Interactive Construction was able to provide these homeowners with a Passive House that fit perfectly into their heritage neighbourhood, onto their narrow lot, and with their personalities. There are huge energy savings built into the design of this home. In keeping with Passive House principles, the house is insulated everywhere to minimize heat loss meaning this house doesn’t require a conventional heat source. There is an extremely efficient Heat Recovery Ventilation (HRV) system that quietly manages airflow throughout the building and takes the heat from showers and cooking before expelling cool, filtered air. Triple glazed windows cut down on heat loss and are almost all openable to aid in cooling instead of a costly air conditioner. Environmental considerations in this build go beyond energy savings. The decision to use prefabricated wall panels and roof trusses to cut down on waste and aid in site storage of lumber. This house’s innovation comes from it being a modern design passive house that it somehow fits very well in a neighbourhood filled with heritage houses. We managed to squeeze a lot of house onto a postage sized lot and still have it feel roomy inside and in the yard. And check out those funky stairs! Carrara marble island with wine storage on the side create a beautiful contrast to the white cabinets with the silestone grey countertops and herringbone backsplash tile. This kithchen renovation included the removal of a load bearing wall to open it up and make it feel bright and airy.

Maybe you can relate to these empty nesters who reached out to us to design and build a new kitchen for their current and long term needs. They do lots of entertaining, have an extensive wine collection and enjoy welcoming more grandchildren into the family. Both cook, although he prefers his grill. They wanted their new kitchen to be an open space that is easier to move around in. They were also looking forward to more storage and new, state-of-the-art appliances. Design objectives: -New layout to accommodate large groups for frequent entertaining -Big island to seat as many people as possible Improve traffic flow by omitting a counter peninsula by the family room and other cabinet barriers -Main cooktop to face visitors with point-of-use spices, utensils, pots & pans nearby -Multiple cooking & refrigeration appliances -Plan for as much countertop space as possible for multiple cooks -Dedicated spaces needed for wine, liquor, cold drinks & decorative glassware -Incorporate special details such as thick or waterfall countertops, unique backsplash, wood accents -Need better task, ambient and general lighting -Make it beautiful – a kitchen the homeowners could be proud of -Seamlessly join kitchen with breakfast room, given load-bearing wall & various ceiling heights -Ensure the large, newly opened space remains intimate and inclusive -Determine how to best utilize the breakfast room, given limited availability of wall space with two sets of French doors and a large window -Relocating two ventilation ducts currently in a wall to be removed -Incorporate multiple appliances while adding functional storage -Integrate special details that wouldn’t be lost in a large room -Utilize multiple finishes and colors that provide continuity Design solutions: -The wall between the kitchen & breakfast nook was completely removed – the structural beam was shortened, providing the largest opening possible -One small wall section remained intact to relocate ductwork, which conveniently created an alcove for the dual refrigerator armoire -Two islands in the same finish visually join the elongated room -The cooking island includes necessary point-of-use storage along with a steam oven and additional storage on the opposite side The wide cooking island allows for two cooks to comfortably share the counter space, allowing casual interaction -The second island fills the center of the former breakfast room; tall cabinets in a contrasting finish flank the French doors and provide visual balance -The sizable second island provides seating for six on a conversation-conducive curve. It houses freezer drawers, a microwave drawer, an under-counter refrigerator, plus additional storage -Docking station inside drawer -Two cabinet styles in three finishes provide continuity, balance and interest in the large room While the clients didn’t have a specific vision of the remodeled space, they were completely open to new ideas and knew which features they wanted when they saw them. They were truly doing the project for their own enjoyment and that of their family and guests. We’re happy to know they are thrilled with the end result. In fact, we had so much fun working together we’re now talking about a new project!

