Even if it is a just simple accent wall painted in a color that speaks to you, or a complete renovation of your cabinets to achieve the kitchen of your dreams, interior design allows you to create an environment that is both personal and comfortable. That is exactly how interior designer and founder of Design Exchange Sean Carlson Perry feels about what he does for a living. “The reason that I love designing spaces, and value the impact of space design on people, is the way the spaces make us feel, the visceral appeal of good design. Good design should stimulate the senses and generate an emotionally engaging experience. As a designer, I get to massage and sculpt people’s experience of space!” Perry shared with us. In late 2017, the Paintzen team connected with Perry regarding a very special design project he was working on. Design Exchange was renovating, redesigning and re-furnishing The Ali Forney Center. The Ali Forney Center, based in New York City, is the largest and most comprehensive organization dedicated to housing homeless LGBTQ youth. Nearly 40% of the homeless youth population is LGBTQ. Homeless LGBTQ youth are eight times more likely to experience violence, discrimination, and suicide. AFC houses 124 youths each night and provides services to over 1,400 homeless young people per year. Although the organization does an incredible job to provide safety and shelter to homeless youth, Perry and his team felt the space itself could use some updating and could feel more welcoming. Rooms were dark, cold, and lacked proper storage. Furniture was in poor shape and didn’t work. The rooms were being under-utilized; overall, there was so much more that could be done within the walls of the AFC that could be improved using interior design & paint! We at Paintzen were excited to partner with Design Exchange to do our part in this transformation. The dark, paneled walls were re-painted white. This entirely opened up the space, making it brighter, warmer and more welcoming. The white walls also served as a much better backdrop for smart lighting, as well as for the furniture, wall decor, and new flooring. Beyond painting, Perry and his team used FLOR carpet tiles for durability in a bright Fuchsia shade for a pop of color. They created a more functional layout to maximize the space and make better use of its architectural details and added new furniture including lamps, tables, throws, a sofa, a TV and a Roku to make the space beautiful, and even fun. “Design increases connection and community,” Perry told us. “When we revamp a shelter space, history tells us that the residents spend more time in the space, more time with their peers, building connections and community; a greater sense of home.” Perry’s goal was to create an environment that set its residents up for success by improving their quality of life, outlook and self-esteem. “This isn’t extreme home makeover (although I wish I had that budget!). It’s about improving the aesthetics of the space to create a better environment and experience for people who are going through challenging times. I’ve been lucky enough to have an amount of work that allows me to donate a portion of profits to Design Exchange Projects.” Sean Carlson Perry founded Design Exchange as a way to use his talent, passion, and skills to help those who are struggling, or in a place of immediate need. He was searching to bring deeper meaning and a humanitarian component to his work. Perry has worked with clients in New York, San Francisco, and Los Angeles. “Good design—functionally, aesthetically and ergonomically—promotes a better quality of life.” This is a mantra that describes why Perry does what he does through Design Exchange, working to help the underserved of New York City and other cities across the country. “I grew up gay in Nebraska, and have gone through some hard times when I was younger, but I can’t imagine going through what these kids go through – rejection from family, being kicked out of the house for being who they are, homeless and having nowhere else to turn,” said Perry. “Luckily, there is The Ali Forney Center. Doing these projects for AFC strikes close to home for me, so they are extra special and close to my heart.”

