Composed of two distinct buildings connected by an inner courtyard, this new five-unit development stands out through its unique layout, architecture, and exceptional attention to detail. The construction required rigorous planning and precise technical execution, particularly due to major excavation work and underpinning of adjacent buildings. Such interventions in a dense urban environment demand specialized expertise and tight project management at every phase of the build. Conceived as an income-generating property, the clients benefited from our strategic support to ensure the profitability, efficiency, and optimization of their investment. Modulor worked closely with the team at Appareil Architecture to bring to life a project of high architectural integrity. Binôme’s architecture draws inspiration from the area's industrial past: clean volumes, red brick, generous openings reminiscent of former workshops, and elegant brick colonnades form a refined and cohesive ensemble. The central courtyard, designed as a luminous and welcoming shared space, becomes the vibrant heart of the project. A colorful metal staircase, crafted by Atomic Soudure, connects both buildings and adds a distinctive, curated touch. As a finalist for the 2025 Ordre des architectes du Québec Awards of Excellence, Binôme stands as a model of successful urban revitalization. It illustrates how thoughtful, well-executed construction can elevate Montreal’s built environment while addressing today’s densification challenges.

Our clients owned this condo for almost a decade and rented it out to college kids. After much wear and tear, our clients hired us to help them create a contemporary tone, popular in Arizona, so they could sell it for a profit. We touched every corner of this condo, replacing floors, renovating all 3 bathrooms, and gutting the kitchen. We even expanded the footprint of the kitchen and removed a wall so the first floor was more of an open concept. We followed the brief of a modern home and the finishes complement that from the vertically stacked tile in the kitchen to the modern hardware on the cabinets.

The building was conceived as an open (pavilion-like) space set in the middle of a garden. It houses a photo studio on the lower level and an office/ exhibit space on the upper level, where the couple has a non-profit arts foundation. Set within a dense urban condition, exposed masonry walls are gathered along the property lines with full height glass walls bridging between them. Unfinished basements and attics are fairly common. In fact, both spaces were originally intended to be left unfinished. As homeowner preferences change, and everyone seeks more space where they can find it, fully finished basements complete with bedrooms and attics finished off for office use are increasingly common. Finishing your basement or attic can mean creating a flex space, an entertainment room, or even an in-law suite—but is it worth it to finish your basement right before you sell? In most cases, yes. Many basements and attics were originally left unfinished because, due to building codes, even if finished, the space would not count toward “livable” space, and therefore a listing’s square footage. That said, a finished basement or attic will certainly affect both your home’s appraisal and fair market values. Basements and attics are often used to host guest bedrooms, office spaces, children’s playrooms, and/or entertainment rooms. In the past, when an individual enters a program, their typical domestic environment is disrupted for a time. Now, as a result of LLW’s vision, these six units will provide unity and nurturing within an integrated family dynamic. My hope is that the spaces, through the capturing of light, breeze, and guided perspectives provide an environment of calm for many, allowing Lives Lived Well to do their important and critical work.

A healing garden provides peace and beauty for residents. This local non-profit organization provides end-of-life care for homeless men and women with late-stage and end-stage AIDS and terminal cancer. The client provided us with the design for a Healing Garden for the program’s residents, giving them a dedicated outdoor space to enjoy quiet contemplation, prayer, and group gatherings. Located on a busy and cramped corner in Adams Morgan, D. A. Dunlevy had to work around tight spaces and street traffic. We encountered numerous challenges that were mitigated through careful planning and design. The finished design is a mixture of custom carpentry, advanced concrete work, curved benches, custom metalwork, unique lighting, and a boulder altar as a centerpiece. The space provides room for walking, sitting, and contemplation amongst the peaceful surroundings. We were honored to be a part of this very unique and special project.
