This classic Seattle home refresh is layered with fresh and calming blues, creamy whites and pale grays. Durable performance fabrics were a priority to hold up well to kids and pets. A beloved Knoll chair and ottoman were recovered in a soft, curl up in me fabric. A custom shelf was installed on the wall behind the sofa to act as a landing spot for ambient lighting and decor accessories. The dining table received a refinish in a deeper hue and was paired with upholstered chairs that can be sat in for hours. The new area rug is part of an indoor outdoor collection and will hold up to spills and dirt. New lighting throughout the home added a much needed brightness and a collection of artwork from years of global travel now grace the walls. One of our favorite pops of fun is the ombre stair detail leading down to the basement family play and hang out zone. The family room received a durable sectional in a modern gray and Rifle Paper accent pillows add playful pattern and color.

When our client bought this house, it was stuck in limbo between the traditional interior and a 90's modern structure.
The direction we took was a combination of calm beige color scheme with clean lines and smooth surfaces.
The continuation of the same materials throughout the house finally bonded all the different spaces into a singular home.
The two guest bathrooms were made with Cloe zellige style tiles and custom floating vanities made from white oak.
The same oak was used also for the built-in TV wall as floating shelves and base cabinets with a large, tiled center piece for the recessed TV and the electric fireplace.
The kitchen also received some of the white oak love in the form of the Island and the recessed cooking area.
The biggest issue with the kitchen space was the lack of proportions between the width and its length vs. the extreme height of the vaulted ceiling.
The solution I came up with was a secondary line of wall cabinets to be the same depth as the full height units to create a wrap around and make the space more proportionate.
Continuing to the master bathroom, here we have a true walk-in master bath suite, no door needed with this size of space.
All the walls received porcelain semi slab treatment. (72x36 porcelain tile) a lot of work went into selecting the correct tile pieces to give it the effect of a single slab installation but without the added cost.
All fixtures are by Kohler with their fantastic modern gold finish.
The result was a perfect flow of calm beige colors and warmth of natural wood throughout.

Anchoring the entire house design are distressed white oak floors.

These pictures of a Victorian Tiled Hallway are from a property in Canterbury that was once a nursing home and was now being renovated to become a children’s home. The building was being gutted and extended at the same time and when the carpet was pulled up in the hallway, they were surprised to find a relatively intact Victorian tiled floor underneath.
Whilst they thought it bizarre that anyone would want to cover up such an attractive floor the carpet had protected it over the years. They realized it would make a marvellous feature at the entrance to the property, but professional restoration would be needed to do it justice. After a bit of research, they came across Tile Doctor and got in touch.
Canterbury comes under my North Kent designation, so I went to visit the property and survey the floor and quote for doing the restoration. There were a few missing and loose tiles that would need replacing and refixing also there was a lot of ingrained dirt so a deep clean and application of a new sealer would be required. I gave them a price for the work which they readily accepted, and we arranged a suitable time to carry out the work. Subject to the building schedule I had calculated the floor would take three days to restore.
On the first day I set about replacing and re-fixing the missing, broken, and loose tiles. This is delicate work as you need to extract the old tile without disturbing its neighbours and then clean up the area ready for its replacement. Being a Tile Doctor I keep a selection of stock tiles for repairs, some are reclaimed, and some are replica. Also, there are several companies still making Victorian style tiles so I can usually source what I need.
After the individual missing and broken tiles had been replaced and the adhesive had set, it was then a matter of renovating the floor as a whole. The tiles were covered in a thick layer of carpet adhesive which needed a combination of specialist tools and products to remove. First, a liberal layer of Tile Doctor Remove and Go was applied and left to dwell for thirty minutes. Next, Tile Doctor Pro-Clean was added and scrubbed in with a black pad.
This process softened the adhesive sufficiently in readiness for the next stage which involves using a set of diamond burnishing pads on a weighted buffing machine. Several applications were needed, each time with a successively finer grade of diamond pad and rinsing off the slurry in between. The tiles were first milled using a very coarse 50-grit pad, followed by 100, 200 and finally burnished with a 400-grit burnishing pads. This removed all the adhesive and dirt in the tiles, which was cleaned up using the wet vacuum.
Old Victorian floors like this do not have a damp proof membrane installed under the floor, and with a lot of water being used in the cleaning process I was concerned White efflorescence salts could appear later as the floor dried. To counter this, I gave the floor an acid wash using Tile Doctor Acid Gel to counter and dissolve the salts, it also gives the tiles another clean and will remove any old grout smears further improving the appearance of the tiles. Once done the floor was left to dry overnight.
On my return I tested the floor was dry by taking several moisture readings around the floor with a damp meter. Applying sealer to a damp floor is never advised and can lead to clouding and an unwanted finish.
Happy that the tiles were dry, a single coat of Tile Doctor Colour Grow sealer was applied. This is an impregnating sealer with a colour enhancing component to ‘lift’ the stronger colours of the floor. Colour Grow however does leave a matt appearance and as the client had asked for a shiny finish it was topped up with five coats of Tile Doctor Seal and Go. This is a compatible topical sealer which added a mid to high sheen.
By the end of the third day the Victorian floor looked brand new, and I received the following feedback from the client. Its rare to receive feedback from commercial customers so they were clearly overwhelmed with the transformation.

