From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Kitchen in a 1920s Colonial Revival home was totally gutted and renovated. In addition to updated electrical, plumbing, and lighting, new windows were added bringing in lots of natural light. Antique oak beams and used brick veneer provide contrast and lend a rustic touch. Warm site-finished white oak floors ground the space and provide more contrast, as do the natural grass shades. Stainless steel appliances provide a sleek modern edge without overwhelming the space, while a crackle subway tile accented with beaded and black liners give a nod to the traditional. Countertops of Olympian White Vermont Danby marble in the main work area have a subtle gray veining.

On this project, Gallery KBNY undertook one of our biggest home renovations to date. The project was a complete overhaul and gut renovation of a Brooklyn brownstone, standing four-stories in the heart of Bed-Stuy, that involved touching every square inch of the entire space. Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. This newly built custom residence turned out to be spectacular. With Interiors by Popov’s magic touch, it has become a real family home that is comfortable for the grownups, safe for the kids and friendly to the little dogs that now occupy this space.The start of construction was a bumpy road for the homeowners. After the house was framed, our clients found themselves paralyzed with the million and one decisions that had to be made. Decisions about plumbing, electrical, millwork, hardware and exterior left them drained and overwhelmed. The couple needed help. It was at this point that they were referred to us by a friend.We immediately went about systematizing the selection and design process, which allowed us to streamline decision making and stay ahead of construction. We designed every detail in this house. And when I say every detail, I mean it. We designed lighting, plumbing, millwork, hard surfaces, exterior, kitchen, bathrooms, fireplace and so much more. After the construction-related items were addressed, we moved to furniture, rugs, lamps, art, accessories, bedding and so on. The result of our systematic approach and design vision was a client head over heels in love with their new home. The positive feedback we received from this homeowner was immensely gratifying. They said the only thing that they regret was not hiring Interiors by Popov sooner!
