Under cabinet lighting were designed in this kitchen to aid in task lighting and to contrast against the darker cabinetry.
A large microwave and double oven were built into the wall of this kitchen, and a unique range hood gives this kitchen a very modern look.

Overview
Extension and complete refurbishment.
The Brief
The existing house had very shallow rooms with a need for more depth throughout the property by extending into the rear garden which is large and south facing. We were to look at extending to the rear and to the end of the property, where we had redundant garden space, to maximise the footprint and yield a series of WOW factor spaces maximising the value of the house.
The brief requested 4 bedrooms plus a luxurious guest space with separate access; large, open plan living spaces with large kitchen/entertaining area, utility and larder; family bathroom space and a high specification ensuite to two bedrooms. In addition, we were to create balconies overlooking a beautiful garden and design a ‘kerb appeal’ frontage facing the sought-after street location.
Buildings of this age lend themselves to use of natural materials like handmade tiles, good quality bricks and external insulation/render systems with timber windows. We specified high quality materials to achieve a highly desirable look which has become a hit on Houzz.
Our Solution
One of our specialisms is the refurbishment and extension of detached 1930’s properties.
Taking the existing small rooms and lack of relationship to a large garden we added a double height rear extension to both ends of the plan and a new garage annex with guest suite.
We wanted to create a view of, and route to the garden from the front door and a series of living spaces to meet our client’s needs. The front of the building needed a fresh approach to the ordinary palette of materials and we re-glazed throughout working closely with a great build team.

The sage green cabinets with flat black cup pulls and knobs complement the refinished oak floors.
The color combination and cabinet hardware emphasize a traditional kitchen with a touch of country.

Lincoln Farmhouse
LEED-H Platinum, Net-Positive Energy
OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home.
CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home.
FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath.
NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars.
ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.)
o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI)
o 16,200 kwh total production
o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive.
WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates.
FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage.
RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning.

When a young professional couple approached us to decorate the main floor of their brand new modern townhouse in Port Coquitlam, we were very excited. Having moved from a Gastown condo, the couple was eager to infuse this suburban location with a funky yet sophisticated downtown vibe. They were also looking for a neutral backdrop with some hits of colour and asked us to incorporate wallpaper. The statement artwork that we selected above the fireplace set the tone for this project. We started with a pair of sleek neutral leather sofas to maximize seating in the small living space and layered them with a variety of toss pillows in blues, teals & turquoise then added a few pops of orange. We defined the front entrance and dining area with a stunning marbleized grey and white wallpaper by Graham and Brown. The dark wood furniture in the dining area adds contrast and sophistication balancing the dark stained kitchen cabinets opposite. The resulting look is clean, modern and playful. Where are you from? What is your idea of paradise?
Most of people reading this are likely not to come from Antigua and Barbuda, but after seeing the recent project, which we had a pleasure to handle, you may end up redefining your personal paradise!
FAR FAR AWAY
It was surely one of the most remote locations where our products were delivered. We were comissioned to produce hundreds of square meters of Flat Pebble Tiles and Standing Pebble Tiles which for us and for the client really do the job.
Not only we were taking care of the production, but also we were taking care of the shipping and organized it entirely. Not that it was any problem for us! We are well experienced in the field of export from Indonesia, which makes us probably one of the most professional supplier of Indonesian natural stone sinks, bathtubs and mosaics.
STONE IS OUR PASSION
Why we have been chosen for this project? It's simple:
We are communicative - our team is always ready to discuss your ideas, give advice and provide service that will greatly contribute to your project. With each project we are moving forward, gaining new experience and solving new problems. We never let our clients down - every dispute and inconsistency is solved as quickly as possible, and the project is always finished flawlessly.
We are experts - the numbers are speaking for themselves. Dozens of Stone Bathtubs, thousands of Stone Sinks, or tens of thousands of Pebble Tiles - this is what we produced in the period of just 3 years! All in the greatest achievable quality, thanks to our strict quality control. But quality control would require another article to exhaustively elaborate on...
We cater for all tastes - we encourage you to see our website www.Lux4home.com, where you will find out the diversity of our catalogue. And this is just our regular regular offer! Mind you, each year we produce dozens of customized products for the ones with special taste.
WE ARE WAITING FOR YOUR PROJECT
Take a moment to admire the beautiful project in Antigua. See the gallery and get amazed! We were truly blessed to handle this project, and we are looking forward to handling many more. Perhaps we would find more than a single paradise?

