(via VonDalwig) An existing 1967 complex of three buildings and a pool situated on 13 acres of meadows and wetlands was previously renovated and 2009. The main house was extended and a pool added in that renovation but the addition and pool felt more like a detached limb than an integrated part to the house and the plan adjustments and facade work did little to take advantage of the beautiful property and surroundings. Our approach was to allow the parts – the buildings, the landscape, the pool – to unfold and connect to the whole both inside and out, spatially and programmatically – and to establish relationships between spaces that builds a ‘stage’ allowing a programmatic ‘dance’ for the owners to visually and physically connect to the beautiful exterior setting. We reconfigured the floor plan and exterior openings, directing it towards views and created an exterior pergola that include, rather than exclude, the guest studio while also fulfilling the town pool regulations. The outcome is a subtle framing of multiple platforms that connects in and out.

The objective of this project was to create privacy and a new entrance for the street frontage of property, around existing mature trees. The design brief included carefully positioning timber steps and decking to protect tree roots, creating an inviting pathway to an obscured front door, implementing soft landscaping that would grow quickly to enhance privacy whilst conforming with strict regulations working within a heritage area.

To transform the residential property and dramatically increase its ground-floor footprint, this project delivers a comprehensive design featuring a single-storey front extension to enhance curb appeal, a side extension for practical utility, a rear extension creating an expansive open-plan kitchen and living space, and a garage conversion into a fully integrated habitable room. The architectural strategy establishes a seamless flow between indoor and outdoor areas through high-performance rear glazing and strategically placed rooflights, while maintaining visual harmony with the neighboring elevation. Completing the deliverable, accurate 1:100 scale floor plans, roof layouts, sections, and elevation drawings were developed to ensure full compliance with local council planning policies and UK Building Regulations.

The family of a local firefighter purchased a raw 15.7 acre ranch in the woody, rolling hills of Thousand Oaks to build their 4ksf, 1-story home with a view of the valley to the NE beyond. The husband and wife team, with an abundance of energy and fortitude, tackled every hurdle with optimistic determination and persistence, including the myriad of agency regulations, construction supervision, and material selections & purchases.
They came to ENRarchitects with a developed seed of an idea and a manila file full of handmade sketches. Together we continuously refined the ideas and produced the final design, documents and engineering to obtain timely permits and competitive bids from subcontractors and suppliers. The owner’s diligence in research and negotiation paid off significantly in a completed budget that was less than half the typical general contracting rate.
The welcoming home, features 4 bedrooms, 3-1/4 baths, kitchen, laundry & pantry, living, dining & family rooms, office, and a 3-car garage with a stall for the speedboat. With the latest in high-density insulation, foil-backed roof sheathing, energy efficient windows, the energy usage is very low, especially considering a whole house fan keeps the usage of the A/C system to a minimum, and a pellet-burning iron stove supplements the furnace.
The result is a beautiful oasis, perched in the hills, with ever-changing views in every direction.

This project was an addition to expand the interior bedroom and a new garage build to give more storage. The challenge was getting approval to build the place the new stand alone garage strategically on the property line so as not to crowd the house but also to not violate zoning regulations of the city. Nestled at the end of a long flag lot driveway in Amagansett, NY, a young couple purchased the property with intentions to construct a second home for their growing family. A home that would not only be comfortable for the immediate family but also serve and grow on busy summer weekends to accommodate extended family, friends, children and guests. The tight lot along with the sizable program culminated in the building envelope being pushed to every limit, restriction and regulation one could imagine. The resulting architecture possesses a traditional Hamptons cottage exterior juxtaposed with modern elements that help break up the single mass. Centered on the entry façade is a large double story window that shrouds the floating switchback staircase on the interior. A bluestone patio wraps three sides of the home, which, in the rear, leads to a small in ground pool with a frameless glass railing. In the interior, custom white washed white oak floors run throughout the home as well as on the floating central staircase. For a more modern style of living, the open living, kitchen and dining area serve as one large entertaining space. In an area surrounded by sprawling Mcmansions, this tightly knit home functions more similar to that of a large NYC apartment by serving the perfect balance between maximized form with the right amount of function given the strict parameters. Large glass sliders open the living and dining rooms to the backyard patio and pool creating harmony between the indoor and outdoor spaces. Shaker style cabinets in the kitchen pair with a more contemporary staircase softened by the warmer wood tones of the vertical slats that surround it.

The mandate was to fabricate and install a bespoken wrought iron handrail for a property located in Notre-Dame-de-Grace, Montreal. The goal was to make the space safe and in compliance with the city regulations site plan and architectural integration and safety standards governed by the Building Code and add an aesthetic finish while being functional and adapted to the needs of the client and their lifestyle.
Ignis Inferni Forge's role there was to design, manufacture and install the railing components for the client.
Efficiency in the design, high quality craftsmanship and attention to the finest details were key elements to the success of this project.

Living in a condominium community can tie you down to some regulations limiting what you can do to your property, particularly on the exterior. When faced with a bland entry and court, one easy way around this is potted plants and a splash of color on the door (check your CCR's first!).

Is all this space upstairs just for storing Christmas decorations? The owners had three teenagers who were constantly Is all this space upstairs just for storing Christmas decorations? this space up here is just for storing Christmas decorations over the only TV downstairs, and they needed a solution that didn’t involve expanding their already cramped property. When we went up to see the attic, we immediately saw the potential: good ceiling height, ample floor space, and those beautiful angled roof lines just waiting to be celebrated.
What we created is a stunning additional room that became the family’s favorite gathering place.
The transformation demonstrates how thoughtful design can turn a neglected space into something extraordinary. Those dramatic skylights weren’t originally there; we cut into the roof structure and installed them to flood the space with natural light, transforming what could have felt like a cramped attic into a spacious and luminous retreat. The angled roof lines, which could have been a challenge, became architectural features that give the room character and visual interest.
The focal point is that modern linear fireplace surrounded by elegant gray tiles and custom-built shelving. We designed the media wall to accommodate a large-screen TV while also providing storage for the family’s massive collection of books and vinyl records. Side cabinets keep clutter hidden, while open shelving showcases items worth displaying.
This conversion required significant structural work. We reinforced the floor joists to support varying loads, remember, attics are typically built only to support insulation and the occasional storage box, not furniture or people. We added proper air conditioning ducts extending from the main system, upgraded the electrical system with multiple circuits for media equipment, and installed that stylish white railing system that meets regulations and maintains the feeling of spaciousness.
The construction photos tell the real story: what began as an unfinished space with exposed subfloor and construction debris has become this elegant sanctuary. Those casement windows on either side create cross-ventilation, essential for an upper-floor space on the California coast.

This is a single-family dwelling (SFD) to the property, along with an attached 800 square foot Accessory Dwelling Unit (ADU). In compliance with the recent changes to Los Angeles zoning ordinances, we were able to creatively design the project to make optimal use of the available space. Specifically, the new regulations allow us to extend the ADU into the front yard area, using the first 4 feet of the front setback.

Jute brings a magnificent, chunky texture to any space. Its fibers exhibit naturally anti-static, insulating and moisture regulating properties. It is predominantly farmed by approximately four million small farmers in India and Bangladesh and supports hundreds of thousands of workers in jute manufacturing (from raw material to yarn and finished products). Each of these rugs is expertly handloom-woven by skilled weavers who employ a variety of traditional techniques to create these simply beautiful styles.