For aftercare I recommend the use of Tile Doctor Neutral Cleaner which isn’t as harsh as many of the products you find in supermarket. Stronger products can actually strip off the sealer over time leaving it vulnerable to dirt and detracting from its appearance.

North Kent Tile Doctor

This simple project took a dated, worn kitchen and brought new life to it. Old tile floors were repalced with new gorgeous porcelain, and old tiled countertops were removed to make way for new quartz slabs. Cabinets received new hardware, and new electrical was introduced including recessed lights, a gorgeous pulley-pendant over the dining table, and a new seeded glass sconce over the kitchen sink. The sink area received a new, dramatic undermount single basin composite sink paired with an oil rubbed bronze faucet. The backsplash was replaced with new glass subway tiles and a fresh coat of paint finishes everything off!

This gorgeous beach condo sits on the banks of the Pacific ocean in Solana Beach, CA. The previous design was dark, heavy and out of scale for the square footage of the space. We removed an outdated bulit in, a column that was not supporting and all the detailed trim work. We replaced it with white kitchen cabinets, continuous vinyl plank flooring and clean lines throughout. The entry was created by pulling the lower portion of the bookcases out past the wall to create a foyer. The shelves are open to both sides so the immediate view of the ocean is not obstructed. New patio sliders now open in the center to continue the view. The shiplap ceiling was updated with a fresh coat of paint and smaller LED can lights. The bookcases are the inspiration color for the entire design. Sea glass green, the color of the ocean, is sprinkled throughout the home. The fireplace is now a sleek contemporary feel with a tile surround. The mantel is made from old barn wood. A very special slab of quartzite was used for the bookcase counter, dining room serving ledge and a shelf in the laundry room. The kitchen is now white and bright with glass tile that reflects the colors of the water. The hood and floating shelves have a weathered finish to reflect drift wood. The laundry room received a face lift starting with new moldings on the door, fresh paint, a rustic cabinet and a stone shelf. The guest bathroom has new white tile with a beachy mosaic design and a fresh coat of paint on the vanity. New hardware, sinks, faucets, mirrors and lights finish off the design. The master bathroom used to be open to the bedroom. We added a wall with a barn door for privacy. The shower has been opened up with a beautiful pebble tile water fall. The pebbles are repeated on the vanity with a natural edge finish. The vanity received a fresh paint job, new hardware, faucets, sinks, mirrors and lights. The guest bedroom has a custom double bunk with reading lamps for the kiddos. This space now reflects the community it is in, and we have brought the beach inside.

The office is one of the most elegant “man caves” we have ever seen! Retaining and repointing the gorgeous stone walls, we tore down the roof of an existing covered porch, added a new one, walls and windows to create this “gentleman’s office”. At either end of the room, this space’s focal points are the custom designed shelves we built directly into the stone walls. The room is finished off with raised panels on the ceiling and lighting recessed directly into the soffit.

