Like most of our projects, we can't gush about this reno—a new kitchen and mudroom, ensuite closet and pantry—without gushing about the people who live there. The best projects, we always say, are the ones in which client, contractor and design team are all present throughout, conception to completion, each bringing their particular expertise to the table and forming a cohesive, trustworthy team that is mutually invested in a smooth and successful process. They listen to each other, give the benefit of the doubt to each other, do what they say they'll do. This project exemplified that kind of team, and it shows in the results. Most obvious is the opening up of the kitchen to the dining room, decompartmentalizing somewhat a century-old bungalow that was originally quite purposefully compartmentalized. As a result, the kitchen had to become a place one wanted to see clear through from the front door. Inset cabinets and carefully selected details make the functional heart of the house equal in elegance to the more "public" gathering spaces, with their craftsman depth and detail. An old back porch was converted to interior space, creating a mudroom and a much-needed ensuite walk-in closet. A new, larger deck went on: Phase One of an extensive design for outdoor living, that we all hope will be realized over the next few years. Finally, a duplicative back stairwell was repurposed into a walk-in pantry. Modernizing often means opening spaces up for more casual living and entertaining, and/or making better use of dead space. In this re-conceptualized old house, we did all of that, creating a back-of-the-house that is now bright and cheerful and new, while carefully incorporating meaningful vintage and personal elements. The best result of all: the clients are thrilled. And everyone who went in to the project came out of it friends. We love when our clients trust us enough to do a second project for them. In the case of this couple looking for a NYC Pied-a-Terre – this was our 4th! After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well! What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right. Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite. The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office. Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing. In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness. Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!

The origin of the city’s name is not certain but thought to be the English derivative of an Indian word(s) meaning “many waters”, “place of green things” or “new ground”. Some histories say it may have been named for an Indian chief. Inhabited for countless years by the Cherokee people indigenous to the North Georgia, the area was first mentioned as a village and trade center before the onslaught of white settlers inhabited the region. During the 1830’s both white settlers and Indians occupied Ellijay. During the original land lottery in 1832, Martin Scalf acquired the 160 acre lot where the town now stands. In 1833, Clemonds Quinland bought 10 acres from Scalf, retained one acre for himself and donated the rest of the purchase to the County. A plan for twenty town lots, streets and a public square was created and the streets were oriented to allow maximum sunlight exposure to the buildings. Proceeds from lot sales were used to build a jail and courthouse and pay other city expenses. During this same year, Gilmer County was appropriated $800.00 from the State to build a school, and a three-acre lot was donated for the city cemetery. On December 29, l834, Ellijay was incorporated and designated as the County seat of Gilmer County. By 1837, the town had twenty dwellings, three stores and one attorney. Most of these early buildings were of log construction. Many roads led to Ellijay by 1849. The population had grown to 150 by 1850 and the town at five stores. Some wood-frame buildings were being constructed at this time and in 1854, a new courthouse was built in the center of the square, replacing the earlier building. The County’s first newspaper was the Ellijay Courier, started in 1875, and during this time period, Ellijay was a stop on the stagecoach line. Mediterranean exterior home idea in Los Angeles

A minimal insertion into a densely wooded landscape, the Collector’s Pavilion provides the owners with an 8,000 sf private fitness space and vintage automobile gallery. On a gently sloping site in amongst a grove of trees, the pavilion slides into the topography - mimicking and contrasting the surrounding landscape with a folded roof plane that hovers over a board formed concrete base. The clients’ requirement for a nearby room to display a growing car collection as well as provide a remote area for personal fitness carries with it a series of challenges related to privacy and security. The pavilion nestles into the wooded site - finding a home in a small clearing - and merges with the sloping landscape. The building has dual personalities, serving as a private and secure bunker from the exterior, while transforming into a warm and inviting space on the interior. The use of indirect light and the need to obscure direct views from the public right away provides the client with adequate day light for day-to-day use while ensuring that strict privacy is maintained. This shifting personality is also dramatically affected by the seasons - contrasting and merging with the surrounding environment depending on the time of year. The Collector’s Pavilion employs meticulous detailing of its concrete to steel to wood connections, exploring the grounded nature of poured concrete in conjunction with a delicate wood roof system that floats above a grid of steel. Above all, the Pavilion harmonizes with it’s natural surroundings through it’s materiality, formal language, and siting. Every room faces the enveloping garden, with natural light filling the entire home through European steel-framed windows. Constant-run cedar planks designed to mature and metamorphose. Handmade soaking tub. Four unique stone elements featuring fossilized details. Color palette designed to celebrate the carefully curated art collection. Front public space is separated from the rear private area by a large pocketed door, effectively dividing the home in half. Three strategically planted trees, craned-in critically to create intentional shading, one planted in the middle of the deck. Solar panels servicing all the electric appliances. Handmade and finished oak floor with three different board sizes creating a dynamic pattern. Leather and fabric panels in the rooms.

The house was built 30 years ago for the developer of this golf community. He and his wife entertained a lot, although they didn’t do the cooking; the kitchen was for “the help.” The public rooms of the home—large formal living and dining rooms, den, and breakfast room—feature antique heart pine floors and cherry paneling in the den, but the kitchen had none of those features; it was serviceable but nothing special at all (and the 30-year-old appliances were starting to fail). Two exterior walls of the house are brick, which led to the selection of brick for the backsplashes on two walls. The homeowner found these bricks on-line; they are antique from an old church that was demolished. And now the kitchen floor matches the rest of the wood floors— antique heart pine. Similarly, the cherry cabinets are an extension of the cherry paneling in the den nearby.

The Shippen Brothers Lumber Company production was expanding and exporting their lumber to Europe. Within the next few decades, this company grew to be one of the largest employers in Ellijay, often with five to six million feet of lumber in the yard at one time. The population of Ellijay grew to 659 by 1910, and began to acquire many new modern conveniences such as electric lights and power, a telephone company and many new businesses. Then in 1912, a fire ravaged the city, destroying 23 buildings. As a result, many new buildings were constructed under new and stricter fire and safety guidelines. The population, however, decreased slightly at this time to 632 in 1920. During the 1920’s the town’s population began to grow again and, by this time, apples were being shipped out of the county and new storage facilities were built. Chickens were also shipped to markets outside of Ellijay and Gilmer County. From the mid 1930’s to 1950, Ellijay received much assistance from the Federal WPA Programs. The old courthouse was removed from the center of town square and the Hyatt Hotel was remodeled to be the new courthouse. A park was created on the site of the old courthouse and the streets around the square were paved. A new street was built at this time entering town from the northeast. Other new roads, bridges, sidewalks and gutters were constructed to improve the city. A school and gymnasium were also built and other structures improved. This growth began to impact the city’s infrastructure and in the l950’s and l960’s, a period of upgrading water systems, roads, and power supplies began. New low-rent housing appeared in l960 and a new hospital was built in l957. Georgia Highway 5 was widened in l962, new buildings around the square replaced old ones and some were remodeled. In 1974, the hospital was enlarged. Currently, Ellijay attracts tourists who love the small-town feel and friendly atmosphere. Hotels and restaurants, unique shops, antiques and art galleries lend their charms to those who visit. A new courthouse constructed to resemble the old one, new streetscaping, family-oriented downtown events and the beautification of the square have stepped up the social and economic activity and have made Ellijay a popular destination.

Floral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development. The mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations. The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow. To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site. Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look. The mailbox is engraved with the front family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.
