A glamorous bathroom renovation we completed for this busy client of ours. We were able to turn this outdated bathroom into a trendy master bath that promotes luxury and relaxation.
The goal was to keep the space feeling clean and open, so we exchanged the client's oversized jacuzzi tub for a modern freestanding tub and spa-inspired walk-in shower. For a truly lavish experience, we installed custom shelves around the bathtub, offering a perfect place for resting a glass of wine, storing towels, and adding a touch of decor. As for the brand new shower, the classic white subway tile, swinging glass door, and unique window add a timeless yet contemporary aesthetic. A hidden shower niche was installed on the back side of the half-height wall, great for hiding toiletries and keeping the overall look clean.
Lastly, we were able to reuse our client's old vanity with minor updates. We freshened up its look with new quartz countertops, custom-fitted mirrors, and stylish hardware.
Designed by Chi Renovations & Design who serve Chicago and it's surrounding suburbs, with an emphasis on the North Side and North Shore. You'll find their work from the Loop through Lincoln Park, Skokie, Wilmette, and all the way up to Lake Forest.

The perfect winter getaway for these Pacific Northwest clients of mine. I wanted to design a space that promoted relaxation (and sunbathing!), so my team and I adorned the home almost entirely in warm neutrals. To match the distinct artwork, we made sure to add in powerful pops of black, brass, and a tad of sparkle, offering strong touches of modern flair.

K&P Builders' Amazing Lancaster Floor Plan, available to be built at Kingsview!
The exterior of this home features a brick front with white mortar, a side sunroom, a sideload 2-car garage, a beautiful 4 column portico, and a box bay.
The white white mortar really sets off the brick! And, although the contrast of the white trim is subtle against the brick, it has an overall, formal, appeal.
This floor plan is over 3300sf above grade, not counting the sunroom addition, morning room addition and master bedroom sitting room addition. Of course, this home also has a full basement.
The Lancaster floor plan is available to be built in K&P's Charles County community, in Kingsview. Kingsview is conveniently located in White Plains, MD, and offers an easy commute to Washington DC, Virginia, and area Bases.
Kingsview is convenient to shopping and restaurants in 2 nearby towns, but fortunately is outside of the traffic and noise.
The residents of Kingsview enjoy community amenities that promote an active lifestyle, like walking trails, a pool, tennis courts and more, The community has vast common areas that are meticulously maintained and landscaped. Kingsview's park-like setting is awesome!

A gorgeous master bedroom with plenty of unique features that we wanted to stay true to. The wood paneled ceilings give a beachy feel, which we wanted to accentuate through the color scheme, furniture, and lighting.
Soft beiges, off-whites, pale yellows, and blue-grays created the ultimate coastal color palette, promoting a relaxing and tranquil sanctuary. Large built-in cabinets keep the space clean and uncluttered and offer a savvy bit of space for a cozy sitting area, complete with a loveseat and an antique wooden coffee table.
Built-in storage continues throughout the room - above and around the bed as well as on the adjacent wall. We were also able to sneak in a built-in desk and slim, seamless bookshelves.

The Ascension - Super Ranch on Acreage in Ridgefield Washington by Cascade West Development Inc. for the Clark County Parade of Homes 2016.
As soon as you pass under the timber framed entry and through the custom 8ft tall double-doors you’re immersed in a landscape of high ceilings, sharp clean lines, soft light and sophisticated trim. The expansive foyer you’re standing in offers a coffered ceiling of 12ft and immediate access to the central stairwell. Procession to the Great Room reveals a wall of light accompanied by every angle of lush forest scenery. Overhead a series of exposed beams invite you to cross the room toward the enchanting, tree-filled windows. In the distance a coffered-box-beam ceiling rests above a dining area glowing with light, flanked by double islands and a wrap-around kitchen, they make every meal at home inclusive. The kitchen is composed to entertain and promote all types of social activity; large work areas, ubiquitous storage and very few walls allow any number of people, large or small, to create or consume comfortably. An integrated outdoor living space, with it’s large fireplace, formidable cooking area and built-in BBQ, acts as an extension of the Great Room further blurring the line between fabricated and organic settings.