Here’s a job I completed just before Christmas last year, at a house in Northampton which has a rich history and mix of architectural styles. The run up to Christmas is always popular as people try to get their household projects finished off in time for celebrating the festive season with family so this is always a busy time for Tile Doctor. The photos below show a neglected Victorian Quarry tiled floor in need of repair, with cracked tiles along the edges. These were caused by somebody in the past using brute force to remove carpet gripper rods which had been glued to the tiles. These cracks were present around the edges of the entire hallway, however; this particular type of tile is very hard to get hold of. Furthermore, it is a costly process to replace the tiles as the skirting boards would have had to have been removed. As well as the physical issues the floor had a dull appearance due to the build-up of builder’s dust and the general wearing down of the paintwork over time. I agreed with the client that the best course of action would be to fill the tiles, and paint the damaged tiles using a colour that matched as close as possible. Many of my Tile Doctor colleagues would disagree with this approach opting to source the correct tile and rebuild the damaged section however unfortunately in this case we didn’t have the time or the budget. My first action was to use a brush and vacuum to remove as much loose debris and dust as possible. I followed this by agitating the tiles with a dilution of Tile Doctor Pro Clean which is a strong alkaline product and safe to use on tile and stone. I use a combination of a coarse burnishing pad fitted to a rotary machine and hand held brushes, in order to get the floor clean. The resulting slurry was then rinsed and removed using a wet vacuum. This process was repeated twice followed by a thorough rinse to ensure any trace of cleaning agent had been removed and the floor neutralised. As this was such an old property, I then used a steamer to heat up the tiles in order to draw out any contaminants and assist with the drying process. I installed a fan to dry the floor before starting repairs, mixing up some coloured grout and filling all holes and cracks along the edges, including the doormat area. I allowed the coloured grout to dry overnight, before hand painting the black and Terracotta tiles. These were then given time to dry (about a couple of hours). Following this, I carefully painted in the other colours: brown and cream. The overall effect was quite convincing and you had to look very closely to notice. Due to the fact that there were other tradesmen working in the house at the time, the floors were sheeted up to protect from additional dust and muck. I then left the house for a week, allowing the floor ample time to dry completely in preparation for sealing. Upon my return, I took damp meter readings, and once satisfied with the dryness of the tiles, I began the sealing process with the impregnating, colour-enhancing sealer Tile Doctor Colour Grow. The sealer provides both durable surface protection and an aesthetically pleasing matte finish. The below photos show how the product has enriched the colours with the two coats applied. The process of restoring this wonderful Victorian Quarry tiled floor was certainly time consuming, but very rewarding. I am exceptionally pleased with the results myself, and my client couldn’t have been happier and I’m sure the newly revitalised hallway will have been a talking point for all their visitors during the Christmas break. This project - Estoril Court in Mid-Levels Central is one of the rare heritage mansions in Hong Kong with a "thousand-year lease," comprising a total of 240 units. The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. They have integrated practicality, beauty, and self-expression into every corner, enhancing the happiness of living. Once stepping into the living room, you are greeted by Hong Kong's most spectacular vistas. The ever-changing scenery of Victoria Harbour, both day and night, the immense skyscrapers of different banks and commercial buildings and the panoramic views of the Peak are all within sight. The expansive dimensions of the living room are a response to the surrounding environment, providing ample space for family bonding and companionship, while also allowing the breathtaking skyline views to seamlessly integrate into daily life. Unlike traditional whole-house decoration, the design of Hong Kong homes emphasizes collage and customization. The minimalist aesthetic of the space corresponds to the luxurious craftsmanship and time costs involved. Elements such as natural stone, artistic paint, parquet flooring, wood veneer, and leather have all been meticulously coordinated in terms of color and proportion, while a significant amount of storage space has been cleverly concealed within the walls. Everywhere we look, we’re surrounded by structures and designs that captivate and draw us in, allowing us to truly appreciate the art of modern architecture. I was very excited to receive a couple of beautiful installation images of our H Series vent-free gas fireplace from Matt Brazeau of Stove King, which operates in Putnam, CT, and Medford, MA. The images show a stunning living room that features large sliding doors and an open layout to the kitchen. What caught my eye was the detailed woodwork and the choice of wall color – I know “dark and moody” is trending but seeing it in a Boston multi-family and done so well, I was captivated and wanted to learn more. Developer Marc Savatsky, owner of Choose Boston, LLC, a multi-function development and real estate company, was behind this project. Marc’s company works throughout Boston and surrounding suburbs to redevelop and market multi-unit properties. Situated in Dorchester’s Neponset section, the property comprises four townhomes styled in a classic federalist design, paying homage to the rich history of the area. Remarkably, all units were spoken for during construction, which reflects a perfect alignment with what buyers are looking for, which is not common at all. Collaborating with Architects and Partners Working with architect Peter Vanko of Vanko Studio and Marc’s spouse and partner, Jessie Franco, the group designed this inviting and sought after living space. Warm and welcoming, with an open and inviting feel, unique building materials, lots of natural light and outdoor living spaces were on the list for what they felt would provide the right character for this property. Elements such as fluted wood were