We here at PBC love a great project, especially when it involves one of our favorite local non-profit organizations. Kids Making It is a youth woodworking program that teaches valuable vocational, entrepreneurial and life skills to at-risk, low income, and disadvantaged kids. At KMI they strive to keep local kids in school, out of trouble, and on a path to a successful future. It is an amazing organization that is all heart, and one that we are proud to have been involved with for several years.
When Jimmy Pierce, founder and executive director of KMI, came to PBC with a specific need (more space) and general idea of what he wanted we knew that we had to be a part of it. As with all of our projects, the addition to the current Kids Making It building started as a design-build consultation. We called upon our friend and amazing architect Rob Romero to sit down with us, along with Jimmy and KMI program director, Andy Crowther to discuss the possibilities. The specific focus was on creating a space that KMI could use as they continued to grow their organization. Jimmy and Andy wanted a place where they could train the students in new trades and take the wood-working that they had already learned a step further. They needed open and they needed BIG. That’s where the timber framing came in.
Timber framing is a style of building construction that uses heavy timber frames as opposed to more slender lumber. It is post and beam construction, built like furniture using wood joinery to hold the framing in place. This type of construction has been around for hundreds of years but isn’t used as commonly as it once was due to the high cost of materials and specialized tradespeople that it requires. That’s where Atlantic Barn and Timber Company came in, they heard about the need and answered the call. Very graciously, they offered to erect the timber framing for free. And just like that the materials and equipment arrived, the frames were assembled, stood up, and secured in place…all on that little corner of 7th and Castle Street.
At 2,257 square feet, the first floor will be the home to the new storefront, a large (class)room, and a storage bay for donated materials. The second floor of the addition will measure 1,982 square feet and offer an open space, offices, a full bathroom, conference room, and aforementioned decks overlooking the front and the rear of the building.
PBC Design + Build is beyond proud to be a part of such a wonderful project, and we consider ourselves very fortunate to be able to aid in KMI’s mission.

This house was designed for a couple and their son. One of the design program requirements was to have two master suites on the main level. They enjoy cooking and entertaining so the public and food prep. areas are functional, attractive and conducive to people gathering around. Consequently, the square footage of the main level is large.
The house is also on a very steep slope which didn't help with the required footprint. In order to minimize the related costs of building with this site condition, the footprint of the house is long and not deep as it reaches down the slope.
The scale of the existing homes in the neighborhood are unimposing. In order to play down the size as viewed from the street, the facade is broken up into several different masses with low sloping roofs.
Once you're inside, the house opens up with 14 foot ceilings in the entry and living areas. The ceiling height of other spaces on the main level are 10 feet. Universal design was implemented on the main level to provide inherent accessibility for everyone.
The lower level accommodates several guest rooms and baths, an exercise room, a guest den with wet bar and a man cave.
Another design program requirement was to make the house as maintenance-free as possible. Exterior materials include stucco, Pennsylvania Blue Stone and a new aluminum siding product called Longboard. The siding comes in many wood grain finishes and to everyone that has seen it, they think it's real wood. It's also made from heavy gauge aluminum so it doesn't ding like traditional aluminum siding. The roofs are metal standing seam.
The house is energy efficient. It's fully insulated with spray foam insulation-lots of it. The exterior walls were designed with 2x6 studs and roof rafters are 2x12 to provide plenty of space for the insulation, exceeding the required R-values. Windows and doors of course are energy efficient as well. All lighting is LED.
The decking around the exterior is locust, a very hard native wood which is naturally insect and rot resistant.
The best part of the whole project are the owners who love their new home. They initially had plans to live in this house during the summer months and Florida during the winter. They are now seriously considering living here full-time.

History:
Client was given a property, that was extremely difficult to build on, with a very steep, 25-30' drop. They tried to sell the property for many years, with no luck. They finally decided that they should build something on it, for themselves, to prove it could be done. No access was allowed at the top of the steep incline. Client assumed it would be an expensive foundation built parallel to the hillside, somehow.
Program:
The program involved a level for one floor living, (LR/DR/KIT/MBR/UTILITY) as an age-in-place for this recently retired couple. Any other levels should have additional bedrooms that could also feel like a separate AirBnB space, or allow for a future caretaker. There was also a desire for a garage with a recreational vehicle and regular car. The main floor should take advantage of the primary views to the southwest, even though the lot faces due west. Also a desire for easy access to an upper level trail and low maintenance materials with easy maintenance access to roof. The preferred style was a fresher, contemporary feel.
Solution:
A concept design was presented, initially desired by the client, parallel to the hillside, as they had originally envisioned.
An alternate idea was also presented, that was perpendicular to the steep hillside. This avoided having difficult foundations on the steep hillside, by spanning... over it. It also allowed the top, main floor to be farther out on the west end of the site to avoid neighboring view blockage & to better see the primary southwest view. Savings in foundation costs allowed the installation of a residential elevator to get from the garage to the top, main living level. Stairs were also available for regular exercise. An exterior deck was angled towards the primary SW view to the San Juan Islands. The roof was originally desired to be a hip style on all sides, but a better solution allowed for a simple slope back to the 10' high east side for easier maintenance & access, since the west side was almost 50' high!
The clients undertook this home as a speculative, temporary project, intending for it to add value, to sell. However, the unexpected solution, and experience in living here, has them wanting to stay forever.

Work on this historic Buckhead estate has evolved through three owners since 1986. Each owner had their own vision and program of needs for the property. From reclaimed meadows to pool house, each was accommodated gracefully on this eight acre lot. A significant non-native invasive plant removal program has been in place for 15 years with great success and benefit.

Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot.
Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union.
Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.
