Many families ponder the idea of adding extra living space for a few years before they are actually ready to remodel. Then, all-of-the sudden, something will happen that makes them realize that they can’t wait any longer. In the case of this remodeling story, it was the snowstorm of 2016 that spurred the homeowners into action. As the family was stuck in the house with nowhere to go, they longed for more space. The parents longed for a getaway spot for themselves that could also double as a hangout area for the kids and their friends. As they considered their options, there was one clear choice…to renovate the detached garage.
The detached garage previously functioned as a workshop and storage room and offered plenty of square footage to create a family room, kitchenette, and full bath. It’s location right beside the outdoor kitchen made it an ideal spot for entertaining and provided an easily accessible bathroom during the summertime. Even the canine family members get to enjoy it as they have their own personal entrance, through a bathroom doggie door.
Our design team listened carefully to our client’s wishes to create a space that had a modern rustic feel and found selections that fit their aesthetic perfectly. To set the tone, Blackstone Oak luxury vinyl plank flooring was installed throughout. The kitchenette area features Maple Shaker style cabinets in a pecan shell stain, Uba Tuba granite countertops, and an eye-catching amber glass and antique bronze pulley sconce. Rather than use just an ordinary door for the bathroom entry, a gorgeous Knotty Alder barn door creates a stunning focal point of the room.
The fantastic selections continue in the full bath. A reclaimed wood double vanity with a gray washed pine finish anchors the room. White, semi-recessed sinks with chrome faucets add some contemporary accents, while the glass and oil-rubbed bronze mini pendant lights are a balance between both rustic and modern. The design called for taking the shower tile to the ceiling and it really paid off. A sliced pebble tile floor in the shower is curbed with Uba Tuba granite, creating a clean line and another accent detail.
The new multi-functional space looks like a natural extension of their home, with its matching exterior lights, new windows, doors, and sliders. And with winter approaching and snow on the way, this family is ready to hunker down and ride out the storm in comfort and warmth. When summer arrives, they have a designated bathroom for outdoor entertaining and a wonderful area for guests to hang out.
It was a pleasure to create this beautiful remodel for our clients and we hope that they continue to enjoy it for many years to come.

Our Client decided to renovate and expand her home after living in it for close to 35 years. She had previously worked with John Crawley AIA to remodel her kitchen and dining areas and was ready to undertake the rest of the house. We loved John Crawley's approach of selectively lifting the ceilings and flooding the common areas with light and let this inform our design approach throughout. The addition of the new library and library bath was intended to open up the house to both the interior and the exterior, while maintaining a seamless connection to previous work. The original 1970's house had an outdated master suite with a vanity area outside the tiny bathroom and adjacent tiny closet. Our Client was ready to overhaul the space annexing an adjacent underutilized bedroom for a generous master bath and open it to the beautiful backyard hillside with a private patio. The remainder of the house was given a variety of touches and updates including new windows, bathroom countertops and millwork and new colors throughout. Finally, a brise soleil was added to the front of the house.

As one of our first larger rural projects, this was an opportunity to incorporate larger site moves, and let building and site development embrace the flow of water as well as sun, wind, and views. Our approach has been to use biophilic design principles to shape the project, such as prospect and refuge (for siting and layout), visual connection to nature (not a great challenge on this site!), and presence of water, while conceiving of the architecture as an integral part of the site. The exterior was meant to be rugged and fire-resistant. We used primarily corrugated metal siding and roofing, and the dark wood you see is shou sugi ban, a Japanese style of charring wood to make it rot- and fire-resistant. The window trims were made of cedar and will be stained to match the dark siding–those racing stripes will get toned down. We’re going to leave the porch timbers to weather naturally, though, as a skeletal connecting element with its own identity.

Designing with Intent: Creating Homes That Tell a Story
Have you ever stepped into a home and felt an instant connection, as if the space itself welcomed you? That’s the power of designing with intent—a thoughtful approach that blends beauty with purpose, ensuring every detail has meaning.
We recently worked on a remarkable 1937 home in Palomar Park, California. The project involved reimagining the second floor to create a master bedroom with a walk in closet and master bathroom while preserving the home’s traditional charm. For the homeowners, this house held decades of memories, and our goal was to honor its legacy while creating a space ready for the next chapter.
The Challenge: Balancing Tradition and Modernity
The homeowners wanted their remodeled space to feel fresh and functional without losing its historic character. This meant every decision, from the layout to the materials, had to strike the perfect balance.
We rebuilt the upstairs including reconstruction of the existing bathroom to make an impressive master bathroom and dressing room, and refinished the hardwood floors to preserve the details that tied back to the home’s 1937 roots. By incorporating traditional elements like marble floors and walls in the bathroom , aged wood vanities and new crown molding for the whole upstairs, we ensured the updated design felt authentic and timeless.
3 Tips for Designing with Intent
Whether you’re working with a historic home or starting a new build, designing with intent can elevate your project. Here are three practical tips to help you create a space that’s as meaningful as it is beautiful:
1. Embrace the Home’s Character
Every home has unique features that tell a story. Whether it’s an original fireplace, old wood floors, or a quirky architectural detail, look for ways to celebrate and integrate these elements into your design.
2. Let Function Drive the Design
No matter how stunning a space looks, it needs to work for your lifestyle. Think about how you use each area and design accordingly. A thoughtful layout, smart storage solutions, and durable materials can transform a home from simply beautiful to truly livable.
In this project, reconfiguring the upstairs wasn’t just about aesthetics—it was about creating a layout that served the family’s everyday needs.
3. Personalize Your Space
The best designs reflect the people who live in them. Incorporate personal touches, such as family heirlooms, meaningful colors, or custom features, to make the space truly yours.
For this home, the homeowners were involved in selecting fixtures and materials that resonated with their style, ensuring the final design felt deeply personal.
Why Intentional Design Matters
Designing with intent transforms a house into a home. It’s about more than just aesthetics—it’s about creating a space that feels deeply connected to your story and needs.
At Prime Design and Build, we believe every project should start with understanding your vision. We work closely with our clients to ensure the design reflects their personality, values, and lifestyle.
Let’s Bring Your Vision to Life
If you’ve been dreaming of a home that feels like a true reflection of you, let’s make it happen. Whether it’s updating a historic property or starting fresh, we’re here to guide you through the process with expertise and care.
As I said in our Palomar Park video, “When we come over to your house, we will get to know you so that we can make your home feel like home too.”

The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway.
The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views.
Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel.
To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection.
“Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.”
The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space.
An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light.
When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons:
1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.”
2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.”
3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.”
4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.”
Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.”
The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.
