Jessica Koltun Home approaches each project with a strong focus on architectural integrity, functionality, and clean, cohesive design. Specializing in new builds and transformative renovations, the studio works closely with builders and clients to ensure every detail—from exterior elevations to interior finishes—is thoughtfully considered. The result is a collection of spaces that feel intentional, balanced, and effortlessly livable. By layering timeless materials with modern simplicity, Jessica Koltun Home creates homes that are both visually striking and highly practical for everyday life.

This homeowner was ready to say goodbye to what they called the “art gallery tunnel” — the long hallway you had to pass through just to reach the kitchen and living room. Their goal was to open up the space and create a larger, more functional kitchen with a full remodel.
To start the transformation, we removed the hallway completely, expanding the kitchen and creating a much more open flow. We also squared off and widened the archway entrances, helping the kitchen connect seamlessly with the surrounding living spaces.
Before construction began, we carefully de-installed the existing LVP flooring and leveled the entire floor. The flooring had previously been installed over multiple layers of older flooring, which left the surface uneven. Once the remodel was complete, we reinstalled the LVP throughout the home — except for the master bedroom, which received new carpet. This approach also allowed us to reuse the flooring in the newly expanded kitchen areas.
The new kitchen design features beautiful perimeter cabinetry that extends around the corner into the dining area, where we created a dedicated appliance wall. A standout feature is the 48-inch-wide appliance garage cabinet, which we customized with floating shelves for both style and functionality. At the center of the space, we installed a large island designed to maximize the slab size and create the perfect gathering place.
In the pantry, we built custom wood shelving and installed a new door featuring a customer-supplied stained glass window — a unique and personal touch. We also updated all the lighting in the kitchen, living room, and bathroom to complement the new layout, adding recessed task lighting and pendant fixtures.
To complete the transformation, we installed elegant 7-inch crown molding along the high ceilings in the entryway, kitchen, and living room — adding a beautiful finishing detail to the newly opened space.
The result is a bright, spacious home with a kitchen designed for both everyday living and entertaining.

This Grayslake homeowner was ready for a kitchen update that felt fresh, functional, and timeless—without the need for a full tear-out. Using a hybrid approach that combined cabinet refacing with new cabinetry, we transformed the space into a beautiful transitional kitchen that blends modern simplicity with classic appeal.
The kitchen features a clean Shaker door style in a stunning Nordic SuperMatte finish, paired with Sparkling White quartz countertops for a bright, sophisticated look. To improve both the layout and functionality, we removed an existing pantry cabinet and added new upper and lower cabinets, creating valuable countertop workspace near the range.
Functionality was just as important as style. We installed all-new solid wood, dovetail drawers with heavy-duty undermount glides, providing smoother operation, better organization, and long-lasting durability.
The result is a kitchen that looks completely transformed, functions better every day, and reflects the homeowner's style—all without the cost and disruption of a full remodel.

Kim Roberts, owner of Staging Beautifully, has a passion for creating beautiful spaces. From home staging to redecorating, Kim’s relaxed and friendly approach make even the most challenging project fun and enjoyable.
For those interested in refreshing their space, Staging Beautifully can assist a homeowner in decorating their home with the items they already own and love. Like staging, redesign may include color selection, rearranging furniture, hanging art and placing accessories. It is a cost effective design alternative which will give your home a facelift without the cost of an Interior Designer. Utilizing your furnishings and treasures, we will shop your home to find new and creative ways to display your family’s possessions. This will result in a complete interior transformation which will reflect your personality, style, comfort and functionality to your living space without having to buy anything.
Looking to sell your home, consider home staging to target a higher selling price. Home Staging aims to de-personalize your home and make it appealing to virtually all prospective buyers. The way you live in your home and the way you market your home are two very different things. Your home is competing with every other home on the market. A home that looks like it needs work or isn't move-in ready prompts buyers to low-ball their offers, or eliminate your home from consideration all together. Those homes that are staged to reflect current trends attract and appeal to more buyers, resulting in more offers, faster sales, and higher sale prices. Sometimes, an agent may even recommend your price be increased once your home is staged! A well-staged home can even start a bidding war with multiple offers!

