Photos by Francis and Francis Photography The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style. The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area. The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island. The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day. The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

In this project one could be deceived by its roadside appearance, what waits inside is a contemporary and exciting design behind its traditional public façade. This eco house in Mountshannon, County Clare combines a contemporary design with traditional elements to achieve an energy-efficient and visually appealing result. The road facing elevation adopts a more traditional appearance, while the garden-facing façade embraces a contemporary style, featuring a spacious roof balcony and large corner windows that maximise views of the garden and the surrounding countryside.

Sharifi-ha House Uncertainty and flexibility lie at the heart of the design concept in Sharifi-ha House. The sensational, spatial qualities of the interiors, as well as the formal configuration of its exterior, directly respond to the displacement of turning boxes that lead the building volume to become open or closed, obtaining introverted or extroverted character. These changes may occur according to changing seasons or functional scenarios of floor plans. Like many other urban plots, the land for this project had a noticeably narrow façade-width compared with its length. Consequently, our expertise in transforming a two-dimensional façade to a three-dimensional one became indispensable. Here, the openness /closure of the building volume is a reference to traditional Iranian houses, which would dynamically serve as seasonal modes of habitation by offering both a Zemestan-Neshin (winter living room) and Taabestan-Neshin (summer living room) to their residents. In summertime, Sharifi-ha House offers an open /transparent /perforated volume with wide, large terraces. In contrast, during Tehran’s cold, snowy winters the volume closes itself, offering minimal openings in total absence of those wide summer terraces. In this project, the challenges to the concepts of open/closed typology (introverted/extroverted character) led to an exciting spatial transformation of an ever-changing residential building. The House is distributed over seven floors: the two basement floors are allocated to family conviviality, fitness facilities, and wellness areas, while the ground floor hosts parking and housekeeping rooms. Public activities all happen on the first and second floors, and the family’s private life takes place on the third and fourth floors. The project consisted of four major parts; the fixed volume of the structure, the void, and the fixed volume and the mobile volume, respectively. When the turning boxes are closed, the building captures sunlight throughout the space of the central void, which also connects the two fixed volumes by suspended bridges. The house adapts to the functional needs of its residents. For instance, depending on whether there is a guest or not, the guest room (located on the second floor) can be reconfigured for different purposes. Similarly, home office and breakfast room (turning rooms on the first and third floors) can change the formality of their appearance according to their residents’ desire. In other words, there is always the possibility of having different seasonal or lighting scenarios, some of which have been already considered in the BMS program of the project. From the initial design steps, we noticed that three pine trees outside could be incorporated into the spaces of the interior. Now, in the open mode of the house, the trees are pleasantly captured by the window frames. Stepping back for about three meters from the permitted construction boundary line allowed us to provide splendid daylight for the basement floors by inserting a glass fountain. The fitness and wellness areas are accommodated between this fountain and the basement pool where reflective installations reverberate the water’s radiance all over the space. The applied manufacturing technique for the turning mechanism was in fact a simple one; the same method which is currently employed in turning theatrical scenes, turning the floor of car exhibitions, steel companies and the shipping industry in Iran. But as our client himself was into importing CNC and other similar industrial German machines, he preferred the structural system to be fabricated in Germany. In doing so, he could engage his employees in the manufacturing process and thus train them for future maintenance purposes. Details of the handrails and air-penetration controlling methods were major issues considered in developing the design of the turning boxes. Designing foldable handrails and refining the edges of the boxes happened to be our feasible solutions. Considering the specialties of this kind of architecture, the structural system was inevitably a customized one. After digitally modeling the structure, a series of SAP2000 analysis were undertaken to examine static/dynamic performance of the proposed system. Being partially moveable is the dominant feature of this structural assembly, which was contemplated throughout the fabrication process by the German manufacturer company. The main loads all rest on the beams of the living rooms. Due to the various configurations the turning boxes may take, the loading calculation has been estimated based on the largest possible loading value applied to the system. Additionally, in order to prevent structural deformation controlling the probable vibrations in the turning boxes was taken into account during the design/calculations of the structure. The house was titled Sharifi-ha House, in honor of traditional Iranian mansions.