Transforming Outdoor Living: A Case Study of Our Elegant Backyard Project
In the heart of residential architecture, where outdoor spaces are extensions of our homes, a well-designed backyard can transform ordinary living into an extraordinary experience. Our latest project exemplifies this transformation by merging modern design, functionality, and aesthetic appeal into a single cohesive outdoor living space. This case study delves into the intricate details of our backyard project, highlighting the thoughtful design elements, strategic installations, and the ultimate impact on homeowners' lifestyles.
Conceptualization and Planning
The project's inception began with a thorough understanding of the client's vision. They desired a backyard that not only served as a retreat for relaxation but also as an elegant space for entertaining guests. The challenge was to create a multi-functional area that maintained a seamless flow between indoor and outdoor living. Our design team conducted several site visits and consultations, ensuring every detail aligned with the client's expectations and the spatial dynamics of their home.
Design Elements
The design phase was driven by the principles of modern elegance and functionality. Central to the backyard is a sleek lap pool, designed for both leisurely swims and visual appeal. The pool's clean lines and contemporary finish are complemented by a modern water feature, adding a serene ambiance with the gentle sound of flowing water.
Adjacent to the pool, we installed a stylish pergola that provides shaded seating and dining areas. This pergola is not just a structural addition but a pivotal element that enhances the usability of the space. Underneath, an elegant dining setup allows for al fresco meals, while a comfortable seating area invites relaxation. The integration of outdoor lighting within the pergola ensures the space is usable and inviting even after sunset.
Greenery and Landscaping
Landscaping plays a crucial role in softening the modern hardscapes and adding a touch of nature. We selected a variety of lush plants and succulents, strategically placing them around the pool and along the fence line. Modern planters filled with cascading greenery add vertical interest and a touch of sophistication. The greenery not only enhances the aesthetic appeal but also creates a tranquil atmosphere, making the backyard a serene escape from the hustle and bustle of daily life.
Functional Installations
A key aspect of this project was to ensure that the backyard was as functional as it was beautiful. To this end, we included an outdoor kitchen equipped with a grill and preparation area. This setup allows the homeowners to host outdoor gatherings seamlessly, without the need to constantly shuttle between the indoor kitchen and the backyard.
Additionally, the installation of high-quality outdoor furniture ensures comfort and durability. Each piece was chosen for its ability to withstand various weather conditions while maintaining its aesthetic integrity. The dining and seating areas are both stylish and practical, encouraging long hours of enjoyment outdoors.
Impact and Reception
The completed project has significantly enhanced the homeowners' quality of life. The backyard has become a favorite spot for both everyday relaxation and special occasions. The seamless integration of indoor and outdoor spaces has created a versatile environment that adapts to different needs, from quiet afternoons by the pool to lively dinner parties under the pergola.
The client's feedback has been overwhelmingly positive, highlighting the transformative power of thoughtful design and quality craftsmanship. They have expressed particular appreciation for the balance of modern aesthetics and natural elements, which together create a harmonious and inviting space.
Conclusion
This backyard project stands as a testament to our commitment to excellence in design and installation. By listening to our clients and meticulously planning each element, we have created an outdoor living space that exceeds expectations. It is not just a backyard; it is a carefully curated environment that enhances daily living and provides a beautiful backdrop for creating lasting memories. This project exemplifies how thoughtful design and strategic planning can transform an outdoor space into a true extension of the home.
