The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Impressive architectural design intertwined with Panda’s custom Bi-Fold doors can create unimaginable opportunities. Looking for revitalized perspective in their own backyard, our clients chose to stay in their neighborhood and renovate bottom to top, enlisting Moore Design Group to reimagine and transform their average home into an inspiring and restorative sanctuary. Stairs and unwanted soffits were removed, walls reconfigured, fireplaces and their surrounds re-invented, and architectural elements redefined. Beautiful hardwoods were featured in custom designed cabinetry and niches. Wide plank European oak replaced carpet, newly fabricated porcelain countertops were installed throughout, and sculptural light fixtures were hung in cavernous spaces, highlighting new outlooks. Our client’s preference for simple yet sophisticated style enabled us to set the tone by creating an elegant backdrop for a new collection of fine art and sculpture, which quietly takes center stage. More than just a surface renovation, our scope ensured that our clients’ environmental sensitivities were the driving force behind all decisions to reduce and eliminate known allergens and protect indoor air quality. Zero-VOC paints were used, a nontoxic, water-based finish was applied to natural wood cabinetry and floors, and custom upholstery was made from fire-retardant-free foams and FSC-certified woods, eliminating harmful chemicals from the home without sacrificing a trace of design.

Located at a prominent corner on one of the few undeveloped residential sites left in Solana Beach, this project is important not only for the homeowner, but for the community as well. A rigorous site analysis laid the groundwork for a design response which took into account the homeowner’s program, input from the neighbors, and the scale of the project and the character of the neighborhood. The end result is a design that is well set into the existing grade, a move which preserves adjacent views and reduces the visual impact of the structure from the street; all while graciously meeting the desires of the owner. The plan is broken into six unique floor plates. The bottom four of which tie together along the gradually sloping site. An intentionally long southern exposure implements the basics of passive solar design: large amounts of glass bring in abundant light and warmth in the winter, while deep overhangs protect from unwanted summer heat gain. Ocean views to the west are selectively framed throughout the house without compromising privacy from the busy street corner. Public functions within the house flow seamlessly between indoor and outdoor living spaces.
