have the tiles professionally restored, and she contacted me to get the job done. I took some photographs but I’m not sure that they do justice to the problem. Rather than use a liquid cleaning product, I opted to use diamond encrusted handheld burnishing pads to remove the grout stains. Our burnishing system comprises four pads of varying grits. I started with the Coarse grit burnishing pads applying to the tiles it with a small amount of water as lubricant to grind down the grubby marks. Following this I worked my way through the system, applying Medium, Fine and Very Fine pads to gradually restore the appearance of the floor. Once the burnishing process has been completed I rinsed the tiles and then accelerated the drying process using a heat gun to prepare them to be sealed. Removing any excess moisture before sealing is essential as even a small amount can cloud the sealer and prevent it from properly protecting the tiles from dirt and stains. Once satisfied that the floor was dry, I proceeded to seal it using Tile Doctor Colour Grow. As an impregnating sealer Colour Grow penetrates deep into the pores of the stone to fill them and thus prevent dirt from becoming ingrained. Colour Grow’s colour intensifying properties also really accentuated the patterns of the Encaustic Cement tiles. Now that these fantastic tiles have been properly sealed it will be far easier for the customer to keep them clean in future. Needless to say, she was very happy with the result. With 5 custom fireplaces, 75+ palm trees, fountain, courtyards, and extensive use of covered outdoor spaces; Little Hawkins Island is truly a Resort Residence that will easily accommodate parties of 250 or more people. The concept of a “village” was used to promote movement among 4 independent buildings for residents and guests alike to enjoy the year round natural beauty and climate of the Golden Isles. The architectural scale and attention to detail throughout the campus is exemplary. From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

Using low and maintenance-free materials, these two Norton, MA deck renovation projects will have lasting impact. Our clients hired us to create a space to be used for entertaining and relaxation. We built a 12×12 deck onto their brand-new above ground pool. As premier deck contractors, we designed and built this beautiful, modern and maintenance free deck using AZEK PVC decking. AZEK has a natural wood look and is engineered to last longer than alternative materials like pressure-treated wood. Lead Designer, Jason Hoffman, worked with the Norton, MA homeowners through the Design phase and produced a simple, yet effective and classic design. We partnered with Techno Metal Post, installing Helical Piers for the deck’s foundation. We’re fans of these steel metal posts because of their low footprint on the job. The rapid installation allows us to build on them immediately rather than waiting for concrete to dry. Our team of professionals assess each job to determine the best materials and practices that allow for a seamless, safe and secure building. In addition to the new pool deck, we also renovated the homeowner’s existing rear deck off the back of the 2nd story of their home. The deck board and railing were in need of repair although the foundation itself was in good shape. We removed the pressure treated decking and rails and facelifted the existing space with the same AZEK PVC decking and railings as the pool deck to create a cohesive backyard look. We also installed composite decking with riser boards on the stairs with a new rail system.

This young professional couple with a child approached us to renovate their home to increase functionality, and personalize it to their needs. In the Master Ensuite, the dark and uncomfortable shower was replaced with a bright, spacious walk-in shower with a bench. The large corner tub not only took up too much space but was difficult to get into. The cumbersome tub was removed and replaced with a new freestanding tub, made even more luxurious with a gorgeous feature wall including a beautiful mosaic with brass accents and raindrop sconces. A custom-built cabinet with acid-etched glass from countertop to ceiling served the dual purpose of providing storage and concealing the toilet. A custom-built double vanity in White Oak shaker with quartz countertop and backsplash was installed, providing an update and useful storage. Their daughter required her own Ensuite, and the large Shared Bathroom needed an update. Through careful planning, we were able to create 2 Bathrooms out of the existing Shared Bathroom, creating an updated and functional Shared Bathroom, as well as a much-needed Ensuite, perfect for a child. A new walk-in shower added functionality to the Shared Bathroom, and more importantly, a new tub as requested by our clients was installed for their daughter’s Ensuite. New prefabricated vanities, black and brass plumbing, and light fixtures and porcelain tiles completed these 2 Bathrooms. A change to the Laundry Room was a must, as the existing Laundry Room was lacking in both counter space and storage space. We were able to provide our clients with an updated Laundry Room, tailored to their needs, including more counter space, and custom-built cabinets. The addition of a bench with cubbies provides a convenient spot to sit and to store outdoor and seasonal items. The laundry machines are stacked, allowing for cabinets to store unsightly folding drying racks, ironing board, and brooms when not in use. The project was finished on time, and our clients couldn't be happier with these updates that make their home meet their taste and needs, to be enjoyed for many years to come.