Recently, I was asked to do some Tile Doctoring at Palmeira Square, in the seaside city of Brighton and Hove, to restore the Victorian tiled floor of one of the downstairs offices. Palmeira Square is a residential area which was first developed in the mid-19th century during the reign of Queen Victoria, so many of the buildings feature some fantastic original Victorian tile floors. Although there are many large terraced houses and even mansions in the area, some of the buildings have been converted into offices for commercial use. My client, who leased the downstairs office, managed to persuade the other tenants to employ professional help to restore the tiles, and so I was asked to come in to clean and seal the floor to get it back to looking its best. With Palmeira Square being quite a lively area, I made sure to fence off the front door area from the wandering public. My first job was to apply Tile Doctor Remove & Go to the floor, a heavy duty stripper, multi-purpose stripper that was able to remove the stubborn marks, stains and ingrained dirt on and between the tiles. In particular, Remove & Go helped to remove some rust stains I found near the door hinges. I left the product to sit and work its magic for twenty minutes, and during this time I began cleaning the floor using a buffing pad, which is suitable for use on all types of floor (except polished stone), and a solution of Tile Doctor Pro-Clean diluted with water. The combination of a buffing pad and Pro-Clean helped to remove the general dirt and grime that had built up over time in this high traffic area of the office. After the cleaning was complete, the black tiles appeared grey because any remaining sealer had been removed. However, the colour would return after resealing the tiles, which was my next job. I returned to the office after two days to seal the Victorian tile floor. To do this, I needed to use Tile Doctor Seal & Go, which meant I had to ask the office workers to keep off the floor for most of the day. This is because I needed to apply six coats of Seal & Go to the floor, and each coat takes roughly fourty minutes to dry. Seal & Go provides a stain-resistant surface seal and a durable low-sheen finish, which will help keep this floor looking great for a long time, even with a high traffic of workers coming in and out of the office. Luckily, it was a warm day outside, and the floor dried quickly, leaving a shiny, deep black surface. Both my client and I were very happy with the result. The client was also pleasantly surprised to see that I had been able to remove the rust stains near the door.

Two separate entrances to the house are designed to help create privacy and enhance the luxury of the family's daily entry into the house without any interruption with the movement of the guests, if they are present. The presence of a courtyard in the front, with a different and new relationship between the building and the street, the removal of the fence and the transformation of the front area into a semi-public courtyard It is used as the owner's parking Plus having a back patio on a designated space It is close to 100 meters it is viewed by most of the everyday spaces of the home. The house has natural lighting for all the interior spaces, which gives a clear joy and spaciousness.

From Fuller / Overby: “The site for the Nebo House is a long, narrow plot in the Appalachian foothills that slopes downward to Lake James. The main floor is embedded into the hillside, like a hunter’s blind, with a central courtyard splitting the primary program into two wings. To the east of the courtyard are social areas and to the west is a private sleeping and bathing suite—day and night. A hall which acts as a mechanical and structural spine along the rear retaining wall connects the private and public spaces. The larger, public zones of the interior radiate outward from the courtyard and gradually break up into more intimate niches around the periphery that provide semi-private moments within the open living areas. Views are focused outward to the lake, while southern light filters in from clerestory windows above. A sculpted cantilever staircase slices upward to the entry and guest rooms, forming a continuous three dimensional void capped by a skylight at its peak. Above grade, the house appears as a cluster of small pavilions along the hillside, framing the lake and mountains beyond.”

Bathroom - transitional bathroom idea in London

The Yin-Yang House is a net-zero energy single-family home in a quiet Venice, CA neighborhood. The design objective was to create a space for a large and growing family with several children, which would create a calm, relaxed and organized environment that emphasizes public family space. The home also serves as a place to entertain, and a welcoming space for teenagers as they seek social space with friends. The home is organized around a series of courtyards and other outdoor spaces that integrate with the interior of the house. Facing the street the house appears to be solid. However, behind the steel entry door is a courtyard, which reveals the indoor-outdoor nature of the house behind the solid exterior. From the entry courtyard, the entire space to the rear garden wall can be seen; the first clue of the home’s spatial connection between inside and out. These spaces are designed for entertainment, and the 40 foot sliding glass door to the living room enhances the harmonic relationship of the main room, allowing the owners to host many guests without the feeling of being overburdened. The tensions of the house’s exterior are subtly underscored by a 12-inch steel band that hews close to, but sometimes rises above or falls below the floor line of the second floor – a continuous loop moving inside and out like a pen that is never lifted from the page, but reinforces the intent to spatially weave together the indoors with the outside as a single space. Scale manipulation also plays a formal role in the design of the structure. From the rear, the house appears to be a single-story volume. The large master bedroom window and the outdoor steps are scaled to support this illusion. It is only when the steps are animated with people that one realizes the true scale of the house is two stories. The kitchen is the heart of the house, with an open working area that allows the owner, an accomplished chef, to converse with friends while cooking. Bedrooms are intentionally designed to be very small and simple; allowing for larger public spaces, emphasizing the family over individual domains. The breakfast room looks across an outdoor courtyard to the guest room/kids playroom, establishing a visual connection while defining the separation of uses. The children can play outdoors while under adult supervision from the dining area or the office, or do homework in the office while adults occupy the adjacent outdoor or indoor space. Many of the materials used, including the bamboo interior, composite stone and tile countertops and bathroom finishes are recycled, and reinforce the environmental DNA of the house, which also has a green roof. Blown-in cellulose insulation, radiant heating and a host of other sustainable features aids in the performance of the building’s heating and cooling. The active systems in the home include a 12 KW solar photovoltaic panel system, the largest such residential system available on the market. The solar panels also provide shade from the sun, preventing the house from becoming overheated. The owners have been in the home for over nine months and have yet to receive a power bill.

