A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter.
Their needs included:
Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen.
Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued.
Solution
The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style.
Addition #1—Sitting Area:
The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors.
Addition #2—Outdoor Kitchen:
The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community.
Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily.
Brick Pavers
During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications.
Pool Renovations
To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color.
Screen Enclosure
A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment.
Results
This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

Design on the Via de Vista Residence began before the family moved into the home with the goals of modernizing the design and capturing the ocean views. The design focused on the exterior finishes, entryway, rear deck, newly added roof deck, and an entire interior update while adding no square footage. The exterior shifted from an Avocado Green siding to a combination of crisp white stucco and whiteboard and batten finish with updated black light fixtures for contrast. Entering the home, views to the ocean are created through a large 9'-0" by 4'-0" black metal frame and glass pivot door surrounded by large thin-framed sidelights and transom windows. Across from the entryway, beyond the living room is a new 14'-0" by 9'-0" La Cantina door that continues the unobstructed views out to the larger deck and water beyond, connecting the deck and living room, seamlessly. The newly added rooftop deck sits above the living room down below, mirroring its proportions, and is accessed by a black metal spiral staircase. All interior spaces have been updated with wide plank white oak floors and a variety of upscale but low maintenance finishes throughout the kitchen, bathrooms and bedrooms.

called for an early childhood development centre which would accommodate 122 learners and
requested that the building be evident of it's young and playful users.
Curiosity, wonder and intrigue would become defining criteria in an attempt to create a conducive
learning environment for young learners to grow, a building where children would be encouraged to
interact with their environment. The construction methodology of the building would remain apparent,
allowing its users to analyse the assembly of components.
Due to the age group of the users, the building would need to function semi-autonomously from the
rest of the school, while allowing for controlled interaction and inclusivity as is the norm for Mitchell
House. A linear plan which coincides with the developmental progress of the learners was identified
as the appropriate building typology. The spatial constraints of the site required this plan to be
moulded into the available space between the existing infrastructure, however the linear process was
maintained.
From the access-controlled reception and administration area one would move past the creative arts
and exhibition space towards the Northern wing where the youngest learners are taught. These would
share connected ablutions and storerooms between classes to enable fluid movement and
assistance throughout the teaching and service spaces. The East wing of the centre would house the
elder learners who would be in the process of being integrated with the fabric of the main school
campus. These classrooms include storage areas, however, have separate ablution facilities. The two
wings of the building surround a courtyard where play and interaction are in abundance.

The primary bath’s custom medicine cabinet and vanity are connected and almost fully installed. This combined standalone piece was designed by Studioteka with trusted millwork collaborators Capri executing the fabrication, and our wonderful builders Tumen assisting on electrical and plumbing. The cabinet has three doors, with hidden 170° soft close hinges, and mirror on both sides to allow for profile views in a variety of configurations at the client’s request. A beautiful Kuzco light fixture has been seamlessly integrated into the piece above the mirrors. The vanity will have the same integrated (and very tactile!) pull detail that we’ve developed for the doors and drawers on the other custom pieces we’ve created for the home. This piece was designed to incorporate a lot of storage, both inside as well as on open shelving along the wall, and the lower cabinet has a pull out tray for easy access. We even left room for a beloved antique upholstered seat at the counter for the client’s morning beauty and wellness routine.