I was recently contacted by a client who had just moved into a house in Crowborough, a town in East Sussex which by the way was once home to Sir Arthur Conan Doyle, the author of the Sherlock Holmes novels and short stories. The riven Slate tiled floor in the kitchen had trapped bits of dirt and also food which had become ingrained in the tile. Needless to say, the new homeowner wanted to give the kitchen floor a thorough clean. However, she had tried every cleaning product she could find in the supermarket, but to no avail. Struggling to find a solution she sought out professional assistance and naturally I was happy to help. My first task was to mix up a strong solution of Tile Doctor Pro-Clean. The product was only slightly diluted with water, since the floor was quite heavily soiled and a higher concentration of Pro-Clean was needed to help remove several layers of dirt and food waste. Once applied to the floor, the solution was left to dwell for roughly five minutes before I began to work it into the stone with a deck brush. I did the best I could here to clean the floor without using my buffing machine as, since the floor was riven, my black buffing pad would have been ruined by the ridges. Making up for the lack of a buffing machine, I made sure to scrub the floor with Pro-Clean for several hours to remove as much grime as possible. One the cleaning was finally completed I rinsed the floor several times with clean, hot water. I then used a wet-dry vac machine to remove any excess moisture to clear the floor for sealing when I returned 48 hours later. Upon leaving, I left my client with instructions to avoid spilling anything on the floor as, again, any liquid left on the surface might affect the performance of the sealer. After a period of two days, I returned to commence the sealing. My choice of sealer was Tile Doctor Seal & Go, which is suitable for use on internal, unsealed surfaces such as Slate, textured Quarry, Victorian tile, and others. Seal and Go is also a water based sealer so you there’s very little smell given off whilst it dries compares to solvent based sealers. In this case, the client did not want the surface of the floor to be too shiny, so I only used two coatings of Seal & Go, whereas for a shinier result I would have used a few more. My client was exceptionally pleased with the results, which had not only cleaned the floor but brought out the beautiful colours in the stone that had once been hidden under several layers of muck.

This Victorian tiled hallway was one of the most beautiful Victorian floors I have ever had the pleasure to work on. With the wide range of patterns and colours they are available in, it seems no two Victorian tiled floors are exactly the same, and this uniqueness is part of what makes them so appealing to property owners. Unfortunately, this floor had been poorly maintained over the years, even suffering from a few loose and missing tiles. There was a thick coating of dust and dirt soiling its appearance, and the property owner was understandably keen to remedy the situation. Having realised that everyday household cleaners are not likely to achieve great results, she asked me to carry out a full professional restoration, including making some repairs where necessary. I was pleasantly surprised to find out that this property was situated in the town of Wyken, which is a few miles outside of Coventry city centre and in fact just down the road from where I live myself! Before making a start on the cleaning process, it was first necessary to re-fix the small number of loose tiles and replace a single missing tile by the radiator. Fortunately, I’ve been working on these types of floors for some time and have built up a good collection of replacement Victorian tiles so I was able to find one that matched in nicely with the rest of the floor without too much problem. To clean the tiles, I began by applying a layer of Tile Doctor Oxy-Gel directly into the floor with a small brush. This product is very similar to the popular Tile Doctor Pro Clean: both are strong alkaline cleaners, strippers and degreasers, with the main difference being that Oxy-Clean comes in a gel form, making it easier to control and therefore ideal for precise cleaning, or for application to vertical surfaces. Like Pro Clean and being an alkaline base it is suitable for use on all types of natural stone and tile. The Oxy-Gel was left to soak into the tiles for around ten minutes before being scrubbed in and then rinsed off carefully with water, I then used a wet vacuum to extract the now soiled cleaning solution off the floor. The next step was to acid wash the floor using Tile Doctor Acid Gel; this served to break down alkaline mineral deposits inherent in the grout along with some excess grout that had been left on the untidily left on tile from installation. It is recommended not to use this product on acid-sensitive soon such as Marble and Limestone as it can cause irreparable etching but its fine on Victorian tiles as long as you don’t leave it on too long. Finally, the floor was given a rinse with clean water to remove any trace of chemicals from the cleaning and to neutralise the area in preparation for sealing. I left the floor for 48 hours to dry before returning to the property to seal the tiles. This allowed plenty of time for the floor to dry completely, which is important as any excess moisture can damage the ability of the sealer to protect against dirt and stains. My choice of sealer for this floor was Tile Doctor High Shine; three coats in total were applied, providing – as the product name suggests – the high shine finish that the customer had requested. The sealer will provide durable surface protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come. As a big fan of Victorian tiles, it was a great pleasure to restore this floor, and my customer was certainly pleased too.