chosen to add visual interest, while the darker palette around the fireplace contributed to the overall aesthetic appeal. The project faced significant challenges with the sloping terrain because Marc had not expected the need for so many retaining walls. But, once they were designed and put in, the challenge turned to charm and provided the landscaping with additional character. Overcoming Development Challenges Addressing the Sloping Land Besides the sloping terrain, another major challenge was adding gas fireplaces into each unit. Due to building constraints preventing traditional venting, the fireplaces were as tricky as the retaining walls. It was important to Marc and Jessie to include fireplaces in these units. They felt that fireplaces provide a beautiful focal point and with the cold months Boston experiences, they would make the units so much more welcoming. After consulting with Matt Brazeau, the choice became clear: the European Home H Series Vent-Free Natural Gas Fireplace. Vent free gas fireplaces are safe alternatives to direct vent fireplaces. They solve the challenge of where to run the venting and provide the living space with a real flame, heat efficiency (99%) and with the H Series, a very clean, European design. The H Series installs similarly to a gas stove – connected to gas and built with an outer body to insulate it from combustibles. It is an easy choice when gas is the preferred type of fuel and venting is difficult or the budget does not allow for the additional space, time, and cost of venting. Vent-free gas fireplaces have been allowed in Massachusetts for 20 years (since 2004) due to their safety, efficiency and practicality. For many, professional interior design is a luxury. Whether your home’s design project is large or small, having the ability to transform your house, apartment or condo into a beautiful, unique space is a wonderful opportunity for self-expression. Even if it is a just simple accent wall painted in a color that speaks to you, or a complete renovation of your cabinets to achieve the kitchen of your dreams, interior design allows you to create an environment that is both personal and comfortable. That is exactly how interior designer and founder of Design Exchange Sean Carlson Perry feels about what he does for a living. “The reason that I love designing spaces, and value the impact of space design on people, is the way the spaces make us feel, the visceral appeal of good design. Good design should stimulate the senses and generate an emotionally engaging experience. As a designer, I get to massage and sculpt people’s experience of space!” Perry shared with us. In late 2017, the Paintzen team connected with Perry regarding a very special design project he was working on. Design Exchange was renovating, redesigning and re-furnishing The Ali Forney Center. The Ali Forney Center, based in New York City, is the largest and most comprehensive organization dedicated to housing homeless LGBTQ youth. Nearly 40% of the homeless youth population is LGBTQ. Homeless LGBTQ youth are eight times more likely to experience violence, discrimination, and suicide. AFC houses 124 youths each night and provides services to over 1,400 homeless young people per year. Although the organization does an incredible job to provide safety and shelter to homeless youth, Perry and his team felt the space itself could use some updating and could feel more welcoming. Rooms were dark, cold, and lacked proper storage. Furniture was in poor shape and didn’t work. The rooms were being under-utilized; overall, there was so much more that could be done within the walls of the AFC that could be improved using interior design & paint! We at Paintzen were excited to partner with Design Exchange to do our part in this transformation. The dark, paneled walls were re-painted white. This entirely opened up the space, making it brighter, warmer and more welcoming. The white walls also served as a much better backdrop for smart lighting, as well as for the furniture, wall decor, and new flooring. Beyond painting, Perry and his team used FLOR carpet tiles for durability in a bright Fuchsia shade for a pop of color. They created a more functional layout to maximize the space and make better use of its architectural details and added new furniture including lamps, tables, throws, a sofa, a TV and a Roku to make the space beautiful, and even fun. “Design increases connection and community,” Perry told us. “When we revamp a shelter space, history tells us that the residents spend more time in the space, more time with their peers, building connections and community; a greater sense of home.” Perry’s goal was to create an environment that set its residents up for success by improving their quality of life, outlook and self-esteem. “This isn’t extreme home makeover (although I wish I had that budget!). It’s about improving the aesthetics of the space to create a better environment and experience for people who are going through challenging times. I’ve been lucky enough to have an amount of work that allows me to donate a portion of profits to Design Exchange Projects.” Sean Carlson Perry founded Design Exchange as a way to use his talent, passion, and skills to help those who are struggling, or in a place of immediate need. He was searching to bring deeper meaning and a humanitarian component to his work. Perry has worked with clients in New York, San Francisco, and Los Angeles. “Good design—functionally, aesthetically and ergonomically—promotes a better quality of life.” This is a mantra that describes why Perry does what he does through Design Exchange, working to help the underserved of New York City and other cities across the country. “I grew up gay in Nebraska, and have gone through some hard times when I was younger, but I can’t imagine going through what these kids go through – rejection from family, being kicked out of the house for being who they are, homeless and having nowhere else to turn,” said Perry. “Luckily, there is The Ali Forney Center. Doing these projects for AFC strikes close to home for me, so they are extra special and close to my heart.”

Time: When building new homes, the time required to not only obtain the supplies, but provide the time you want and need to get the home built within your timeframe can often be more than expected. Going the remodel or addition route allows you to continue living in your home during construction versus building new and having to find alternative dwelling solutions.

Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.
