This house was designed for a couple and their son. One of the design program requirements was to have two master suites on the main level. They enjoy cooking and entertaining so the public and food prep. areas are functional, attractive and conducive to people gathering around. Consequently, the square footage of the main level is large.
The house is also on a very steep slope which didn't help with the required footprint. In order to minimize the related costs of building with this site condition, the footprint of the house is long and not deep as it reaches down the slope.
The scale of the existing homes in the neighborhood are unimposing. In order to play down the size as viewed from the street, the facade is broken up into several different masses with low sloping roofs.
Once you're inside, the house opens up with 14 foot ceilings in the entry and living areas. The ceiling height of other spaces on the main level are 10 feet. Universal design was implemented on the main level to provide inherent accessibility for everyone.
The lower level accommodates several guest rooms and baths, an exercise room, a guest den with wet bar and a man cave.
Another design program requirement was to make the house as maintenance-free as possible. Exterior materials include stucco, Pennsylvania Blue Stone and a new aluminum siding product called Longboard. The siding comes in many wood grain finishes and to everyone that has seen it, they think it's real wood. It's also made from heavy gauge aluminum so it doesn't ding like traditional aluminum siding. The roofs are metal standing seam.
The house is energy efficient. It's fully insulated with spray foam insulation-lots of it. The exterior walls were designed with 2x6 studs and roof rafters are 2x12 to provide plenty of space for the insulation, exceeding the required R-values. Windows and doors of course are energy efficient as well. All lighting is LED.
The decking around the exterior is locust, a very hard native wood which is naturally insect and rot resistant.
The best part of the whole project are the owners who love their new home. They initially had plans to live in this house during the summer months and Florida during the winter. They are now seriously considering living here full-time.

Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot.
Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union.
Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

This custom-designed home, secluded on 6 acres of woods and a pond, was constructed in 1986 and is demonstrative of the challenges of remodeling custom design homes. While the initial design worked for the original empty nesters, the new owner found aspects of the custom design deficient for their young family, best exemplified by the fact the kitchen was extremely small and did not have an oven.
An interesting aspect of the original design was that it had a strong geometric form, in floor plan, that created interesting spaces for the original owner but introduced challenges in accommodating our client’s program. The original plan had triangular indentions and projections beyond a rectilinear footprint.
To accommodate the owner’s program, we infilled one projection to encompass a fireplace and home stereo cabinets and removed an indentation to create more room for an expanded kitchen. The existing sunken living room floor was two steps down from the kitchen/dining area. We raised this floor flush with the other spaces to create a continuity of space. This allowed for more options in function and furnishings.
The modern expression of the remodel was driven by our client’s passion for modern design, and it further enhanced the original design expression, staying respectful and true to the original design.

Work on this historic Buckhead estate has evolved through three owners since 1986. Each owner had their own vision and program of needs for the property. From reclaimed meadows to pool house, each was accommodated gracefully on this eight acre lot. A significant non-native invasive plant removal program has been in place for 15 years with great success and benefit.

The Old Ottawa South Community Centre Renovation and Expansion was completed in 2010 for the City of Ottawa Parks and Recreation department, and the Ottawa South Community Association. The existing heritage building was originally constructed as a firehall, but since the 1970s has been used as a community centre. The scope of work for the renovation included the gutting and reorganization of the existing interior spaces, improvement of barrier-free access, and the upgrading of mechanical and electrical systems. The expansion provides the community with a new multipurpose room for a wide range of programs.
The addition respects the heritage qualities of the existing building while accommodating the new requirements of a larger hall and new program spaces. A high level of community consultation was engaged throughout the design phase. This project is a strong example of collaboration between the consultant team and the user groups.

In fact, an independent testing/rating agency was able to show that the home will only use 53% of the energy of a typical new home, all while being more comfortable and healthier. As with all high-performance homes we find a sweet spot that returns an excellent, comfortable, healthy home to the owners, while also producing a building that minimizes its environmental footprint.
