Inspiration for a transitional kitchen remodel in San Diego

This 1600+ square foot basement was a diamond in the rough. We were tasked with keeping farmhouse elements in the design plan while implementing industrial elements. The client requested the space include a gym, ample seating and viewing area for movies, a full bar , banquette seating as well as area for their gaming tables - shuffleboard, pool table and ping pong. By shifting two support columns we were able to bury one in the powder room wall and implement two in the custom design of the bar. Custom finishes are provided throughout the space to complete this entertainers dream.

The classic style covered cabana sits poolside and houses an impressive, outdoor, stacked stone, wood burning fireplace with wood storage, mounted tv, a vaulted tongue and groove ceiling and an outdoor living room perfect for hosting family and friends.

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house. This family room was updated using a soft palette of greens, blues and lavender in all new furniture, rugs, lamps etc. It is super functional for a busy family. All of the fabrics and the rug are performance. The new modern light fixture is a perfect balance with the traditional style of the room.

This oversized dining room started as a blank slate - white walls and no furniture. We added depth with a rich navy paint on the walls and layered different shades of blue in the rug, artwork, and host dining chairs. The dining table can expand to fit 10-12 people for large gatherings.

This was my first time at the bat, and I really had no idea what to expect. I had many contractor proposals that swung wildly in price but for some reason I never felt inclined to hire any of the guys I met with. Another reason I hired Paul was because of his design skills. Paul met me in the at tile stores several times and helped guide me in choosing tile and a style for the bathroom that really looks beautiful. I fought him a little but in the end, was glad I went with his recommendations. He also uses a kitchen cabinet maker so all the cabinets are custom to what you want. Paul also has a great customer website that allows you to see all the expenses, make choices, and easily communicate with him. If you are planning to do a renovation, I think it helps to plan for the worst and hope for the best. I live in a co-op and we had a couple of little glitches and Paul was always quick to resolve issues as they arose. He was extremely responsive and really cared about the work and doing a good job. I would definitely hire Paul again if I needed a contractor.