Attractive living as an architectural experiment: a 136-year-old water tower, a listed building with a spectacular 360-degree panorama view over the City of London. The task, to transform it into a superior residence, initially seemed an absolute impossibility. But when the owners came across architect Mike Collier, they had found a partner who was to make the impossible possible. The tower, which had been empty for decades, underwent radical renovation work and was extended by a four-storey cube containing kitchen, dining and living room - connected by glazed tunnels and a lift shaft. The kitchen, realised by Enclosure Interiors in Tunbridge Wells, Kent, with furniture from LEICHT is the very heart of living in this new building. Shiny white matt-lacquered kitchen fronts (AVANCE-LR), tone-on-tone with the worktops, reflect the light in the room and thus create expanse and openness. The surface of the handle-less kitchen fronts has a horizontal relief embossing; depending on the light incidence, this results in a vitally structured surface. The free-standing preparation isle with its vertical side panels with a seamlessly integrated sink represents the transition between kitchen and living room. The fronts of the floor units facing the dining table were extended to the floor to do away with the plinth typical of most kitchens. Ceiling-high tall units on the wall provide plenty of storage space; the electrical appliances are integrated here invisible to the eye. Floor units on a high plinth which thus appear to be floating form the actual cooking centre within the kitchen, attached to the wall. The architectural composition is defined by two soaring gabled structures connected through a recessed central entry, establishing a bold visual identity while maintaining clean, minimalist lines. A significant challenge in the design process was balancing the large-scale modern forms with a sense of warmth and livability. Through the use of natural wood accents, expansive glazing, and carefully proportioned massing, the home achieves a refined balance between contemporary minimalism and inviting residential comfort. Dark exterior cladding contrasts beautifully against warm materials and the surrounding landscape, allowing the structure to feel sophisticated without appearing cold or overpowering. Another critical design challenge involved maximizing natural light while preserving energy efficiency and maintaining privacy throughout the home. RWH Architect carefully oriented the structure and strategically positioned the expansive floor-to-ceiling windows to capture sweeping golf course and landscape views while maintaining the comfort and privacy of the interior spaces. This layered circulation approach enhances the architectural character of the interior while creating moments of progression, discovery, and connection between spaces. The result is a home that feels immersive and expansive, where movement throughout the residence becomes part of the overall architectural experience itself. The first floor also incorporates flexible private accommodations, including a guest suite with ensuite bathroom and additional secondary bedrooms positioned to create privacy away from the primary gathering spaces. This approach allows the residence to comfortably support multigenerational living, guests, and evolving family needs over time. On the upper level, the luxurious primary suite serves as a private sanctuary complete with dual walk-in closets, a spacious spa-inspired bathroom, and access to a private balcony overlooking the property and adjacent golf course. Dedicated office spaces were intentionally integrated into the design to address the growing demand for functional remote work environments without compromising the home’s residential character. A centrally located laundry room further improves day-to-day convenience and efficiency. Vaulted ceilings, oversized glazing, and carefully framed sightlines enhance the sense of openness and light throughout the upper level. This completed lake access improvement features a new stair and walkway system constructed with Deckorators Vista composite stair treads and durable Westbury Tuscany aluminum railing for long-lasting safety and performance. Built as part of the City of Lake Waukomis public easement improvement project, the upgraded access route provides residents with a safer, low-maintenance pathway to the shoreline while enhancing the appearance, durability, and accessibility of the community's lake access infrastructure.

When Blues music legend and fourth generation builder, Albert Cummings and his interior designer wife, Christina decided to build their forever home in the Berkshire Mountains, they knew they wanted Wood-Mode cabinetry throughout. After specifying Wood-Mode in many of their customers’ homes, the Cummings collaborated with Wood-Mode dealer Vonnie Marcyoniak of Kitchens & Baths by Herzenberg to translate their vision into ideal spaces within their own build. The “House That Blues Built” features spaces inspired by the homeowners’ vision and unique background. The Cummings put enormous thought into every space of their home, spending years collecting the design ideas they would eventually incorporate. It is Wood-Mode’s craftmanship they were familiar with and wanted the “feel” of their cabinetry – a quality that they know will last a lifetime – and the finishing touches inside each drawer and behind every cabinet. Starting in the kitchen where Christina gave a lot of thought to how the space would be used, pulling inspiration from a range hood, and incorporating furniture details such as the Vintage Navy Blue island that would become the focal point of the room. Taking advantage of the kitchen’s 10 foot ceilings, upper glass front cabinets were designed to safely store yet publicly showcase heirloom cookie jars. Professional-grade appliances were selected, such as an integrated coffee machine, not only for appearance but because of Christina’s love for cooking and entertaining. Christina shared that her favorite room in the house is the pantry, which is open and visible to the kitchen. Fitted with floor to ceiling cabinets in the same Vintage Navy Blue as the island, the space includes floating walnut shelves and a farmhouse sink with a mountaintop view. The most innovative space of the home can be found on the lower floor in the guitar bar. Designed for acoustic perfection, the space includes a full-size bar where friends and family can gather to enjoy nights of music. To create the look and feel of a New Orleans Blues Bar, the Cummings’ chose Plain Sawn American Oak, which provides an interesting texture, and then finished it in an Ebony stain.
