This is an example of a large contemporary drought-tolerant front yard walkway in San Francisco.

Exterior forms are emphasized with glass and fiber-cement panels at the top level, soaring over and sheltering containers clad in tougher, leathery Corten Steel at the ground level. Exposed concrete walls and rock-filled gabion retaining was selected to anchor the partially day-lighted basement level and garages to the land. Materials were chosen to be low-maintenance, relatively inexpensive, and to contrast the volumes that express the interior spaces.

Terri and Jim loved many things about their home, but the outdated, poorly designed kitchen, laundry room that was shoved into the corner of the kitchen, and loft that was annexed from other living spaces needed a complete makeover. The house is nestled on a large lot filled with mature trees that offer filtered morning and afternoon light. Establishing a strong visual link from the front yard through the house and into the back yard was a high design priority, as well as connecting the living spaces with an open floor plan, all without increasing the overall footprint of the home. Agate Architecture's completed remodel includes a full kitchen and dining room renovation, a new mud/laundry room, renovation of the second-floor loft, a new staircase, and exterior improvements. The use of Douglas Fir as a main unifying material and simple clean lines lends a bright Pacific Northwest style, with natural light in abundance. Terri and Jim’s home is now a truly exceptional space for everyday use and family entertaining.

A glass walk-in shower with sleek fixtures is a subtle touch to balance the dramatic artwork. Our favorite feature in this master bath is the hand-made mosaic micro tile wall.

The homeowners of this condo sought our assistance when downsizing from a large family home on Howe Sound to a small urban condo in Lower Lonsdale, North Vancouver. They asked us to incorporate many of their precious antiques and art pieces into the new design. Our challenges here were twofold; first, how to deal with the unconventional curved floor plan with vast South facing windows that provide a 180 degree view of downtown Vancouver, and second, how to successfully merge an eclectic collection of antique pieces into a modern setting. We began by updating most of their artwork with new matting and framing. We created a gallery effect by grouping like artwork together and displaying larger pieces on the sections of wall between the windows, lighting them with black wall sconces for a graphic effect. We re-upholstered their antique seating with more contemporary fabrics choices - a gray flannel on their Victorian fainting couch and a fun orange chenille animal print on their Louis style chairs. We selected black as an accent colour for many of the accessories as well as the dining room wall to give the space a sophisticated modern edge. The new pieces that we added, including the sofa, coffee table and dining light fixture are mid century inspired, bridging the gap between old and new. White walls and understated wallpaper provide the perfect backdrop for the colourful mix of antique pieces. Interior Design by Lori Steeves, Simply Home Decorating. This ceiling was created with plaster molds and boasts over a 1000 miters. It took many months to complete. Old world craftsmanship at its best.

DHD Crosby Street Loft in SOHO, NYC
The Crosby Street Loft building is located on a cobblestone block in the Soho Cast Iron Historic District. Built in 1882, it was formerly a department store, and converted in 2001 to a 10-unit loft condominium. Our renovation of a second floor loft retains and celebrates many of the original details, including generous, open spaces, 14 foot plus ceiling heights, Corinthian-style columns, and a continuous 120 foot exposed brick wall with integrated archways. The design was a collaborative process, integrating elements discovered on the client’s world travels. Design features include a 12 foot tall glass lounge, two fireplaces, Control4 smart home system, a stone, cold-rolled steel and custom walnut cabinet kitchen and living room, and a luxurious master suite reminiscent of a 5-star hotel.
