Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces. Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural. Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired. A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design. Shayna and Anthony love their new entertainment spaces and expect to use them often.

Description: Extreme use of the porch refers to the deep structures of the Iranian Architecture The "primitive cottage", which is a favorite of the residents of this small town, when converted into a contemporary apartment, must include several basic spaces to implement the residential scenario. Private and semi-private balconies are the most important of those spaces. Extensive vista is the potential of this project. because in addition to the forest view from the south and the beach view on the north side, the other two sides of the project have a unique view due to their height from the city. Therefore, the location and type of openings affect the quality of the space. Each space has a pleasant view, light and proper air circulation. Roofed and non-roofed yards equally divided at different levels. These independent courtyards in the vertical surfaces seen as a vertical and integrated garden in the urban context. CHALENGE: The value that the project pursues is to answer: How contemporary architecture can be faithful to culture, nature and context? How architecture can affect the audience without showing off? this challenge arose for us when we noticed that the surrounding new buildings had nothing to do with local architecture except for adhering to a form such as a sloping roof. Audience tastes have also gone in a direction that is not compatible with contextual factors. So having a few touches of culture and context can be a turning point in the contemporary architecture of this Small scale area.

The home is designed around the pivotal access of the ocean view. Timber screens protect the house from the harsh South African sun but provide the flexibility to enjoy the beautiful views and to have a comfortable living space all year round. The timber screens act as security gates as well, should the owner prefer to use the space only as a holiday home and have the peace of mind that everything is safe and secure. Layout (Zones): The house is divided into three main levels and this represent three indifferent functional zones 1.Private - Pajama lounge and bedrooms 2. Main open plan living area, dining room and kitchen 3. Entertainment area and guest bedrooms

The owners desired a modest home that would enable them to experience the dual natures of the outdoors: intimate forest and sweeping views. The use of economical, pre-fabricated materials was seen as an opportunity to develop an expressive architecture. The house is organized on a four-foot module, establishing a delicate rigor for the building and maximizing the use of pre-manufactured materials. A series of open web trusses are combined with dimensional wood framing to form broad overhangs. Plywood sheets spanning between the trusses are left exposed at the eaves. An insulated aluminum window system is attached to exposed laminated wood columns, creating an expansive yet economical wall of glass in the living spaces with mountain views. On the opposite side, support spaces and a children’s desk are located along the hallway. A bridge clad in green fiber cement panels marks the entry. Visible through the front door is an angled yellow wall that opens to a protected outdoor space between the garage and living spaces, offering the first views of the mountain peaks. Living and sleeping spaces are arranged in a line, with a circulation corridor to the east. The exterior is clad in pre-finished fiber cement panels that match the horizontal spacing of the window mullions, accentuating the linear nature of the structure. Two boxes clad in corrugated metal punctuate the east elevation. At the north end of the house, a deck extends into the landscape, providing a quiet place to enjoy the view. Cliff Top Cottage Lac St. Pierre, Quebec The initial concept of creating a cottage incorporating a sculptural expression was requested directly by the client and property owner. The client’s deep design interest was also accompanied by an interest in creating something unique on this dramatic cliff-top site that overlooks Lac St. Pierre in Quebec. The outer form has a simplicity that establishes a counterpart to the roughness of the stone hillside. It sits atop the rocky edge and splays outwards to capture views. The main living spaces are split and slightly turned away towards views of the lake. The outdoor space left in between the two main living areas is a protected courtyard – complete with a terrace and pool. While the master suite is located on the main floor, additional bedrooms are located below and carved into the hillside, with views to the water. The interior is where the walls and ceilings undulate. They form an inner landscaped form that frames the lake views. Although the forms are prominent, the use of natural materials works to retain a softness and connection to the surrounding natural context. Wood, zinc and concrete work together to ground the design. Size: 3,400 sq.ft. This project is currently under construction.

For more than a decade the owners of this property dreamed of replacing a well-worn trailer, parked by a previous owner onto a forested corner of the site, with a permanent structure that took advantage of breathtaking views across South Park basin. Accompanying a mutual friend nearly as long ago, the architect visited the site as a guest and years later could easily recall the inspiration inherent in the site. Ultimately dream and inspiration met to create this weekend retreat. With a mere 440 square feet planted in the ground, and just 1500 square feet combined across three levels, the design creates indoor and outdoor spaces to frame distant range views and protect inhabitants from the intense Colorado sun and evening chill with minimal impact on its surroundings. Located on a wooded lot on the south side of Mount Orford in Estrie, this country house is designed to enjoy views of the wooded slope down to a stream at the bottom of the valley and rising to the opposite cliff. The south offers a splendid view of distant mountains. Of modest size, the house is simple, modern and showcases natural materials. It opens towards the forest and the landscape while preserving the intimacy of the customers. The interior is spacious; the living spaces are communicating and friendly, with a high ceiling above the living room and a large picture window in front of the master bedroom, on the mezzanine. The living areas open onto an outdoor terrace that anchors the house to its rocky terrain, protected from the weather and hidden from the street. The rock of the land is highlighted at the edge of the terrace, where a rock face down the slope. A large roof overhang protects the house from the sun in the summer, and the low-level concrete floors absorb sunlight in the winter. The house has been designed according to the criteria of LEED and Novoclimat.