The P+M House is a new infill home for a family of four in Saskatoon’s Varsity View neighborhood. Constructed of daylight, natural wood, and human interaction, it strives to create a rich, family-focused environment that pulls nature and ever-changing sunlight into the heart of the house. Situated at the doorsteps of President Murray Park and the U of S campus, the home opens to the South, affronting an established street while allowing a row of towering American elms to provide natural shading and focus to the interior spaces. The house is divided into four program zones: public, private, parents, and kids. The internal organization is a direct result of a daylight management concept, where dark-craving spaces are condensed and allocated to areas with low-light access, while providing strategic separation between zones. Left behind as a result are airy, light-filled living spaces that offer internal / external views, space for family interaction, while taking maximum advantage of limited South and West light. The architecture begins with a main floor sectional shift that breaks the house into front & back, creating an internal topography that lets South light reach the back of the house. A trio of continuous, interlocking walls then give shape and order to the primary spaces, while openings in or between these walls extend the interior spaces into the yard and let daylight wash the heart of the house. The highly-insulated house is the result of a thoughtful process that sought to leverage the site’s severe environmental constraints (minimal southern exposure in an extreme cold climate, where temps reach 40 below) and turn them into opportunities. The house is composed of a 2800 sf main house, a 650 sf basement suite, and a 600 sf garage. It is constructed of reinforced concrete, 2x staggered stud walls, exposed spruce posts / glulam beams, and open-web engineered wood trusses. It is clad in stucco and western red cedar; with triple-glazed fiberglass windows and natural white oak finishes throughout. Optimal solar orientation with an attached thermal mass food production greenhouse on the Lower Floor enables hot air to be introduced into the house during the winter, and rise via. a thermal chimney “stack effect” and distributed throughout the house. In the summer the same thermal chimney is used to channel hot air to rise up to the Upper Loft vegetated Roof Terrace, where it is exhausted. This condition provides a positive air pressure in the Winter, and a negative pressure in the summer, drawing in cooler outside air from every open window. In addition carefully proportioned roof eave overhangs provide deep passive solar gain and additional day lighting in the winter, and cooling shade in the summer. Active mechanical systems include solar thermal which produces domestic hot water and is integrated into hydronic radiant heated floors. This is supplemented with a multi-split heatpump, on demand backup hot water, and an ERV, which collectively provide active heating, cooling, dehumidification, and healthful indoor air quality. The entire house and detached Barn are off-grid with a 14.4 kW solar array, whole-house batteries, and backup generator. Further, the home is super insulated and extremely tight with high energy performing windows and doors and LED lighting throughout, and even a high efficiency woodstove. Integrated Design: From the beginning and throughout construction, this home demonstrates a close collaboration between the Architect, Contractor, and Owners. Healthful materials and finishes standards, autonomy and energy efficiency, and environmental impact and sustainability were primary goals and stressed throughout. Careful attention was paid to finishes which will require minimal long term maintenance such as the galvalume metal roof (which also provides for rainwater harvesting) and fiber cement siding for longevity. Resource Efficiency / Conservation: Resource conservation began with Schematic Design which utilizes a 2 ft. grid of modular components, thereby optimizing construction efficiency and minimizing on site waste. The site was cleared with the trees stockpiled for future lumber harvesting and firewood. The foundation walls are “Ideal Walls” which use less than half the concrete of a conventional poured wall or block, and do not require extensive concrete footings, exterior insulation, or waterproofing. These panels are prefabricated off site and set in only a few days, which further reduces on site impact and construction lead time. Resiliency: Respect for climate change and mitigating its impact were primary considerations in the design and selection of materials and systems. The home is sited high on a south facing slope as protection from high water or flood and to optimize both passive and active solar opportunity. With remarkably tight construction and super insulation the interior is buffered from both outdoor heat and cold extremes. This incorporates careful attention to natural day lighting, indoor air quality, rainwater catchment and wastewater reclamation, garden food production with vegetated roofs, the home hearth and fire, and connected interaction with the weather and the surrounding natural ecosystems. Community Impact: This EcoHome project has already been presented at several Sustainable Building lectures as a model case study for “Green Building”, including USGBC at Brock Environmental Center in Virginia Beach, VA.
