Staircase was already there, we just created custom posts to match existing staircase and to meet code. Instead of just slapping in some standard posts, we customized these to really go well in the space.

Classic elegance with a fresh face characterizes this stunner, adorned in Benjamin Moore’s pale green “Vale Mist”. For a serene, cohesive look, the beadboard and casings are painted to match. Counters and backsplashes are subtly-veined Himalayan Marble. Flat panel inset cabinetry was enhanced with a delicate ogee profile and graceful bracket feet. Oak floors were artfully stenciled to form a diamond pattern with intersecting dots. Brushed brass fixtures and hardware lend old-world appeal with a stylish flourish. Balancing the formality are casual rattan bistro stools and dining chairs. A metal-rimmed glass tabletop allows full view of the curvaceous walnut pedestal.
Tucked into the narrow end of the kitchen is a cozy desk. Its walnut top warms the space, while mullion glass doors contribute openness. Preventing claustrophobia is a frosted wheel-style oculus window to boost light and depth.
A bold statement is made for the small hutch, where a neutral animal print wallpaper is paired with Benjamin Moore’s ruby-red semi-gloss “My Valentine” paint on cabinetry and trim. Glass doors display serving pieces. Juxtaposed against the saturated hue is the pop of a white marble counter and contemporary acrylic handles. What could have been a drab niche is now a jewel box!

Formal curving entrance stairs. Natural stone with flagstone capping on the lamp posts and curving retaining walls. We also installed a stone walkway to the front door. The patterning of the stone is exceptional - we have master masons!

A design for a Prairie Style handrail with self-lit posts for nighttime illumination. The stair and home were existing - contrasting color on home was switched from muddy brown to dark bronze, better matching the brick. Railing post were designed to compliment the existing exterior lighting from Hubbardton Forge.

Close to Lincoln Center Plaza, two existing apartments were combined into a single custom tailored 4-bedroom residence. Characteristic with other buildings from the same post-war era, the existing apartments suffered greatly from a low, monotonous ceiling slab. To break up the ceiling, floating planes containing low-profile LED recessed lighting were incorporated throughout. Grey-washed birch veneer millwork is seen as you enter into the new foyer space. A blackened steel inlaid panel serves as a datum that continues throughout the apartment, wrapping the entry unit and extending around the corner to then transform into a floating bookshelf. The unit not only divides the entry area from the Living room, but also serves its utilitarian purpose on the foyer side as coat and storage closets, and then an entertaining function on the opposing side with a TV niche and custom liquor bar. Whitewashed rift and quartered white oak floors were used to brighten the space. In the kitchen, marble counters extend up the wall and onto the ceiling marking the separation of the kitchen/dining area from the living room/entry area. The kid’s room contains a custom curved desk area built beneath the bay windows to take advantage of the views. In the master bedroom, the blackened steel inlay reappears inset into the wardrobe wall unit.

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul.
With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset.
Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look.
A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness.
Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This clean contemporary backyard renovation transformed what the client called "an overgrown jungle" into a space that allows for functional outdoor living and serene luxury.

Tucked neatly into an existing bay of the barn, the open kitchen is a comfortable hub of the home. Rather than create a solid division between the kitchen and the children's TV area, Franklin finished only the lower portion of the post-and-beam supports.
The ladder is one of the original features of the barn that Franklin could not imagine ever removing. Cleverly integrated into the support post, its original function allowed workers to climb above large haystacks and pick and toss hay down a chute to the feeding area below. Franklin's children, 10 and 14, also enjoy this aspect of their home. "The kids and their friends run, slide, climb up the ladder and have a ton of fun," he explains, "It’s a barn! It is a place to share with friends and family."

PostMaster's® in-line design can be easily covered or concealed with matching wood, retaining the esthetics of a wood fence. It can be finished with both sides identical - a true good neighbor fence.

PROJECT DESCRIPTION:
The client requested a large (19 foot wide by 15 foot projection) two-span retractable waterproof patio cover system to provide heavy rain, hail, heat, sun, glare and UV protection. This would allow our client to sit outside and enjoy their garden throughout the year, extending their outdoor entertainment space. For functionality they requested that water drain from the rear of the system into the front beam and down inside the right end post, exiting at the bottom from a tiny hole and draining into the flower beds thus preventing rain water from simply dropping off the front of the unit. The entire system used one continuous piece of fabric and one motor. The uprights and guides meet together at a smooth L-shaped angle, flush at the top for a perfectly smooth profile. The system has a Beaufort wind load rating Scale 10 (up to 63 mph) with the fabric fully extended and in use. A grey hood was also used to prevent rain water, debris and snow from collecting in the folds of fabric when not in use. A running profile from end to end in the rear of the unit was used to attach the Somfy RTS motor which is installed inside a motor safety box. Circular concrete footers were installed in the grassy area in front of the unit for mounting the 3 posts. To allow for a flat vertical mounting surface, a ledger board using pressure-treated wood was mounted the full 19-foot wall width, as the client’s house was made of uneven, thick stone.
PURPOSE OF THE PROJECT:
The client’s intention was for installation of a retractable waterproof patio cover system to provide heavy rain, hail, heat, sun, glare and UV protection for their backyard patio area.
What is unique or complex about the project?
This project was difficult for two main reasons: 1. Very large installation fasteners needed to be used to install through the above referenced ledger board and deep in to the stone structure of the house. 2. The motor cable needed to be placed through deeply drilled holes as the stone wall house wall is 15” thick. Drilling through en-even stone was definitely a challenge.
PROJECT RESULTS
The client was delighted with the results. The retractable patio cover system now makes it possible for the client to use a very large area in the rear of their house 24/7, 365 with the exclusion of snow. Since the client was very happy, they will be covering the ends, front and sides with our motorized vertical drop zippered awnings. Gable ends will also be covered with fixed fabric panels. Enclosing the entire area will allow the customer to heat the space in the winter and air condition the space in the summer.

Small backyard with lots of potential. We created the perfect space adding visual interest from inside the house to outside of it. We added a BBQ Island with Grill, sink, and plenty of counter space. BBQ Island was cover with stone veneer stone with a concrete counter top. Opposite side we match the veneer stone and concrete cap on a newly Outdoor fireplace. far side we added some post with bright colors and drought tolerant material and a special touch for the little girl in the family, since we did not wanted to forget about anyone.
