We designed this 3,162 square foot home for empty-nesters who love lake life. Functionally, the home accommodates multiple generations. Elderly in-laws stay for prolonged periods, and the homeowners are thinking ahead to their own aging in place. This required two master suites on the first floor. Accommodations were made for visiting children upstairs. Aside from the functional needs of the occupants, our clients desired a home which maximizes indoor connection to the lake, provides covered outdoor living, and is conducive to entertaining. Our concept celebrates the natural surroundings through materials, views, daylighting, and building massing. We placed all main public living areas along the rear of the house to capitalize on the lake views while efficiently stacking the bedrooms and bathrooms in a two-story side wing. Secondary support spaces are integrated across the front of the house with the dramatic foyer. The front elevation, with painted green and natural wood siding and soffits, blends harmoniously with wooded surroundings. The lines and contrasting colors of the light granite wall and silver roofline draws attention toward the entry and through the house to the real focus: the water. The one-story roof over the garage and support spaces takes flight at the entry, wraps the two-story wing, turns, and soars again toward the lake as it approaches the rear patio. The granite wall extending from the entry through the interior living space is mirrored along the opposite end of the rear covered patio. These granite bookends direct focus to the lake. Passive systems contribute to the efficiency. Southeastern exposure of the glassy rear façade is modulated while views are celebrated. Low, northeastern sun angles are largely blocked by the patio’s stone wall and roofline. As the sun rises southward, the exposed façade becomes glassier, but is protected by deep roof overhangs and a trellised awning. These cut out the higher late morning sun angles. In winter, when sun angles are lower, the morning light floods the living spaces, warming the thermal mass of the exposed concrete floor.

As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. Contemporary three-story exterior home idea in Seattle

This new contemporary home was commissioned by a design-loving family in Boulder, Colorado who had just purchased a house on a corner lot and wanted to build something new and contemporary with views of the Flatiron mountain range beyond. Working over a distance was easy with extensive 3D modeling leading the way. Though not on a super-busy corner, limited openings to the street were utilized counter-balanced by extensive glass and access to the side and rear yards. A detached garage was necessary because of off-street parking access from an existing alley that ran behind the house, so a breezeway connecting roof was designed to join the structures visually and provide cover in snow and rain. Hydronic radiant heated floors run throughout and large windows reveal selective views to the neighborhood. Exposed steel beams and wood framing tell the story of structure inside. White-white kitchen and baths provide clean neutral environments for food and bathing. Upstairs high ceilings allow clerestory windows inviting light but not view. The master bedroom is aimed at the Flatiron Mountains as is the large wraparound walking deck with flying roof overhead, all clad in red cedar. Much was learned about the local Colorado building environment along the way, guided by nearby structural engineers and contractor. Boulder has strict sun-shadow rules where 3D modeling was critical to show compliance. Energy and heat-loss concerns limited glazing at certain exposures but allowed us to open things up elsewhere. A new custom residence in the Harrison Views neighborhood of Issaquah Highlands. The home incorporates high-performance envelope elements (a few of the strategies so far include alum-clad windows, rock wall house wrap insulation, green-roofs and provision for photovoltaic panels). The building site has a unique upper bench and lower bench with a steep slope between them. The siting of the house takes advantage of this topography, creating a linear datum line that not only serves as a retaining wall but also as an organizing element for the home’s circulation. The massing of the home is designed to maximize views, natural daylight and compliment the scale of the surrounding community. The living spaces are oriented to capture the panoramic views to the southwest and northwest, including Lake Washington and the Olympic mountain range as well as Seattle and Bellevue skylines. A series of green roofs and protected outdoor spaces will allow the homeowners to extend their living spaces year-round. With an emphasis on durability, the material palette will consist of a gray stained cedar siding, corten steel panels, cement board siding, T&G fir soffits, exposed wood beams, black fiberglass windows, board-formed concrete, glass railings and a standing seam metal roof. A careful site analysis was done early on to suss out the best views and determine how unbuilt adjacent lots might be developed. The total area is 3,425 SF of living space plus 575 SF for the garage. Saturday August 22, 10:00 to 11:30am | Boulder A Virtuous Garden, Far Beyond Form and Emptiness by Martin Mosko and Luke Sanzone of Marpa Design Studio, with David Barrett, Barrett Studio Architects The owner of this fascinating new home and garden worked closely with the landscape architect and architect to create a house, barn, and riding arena that were at once modern, comfortable, warm, and carefully attuned to the natural surroundings. The house was designed with the Japanese principle of “wabi sabi,” the appreciation of beauty in imperfection and the natural cycle of growth and decay. The wood used in the siding was reclaimed from old buildings and combined with native stone. This principle extends into the landscape with the use of old, well-tended trees carefully chosen and trimmed so that the scale of the garden is maintained with the distant views. The clean, simple lines of the patios and the pool, the use of glass and steel, the radial drifts of ground covers, and the small lawn are all part of this aesthetic. All planting is xeric and foliage color was considered as important as the color of the blooms in creating an integrated palette. CoreTen steel edging shapes the landscape close to the pool and patio, while the outer circle of the garden is shaped by land forms. We provided 3M Prestige 70 to this unique sun room. The small angular windows were quite challenging but it turned out great. Now the furniture is protected from the damaging UV and Infra-red wave lengths.

Eye-Land: Named for the expansive white oak savanna views, this beautiful 5,200-square foot family home offers seamless indoor/outdoor living with five bedrooms and three baths, and space for two more bedrooms and a bathroom. The site posed unique design challenges. The home was ultimately nestled into the hillside, instead of placed on top of the hill, so that it didn’t dominate the dramatic landscape. The openness of the savanna exposes all sides of the house to the public, which required creative use of form and materials. The home’s one-and-a-half story form pays tribute to the site’s farming history. The simplicity of the gable roof puts a modern edge on a traditional form, and the exterior color palette is limited to black tones to strike a stunning contrast to the golden savanna. The main public spaces have oversized south-facing windows and easy access to an outdoor terrace with views overlooking a protected wetland. The connection to the land is further strengthened by strategically placed windows that allow for views from the kitchen to the driveway and auto court to see visitors approach and children play. There is a formal living room adjacent to the front entry for entertaining and a separate family room that opens to the kitchen for immediate family to gather before and after mealtime.

The challenge: take a run-of-the mill colonial-style house and turn it into a vibrant, Cape Cod beach home. The creative and resourceful crew at SV Design rose to the occasion and rethought the box. The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity.