Simple Deck Builds is a professional Seattle deck builder that builds spaces that match how homeowners actually use their backyards. When we start a project we think about seating needs, how it is accessed from the home, entertaining space and everyday movement. This practical approach means that we can design outdoor spaces that are integrated into the property and not just an afterthought.
The right deck railing Seattle solution can change the whole look of an outdoor space. Clean lines may be required by modern homes while classic details on the railing can add warmth and character. We emphasize the combination of visual appeal, reliable safety and careful installation.
A seasoned deck contractor will also make your project planning and coordination easier. Simple Deck Builds takes care of the details from material choices to final construction, building a durable deck that feels personal, useful and ready for years of outdoor living.

This Norwood property underwent a total renovation, from a blah space that had severe drainage problems to a perfectly constructed outdoor living space ready to entertain. The homeowners approached us looking for a few key items. A sleek pool to cool off in during the summer months, a grill island, an outdoor dining area and a wood-burning fire pit. All of this surrounded by large screening plants that create a private oasis blocking off the view into neighboring yards.

Our Process
Every siding project we complete follows a structured, detail-focused approach to ensure long-term performance and a clean, high-end finish:
1. Preparation & Protection
We begin by protecting all surrounding areas, including landscaping, walkways, and entry points. This ensures a safe and clean job site from start to finish.
2. Removal of Existing Siding
The old siding is carefully removed and disposed of. During this stage, we inspect the underlying structure for any signs of damage or moisture issues.
3. Surface Inspection & Repairs
We address any compromised sheathing or framing as needed to create a solid, secure base for the new installation.
4. Weather Barrier Installation
A proper moisture barrier is installed to improve energy efficiency and protect the home from water intrusion.
5. Siding Installation
We install Double 4.5" Encore Dutch Lap siding in Natural Clay with precision, ensuring straight lines, tight seams, and consistent spacing throughout.
6. Trim, Shutters & Moldings
All shutters and exterior moldings are carefully reinstalled and aligned, maintaining the home’s original character while enhancing the updated look.
7. Final Detailing & Cleanup
We complete all finishing touches, conduct a full quality check, and leave the property clean and ready to enjoy.

For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years.
The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement.
This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them.
The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas.
The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals.
The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access.
The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator.
The garage door was widened and a solid cedar door was installed to compliment the cedar siding.
The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet.
We installed matching brick for a seam-less exterior look.
The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows.
A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible.
The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade.
A second HVAC system was added in the attic for all new areas.
The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home.
By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside.
The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity.
The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids.
Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated.
Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

