"A gathering place and information center on the town's central waterfront both for arriving cruise ship passengers (nearly 1 million a year from May-September) and for community functions year-round. A key node on the phased development of the waterfront promenade, a continuous pedestrian walkway along the waters' edge through the town's center from the most northerly cruise ship berth to a small boat harbor and fishing jetty about a mile to the south. The simple, linear, permeable plan invites entry from all sides, waterfront and townfront. The space is sheltered by a single gable roof structure of exposed Alaska yellow cedar and decking. Vestibules and entries are accented by lower open timber gable roof forms.The pavilion extends north and south embracing exterior spaces with sculpture, planting, and sitting and eating terraces of recycled wood pier decking that was replaced with concrete and steel dock structure. Visitor services, information, tours, and town history and information with graphic, electronic media, and personal interaction are housed in the structure. Indigenous materials, historic scale and form reflect the context of the town and waterfront maintaining and enhancing view sheds with public art and amenities."

Floral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development. The mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations. The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow. To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site. Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look. The mailbox is engraved with the front family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

Like most of our projects, we can't gush about this reno—a new kitchen and mudroom, ensuite closet and pantry—without gushing about the people who live there. The best projects, we always say, are the ones in which client, contractor and design team are all present throughout, conception to completion, each bringing their particular expertise to the table and forming a cohesive, trustworthy team that is mutually invested in a smooth and successful process. They listen to each other, give the benefit of the doubt to each other, do what they say they'll do. This project exemplified that kind of team, and it shows in the results. Most obvious is the opening up of the kitchen to the dining room, decompartmentalizing somewhat a century-old bungalow that was originally quite purposefully compartmentalized. As a result, the kitchen had to become a place one wanted to see clear through from the front door. Inset cabinets and carefully selected details make the functional heart of the house equal in elegance to the more "public" gathering spaces, with their craftsman depth and detail. An old back porch was converted to interior space, creating a mudroom and a much-needed ensuite walk-in closet. A new, larger deck went on: Phase One of an extensive design for outdoor living, that we all hope will be realized over the next few years. Finally, a duplicative back stairwell was repurposed into a walk-in pantry. Modernizing often means opening spaces up for more casual living and entertaining, and/or making better use of dead space. In this re-conceptualized old house, we did all of that, creating a back-of-the-house that is now bright and cheerful and new, while carefully incorporating meaningful vintage and personal elements. The best result of all: the clients are thrilled. And everyone who went in to the project came out of it friends. Demo and ground-up construction of a single-family NetZero infill home. 2,385 sf of precisely aligned, horizontally and vertically harmonious, intentionally designed living space. Every room faces the enveloping garden, with natural light filling the entire home through European steel-framed windows. Constant-run cedar planks designed to mature and metamorphose. Handmade soaking tub. Four unique stone elements featuring fossilized details. Color palette designed to celebrate the carefully curated art collection. Front public space is separated from the rear private area by a large pocketed door, effectively dividing the home in half. Three strategically planted trees, craned-in critically to create intentional shading, one planted in the middle of the deck. Solar panels servicing all the electric appliances. Handmade and finished oak floor with three different board sizes creating a dynamic pattern. Leather and fabric panels in the rooms.

The house was built 30 years ago for the developer of this golf community. He and his wife entertained a lot, although they didn’t do the cooking; the kitchen was for “the help.” The public rooms of the home—large formal living and dining rooms, den, and breakfast room—feature antique heart pine floors and cherry paneling in the den, but the kitchen had none of those features; it was serviceable but nothing special at all (and the 30-year-old appliances were starting to fail). Two exterior walls of the house are brick, which led to the selection of brick for the backsplashes on two walls. The homeowner found these bricks on-line; they are antique from an old church that was demolished. And now the kitchen floor matches the rest of the wood floors— antique heart pine. Similarly, the cherry cabinets are an extension of the cherry paneling in the den nearby.

We love when our clients trust us enough to do a second project for them. In the case of this couple looking for a NYC Pied-a-Terre – this was our 4th! After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well! What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right. Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite. The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office. Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing. In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness. Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns.