THE SETUP
Once these empty nest homeowners decided to stay put, they knew a new kitchen was in order. Passionate about cooking, entertaining, and hosting holiday gatherings, they found their existing kitchen inadequate. The space, with its traditional style and outdated layout, was far from ideal. They longed for an elegant, timeless kitchen that was not only show-stopping but also functional, seamlessly catering to both their daily routines and special occasions with friends and family. Another key factor was its future appeal to potential buyers, as they’re ready to enjoy their new kitchen while also considering downsizing in the future.
Design Objectives:
Create a more streamlined, open space
Eliminate traditional elements
Improve flow for entertaining and everyday use
Omit dated posts and soffits
Include storage for small appliances to keep counters clutter-free
Address mail organization and phone charging concerns
THE REMODEL
Design Challenges:
Compensate for lost storage from omitted wall cabinets
Revise floorplan to feature a single, spacious island
Enhance island seating proximity for a more engaging atmosphere
Address awkward space above existing built-ins
Improve natural light blocked by wall cabinet near the window
Create a highly functional space tailored for entertaining
Design Solutions:
Tall cabinetry and pull-outs maximize storage efficiency
A generous single island promotes seamless flow and ample prep space
Strategic island seating arrangement fosters easy conversation
New built-ins fill arched openings, ensuring a custom, clutter-free look
Replace wall cabinet with lighted open shelves for an airy feel
Galley Dresser and Workstation offer impeccable organization and versatility, creating the perfect setup for entertaining with everything easily accessible.
THE RENEWED SPACE
The new kitchen exceeded every expectation, thrilling the clients with its revitalized, expansive design and thoughtful functionality. The transformation brought to life an open space adorned with marble accents, a state-of-the-art steam oven, and the seamless integration of the Galley Dresser, crafting a kitchen not just to be used, but to be cherished. This is more than a culinary space; it’s a new heart of their home, ready to host countless memories and culinary adventures.

This modern outdoor kitchen in Houston pulls off the industrial look perfectly - especially with its I-beam metal roof design!
This 400-square-foot, triple-ribbed, trapezoidal metal roof - and its grey, galvanized steel I-beam - proved to be the perfect outdoor living space idea. "I mean, what's more industrial than an I-beam?" asks Outdoor Homescapes of Houston's owner, Wayne Franks. "It also matched the metal roof on the existing house, and we always want to make our Houston outdoor living spaces look like an original part of the home."
In addition to the metal roof, the use of concrete and stainless steel help complete the look of this modern outdoor kitchen. The table, floor and backsplash are concrete and the walls roof, and appliances steel.
"An ultra-modern outdoor kitchen calls for ultra-modern appliances," says Franks. "So we outfitted it with a full line of stainless steel, commercial-grade Fire Magic amenities."
In addition to an e790 Echelon Fire Magic grill, these components included a power burner, warming and trash drawers, a range hood, sink, icemaker, fridge and storage. Balancing out the ultra modern look, however, is a beautiful, rustic-looking pizza oven.
"It's faced with a Mountain Valley natural stone," explains Franks. "The stone matches an exterior wall of the house."
"The client is a prominent Houston homebuilder in the Memorial area of Houston," explains Franks. "They found us on the web, saw our projects and felt we could do the best job matching the ultra modern architecture of their house. I think it turned out pretty great, myself."
The warm, red tones of western redwood balance out the cooler tones of the concrete and stainless steel, he continues. Stained with a clear polyurethane to show off the color, the wood can be seen in the tongue-and-groove boards on the 10-foot-high ceiling. Redwood boards serve as facing on the kitchen cabinets, too.
This modern outdoor kitchen, of course, also includes a 55-inch flat-screen TV mounted to the pre-existing stainless steel wall with perfect sightlines to the concrete slab table. (Outdoor Homescapes is offering a special promotion right now: free TV installation when you have your outdoor kitchen, covered patio or other outdoor living space project designed and built by us. Interested? Just contact us!)
"And since the house is on a hill above the outdoor kitchen, we're actually pumping the water from the sink back up into the house to the sewer," says Franks. "That's pretty neat."