Willie & Leslie of Barrington Hills loved the location of their home. Its breathtaking views overlooked a wooded backyard and a captivating lake. They didn’t want to move, but they needed more space. But the house was missing that big family room where everyone could gather, relax and converse, and the house was completely cut off visually from the beautiful outdoor view right outside!
They knew what they wanted meant building an addition to their home. They began searching the internet and came across Advance Design Studio, and after browsing through project after project and reading one outstanding client review after another, they were sold on Advance Design. Additionally, they loved Advance Design’s “Common Sense Remodeling” process and felt confident that it would allow the Design/Build company to easily coordinate the multiple projects they wanted to complete all at one time. Willie and Leslie immediately set up a meeting with Owner Todd Jurs and Project Designer Claudia Pop. When the meeting ended, they were sure that Advance Design were the right people and the right approach for their project.
"Establishing a direction and a budget is always key in project of this size," Todd said. "This house was screaming for a family room and it didn't have one. Ultimately, it's about working together towards the same goal of a beautiful functional addition."
The project consisted of a significant family room addition with an extraordinary vaulted ceiling and floor to ceiling fireplace, a guest suite renovation with a luxury bath, a garage addition, and an adjoining outdoor patio renovation complete with a fantastic built in grilling station. The main goal was to add comfort and space to the existing home that would last their lifetime, and finally allow them to capture the amazing view of the backyard and lake that they never could really enjoy previously.
Willie, Leslie and Claudia paid special attention to designing the space to make sure that the footprint of the room did not interfere with the views. Floor to ceiling Pella windows were incorporated into a spectacular window wall to provide plenty of natural light.
Vaulted ceilings gave the room a bigger feel and the stunning floor to ceiling masonry fireplace was designed giving the room a rustic, comfortable feel of a Colorado Lodge. Barnwood doors and exposed wooden beams accentuate the crackling fireplace and family gathering space. An oversized statement chandelier bathes the space in soft light once the sun sets and compliments the exposed wood and fireplace perfectly.
“It simple elegant and beautiful,” Designer Claudia Pop said. “It is a great family room that captures the views perfectly. They love the fireplace, the barndoors and the openness of the space we designed for the whole family now to enjoy.”
And when warm weather beckons, the outdoor patio is a terrific place to spend an evening. The family now enjoys fall nights in front of their outdoor fireplace overlooking the quiet lake. Dekton Trillium Quartz counters tops adorn an amazing grilling bar. Nearly indestructible, they are the only manufactured stone product designed exclusively to withstand high heat in summer and extreme cold temperatures in winter.
The guest bath renovation makes Willie and Leslie’s friends and family feel like they are staying at a 5-star hotel. Carlisle colored Maple cabinets from Medallion make a roomy dual vanity more than adequate with plenty of space to get ready for the day after a peaceful night’s sleep. Cambria Quartz countertops are durable and elegant, while contrasting the neutral cabinets flawlessly. Heated flooring from Warmly Yours is the cherry on top for this cozy guest bath.
All the projects turned out better than they even imagined. Willie and Leslie now have a spacious family room with even better views of the lake and woods, a much larger garage, a fantastic relaxing outdoor patio, and a guest bath that makes it almost impossible to get the guest to leave after their stay.

To create a soothing oasis for our busy bicoastal client, like we did for her Bay Area residence, we took cues from her petite NYC apartment’s architectural features and floor to ceiling windows as a foundational starting point for a luxurious interior design upgrade boasting brilliant décor and personality.
And to make the space have a similar feel to her San Francisco home, Décor Aid’s interior designer Victoria C. set about to create the same sense of comfort and consistency that we did for her first project with us.
Centered around her modern art collection, our client wanted a modern, fun, comfortable, and casual interior design upgrade for her apartment that boasted a light and airy feel along with a pulled-together sense of everyday urban glamor.
From room to room, Victoria’s main objective was to create a quick budget-friendly turnaround with furnishings that were neither too precious or required custom construction – everything needed to be ready on the go as you can imagine for a client with such a heavy, frequent commute.
For the living room, a transitional sectional in a rich purple hue was brought in for an easy sense of relaxed drama, was finished with pillows in complimentary jewel tones, and punctuated with a graphic cubist wall hanging featuring tonal shades of matte and muted gold.
In order to break away from the rooms angular lined furnishings, a rounded glass-topped coffee table was sourced to also make the living room appear larger than it is. And a white sculptural Eames chaise was introduced as a conversation starter and juxtaposition to the indulgent color scheme of the other furnishings.
For the den, Victoria placed a playful boldly hued collaged wall hanging above a somewhat traditional gray couch to emphasize a non-fussy approach to the room’s décor. While a modern rustic shelving unit was introduced to do triple duty as an entertainment center, a mini-library, and a spot to highlight decorative objects and collectibles.

A must have for our guest bathroom - paired with a stand alone vanity with matte black metal legs, quartz countertop, burnished gold purist faucets by Kohler and some bargain finds on line for the mirror and wall sconces. This powder room is so dreamy and spoils the homeowners guests visually.