The likelihood of needing to be repaired or resurfaced is low. Granite is a porous material. Most fabricators will apply a sealer to granite countertops before they are installed which will protect them from absorbing liquids too quickly. Many sealers last more than 10 years before needing to be reapplied. When they do need to be reapplied, it is something that most homeowners can do on their own as the process is similar to cleaning. Darker granites are very dense and sometimes don’t even require a sealer. When it comes to pricing, there are a lot of variables such as edge profile, total square footage, backsplash, etc. Don’t be fooled by the stereotype that all granite is expensive. Lower-range granites will cost less than high-range laminate. Though granite countertops are not considered “low range” in pricing, there are a lot of affordable options. If you are looking for something truly unique, consider an exotic granite. Some quarries are not easily accessible and/or only able to be quarried for short periods of time throughout the year. If these circumstances exist in a quarry with gorgeous stone, the price will be driven upward. You won’t find a lot of solid patterns or bright colors, but both do exist. Also, watch for a large range of color and pattern within the same color of stone. It’s always a good idea to view the exact slab(s) that will be fabricated for your kitchen to make sure they are what you expected to see from the sample. Another factor is that many exotic types of granite have huge flowing waves, and a small sample will not be an accurate representation of the whole slab. Granite countertops are very resistant to chemicals. Acids and bases will not harm the material.

Maximizing the use of the site by creating stepped terraces that envelope the residence and frame the spectacular views. The long reflecting pool provides its orientation amongst the sweeping panorama of the surrounding hills that enhance the relationship of the interior and exterior spaces of this multi-story home. The dynamic thrust of the soaring inverted roof meets the landscape beneath a dominant overhang. Blending contemporary forms and lush plantings, this Garden maximizes the sensory experience of the materials and planting from inside and outside the home. The garden occupies an interior courtyard framed by four interior walls. The home, designed by Architect Cliff May was built in 1948 and the following year was featured in House Beautiful Magazine. The clients list of needs and desires was brief. They wanted a space that would complement the mid century modern home and provide visual interest from inside the home. Some form of water was also requested. They had a budget of $30,000. In order to stay within their budget the clients performed the demolition of the old garden. The designer’s intent was to create a garden that would possess a clear sculptural quality and would be as visually striking from inside the home as it would be from inside the courtyard. The strategy behind the design was to use hardscape materials characterized by simple geometric forms and a planting palette that would emphasize form over color, and then to arrange the materials to achieve an interpretation of modern aesthetic. The views from inside the homes three main living rooms present the garden as a graphic composition of space, hardscape materials and planting. Inside the courtyard the edges are defined by stone and planting. The floor is composed of rectangular slabs of Teakwood flagstone with a counterpoint of Mexican beach pebbles set within the joints and around the edges. Concrete along the edges of the Teakwood pads reduces migration of the modified stone and sand base. The contrast of the Mexican beach pebbles accentuates the pattern of the flagstone. The outside perimeter of the pebbles is contained with low profile edging. An existing catch drain was utilized for storm water runoff. A concrete block pier set on a concrete footing is covered with black stucco and provides a perch for a custom made copper bowl that circulates water into the L shaped water feature. The water features subterranean basin is constructed of pressure treated wood with a custom box liner insert. Since the Teakwood flagstone was unavailable as coping for the water feature, the designer chose Shawnee Buff stone to complement the Teakwood flagstone. The subtle sound of water spilling from the copper bowl and the reflective qualities of the water help to create an atmosphere of relaxation. The planting is composed of shades of green with white flowers in order to accentuate the graphic design. ‘Justin Brouwer’ Boxwood, ‘Sum and Substance’ Hosta, white Anemones, black bamboo and ornamental grasses contrast dramatically with the clean lines of the hardscape elements. The black bamboo is set in 30” diameter concrete containers to control the vigorous plant from spreading. The construction of the interior courtyard space challenged the building team. They set up baffles between the front door and the door to the courtyard as well as temporary protection over the floor to allow the process to move forward without too much disturbance to the client’s lives. All of the materials were shuffled through the temporary portal. The clients love the space and recently said that “the design is so well thought out and simple that they would never get tired of it.” The designs sculptural quality compliments the modern feel of the home and creates a sublime yet dramatic view from within the house or within the courtyard. The clients plan to purchase two black Bertoia Diamond chairs with red cushions which should perfectly integrate with the space.