There are not many things better than a room full of your favourite people. As you gather you smell dinner cooking in the kitchen and music playing in the background, as joyful conversation and laughter fill the room. I feel so grateful that we are inching our way back to these days. How about you?
The project I’m sharing with you today has beautiful moments like these at its heart. Spaces that invite people in, foster connection, and make everyday living so simple that it’s impossible not to enjoy...
Meet our Delightful Clients:
The family behind this 1950s North Vancouver home transformation enjoy entertaining friends just as much as cosying up to watch a movie together. A professional couple (I'll call them Jon and Anna) with two elementary school-aged sons, Anna and Jon approached us with the task of furnishing the main floor living spaces and the basement of their family home.
Anna is a busy lawyer who is now working almost full time from home, and Jon works in the film industry. With full careers, two active boys, and a love of gathering, they craved a home that could support their everyday lifestyle.
Design and Lifestyle Goals:
Our central goal for this project was simple: to uncover the hidden potential in their home and create a family-friendly space that functioned well and flowed seamlessly.
On the main floor, our clients tasked us with creating an area for the family to relax and entertain, along with crafting a work and play space for the boys. They also dreamed of a more functional and bright basement, which they envisioned as a dual purpose family room and home office for Anna.
Reveal: Comfortable and Welcoming Entryway & Living Room:
Imagine you are coming home, and you walk through a bright, sunny front door like this one. You are met by this entryway of calming earth and sea tones, paired with warm, natural wood flooring. You feel instantly welcomed and eager to venture further inside... The same is now true for our clients!
The simple details in their entryway are thoughtfully arranged with clean lines and colourful art as the focal point, achieving a timeless and friendly aesthetic. Dried wheat brings movement into the space and plays up the beauty of nature, while the vibrant yet warm colours and textures evoke feelings of comfort and homecoming.
The entry flows seamlessly into this connected living area, which is adorned with ample seating strategically arranged to host and accommodate joyful conversations. With the fireplace and wood mantel as the focal point, these natural elements and hues warm up the room to make it feel beautifully lived-in (not like an untouchable museum).
Another colourful work of art graces the space above Jon’s and Anna’s sofa, and we used decorative pillows and a throw blanket to tempt those colours into the rest of the room. A simply styled coffee table keeps the space feeling open and engaged. Reading material, anyone?
Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor...
A Collected Space for Children to Work + Play:
When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage.
This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both.
I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to...
Basement Family Room & Home Office:
In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind.
Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it.
Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that.
We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room.
The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns.
The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point.
This fun room is the perfect balance of work and play, accommodating and supporting our clients’ daily family adventures.
What Our Clients Had to Say...
Our clients could not be happier with their warm yet functional new rooms. With thoughtful consideration and a plan of action, we were able to transform two areas of their home into spaces that function well and feel good. In fact, they had this to say:
“Lori and her team were everything we were looking for: great listeners, wonderfully creative and highly professional. We couldn't be happier with our interior makeover.” — Clients
That is why we do what we do. If you're ready to start your redesign project, we would love to help. Reach out to us here, and let's get to know more about each other.

Here's what our client had to say about this project which is taken from our review page:
All Square has completed Phase 1 of an expected 3 phase whole house renovation of our lake home, and we are beyond thrilled with the results. We were demanding clients – my husband is an engineer by education and a program manager by profession, so he is very detailed, exacting and demanding. We solicited bids from 3 other general contractors before engaging All Square, but Micah Purvis won our confidence that he and his team could make our dream a reality. Micah is a master communicator, clear, detailed and pro-active in his approach to problems.
We were very happy with all the All Square employees who worked on our job – Daniel and Austin were great and a pleasure to have around – but most especially Justin Solomon, truly a jack of all trades. If there is something Justin can’t do or a skill he doesn’t possess, we aren’t aware of it. Justin was as reliable as the sun, here first thing every morning, troubleshooting problems, dealing with all the sub-contractors and making invaluable structural and design suggestions that made the finished product all the better. I honestly miss having Justin around and our dogs miss him too!
It is obvious that All Square has worked hard to identify and nurture relationships with quality tradesmen and a few of them really stand out for their superior work – Mike (stonemason), Jeremiah Cook (painter) and Michael Stewart (electrician).
When we are ready to begin Phase 2 of the renovation, there is no doubt that we will call Micah and All Square to do the work. We are so happy with our renovation and grateful that we made the right decision to entrust our forever home to All Square.