We met these clients through a referral from a previous client. We renovated several rooms in their traditional-style farmhouse in Abington. The kitchen is farmhouse chic, with white cabinetry, black granite counters, Carrara marble subway tile backsplash, and a beverage center. The large island, with its white quartz counter, is multi-functional, with seating for five at the counter and a bench on the end with more seating, a microwave door, a prep sink and a large area for prep work, and loads of storage. The kitchen includes a large sitting area with a corner fireplace and wall mounted television.
The multi-purpose mud room has custom built lockers for coats, shoes and bags, a built-in desk and shelving, and even space for kids to play! All three bathrooms use black and white in varied materials to create clean, classic spaces.

The light filled, step down family room has a custom, vaulted tray ceiling and double sets of French doors with aged bronze hardware leading to the patio. Tucked away in what looks like a closet, the built-in home bar has Sub-Zero drink drawers. The gorgeous Rumford double-sided fireplace (the other side is outside on the covered patio) has a custom-made plaster moulding surround with a beige herringbone tile insert.

After scoring this amazing home, the clients were excited for their new lakefront location, but the home's style and materials were tired and dated. There was way too much mauve granite, and the 90's building codes were no longer satisfactory.
Working as a team with Chuckanut Builders, Arbour North Architects and Smith and Vallee Woodworks, the home was gutted in order to prepare for a new interior layout, an addition to the second floor, and deep energy retrofits. Cork exterior insulation and new efficient windows were just two of the many upgrades this home received.
Throughout the interior, flat panel walnut cabinets were installed on top of white oak floors. White quartz countertops and simple subway tile kept the home clean and contemporary. The fireplace received a special large format tile, which highlighted the vaulted living room.

This 6-bedroom Baltimore row home's grand exterior overlooks a tree lined street in the historic Bolton Hill neighborhood. The original large pocket doors in the first floor allows for uninterrupted views from the front parlor through the sitting room and into the rear dining room bay window.
Penza Bailey Architects provided a complete transformation of the walk out garden level. The entire level was renovated to include a new kitchen, family room, mudroom, playroom, full bathroom and a gracious new stair leading to the upper level. The painted brick and exposed structure expresses the original "bones" of the home, while clearly modern interventions stand in contrast to suit the homeowner’s lifestyle. An alcove on the 1st floor was also renovated to provide a serving pantry and bar.
The exterior received restored front and vestibule doors, select window replacements, and new rear french doors, all receiving historical approval.

This lake home remodeling project involved significant renovations to both the interior and exterior of the property. One of the major changes on the exterior was the removal of a glass roof and the installation of steel beams, which added structural support to the building and allowed for the creation of a new upper-level patio. The lower-level patio also received a complete overhaul, including the addition of a new pavilion, stamped concrete, and a putting green. The exterior of the home was also completely repainted and received extensive updates to the hardscaping and landscaping. Inside, the home was completely updated with a new kitchen, a remodeled upper-level sunroom, a new upper-level fireplace, a new lower-level wet bar, and updated bathrooms, paint, and lighting. These renovations all combined to turn the home into the homeowner's dream lake home, complete with all the features and amenities they desired.

This Wyncote, PA home renovation project was a comprehensive transformation that modernized every aspect of the property. The kitchen received a stylish update with a new backsplash and refreshed cabinetry, complementing the overall aesthetic seamlessly. Throughout the main floor, we installed elegant crown molding, repaired and installed ceiling drywall as needed, and applied a fresh coat of paint to enhance brightness. Stairs were meticulously finished with sanded treads and white-painted risers, elevating the interior's appeal. The master bath was revamped with a new vanity, updated drywall, and replacement of window trim, while the master bedroom gained functionality with added closet rods and shelving. We also converted a front bedroom and bath into a convenient laundry and storage area, complete with new electrical wiring and improved fixtures. Outside, the deck and exterior received revitalization through pressure washing, railing repairs, and a fresh coat of paint, ensuring enhanced curb appeal and durability.

We completely renovated this Haverford home between Memorial Day and Labor Day! We maintained the traditional feel of this colonial home with Early-American heart pine floors and bead board on the walls of various rooms. But we also added features of modern living. The open concept kitchen has warm blue cabinetry, an eating area with a built-in bench with storage, and an especially convenient area for pet supplies and eating! Subtle and sophisticated, the bathrooms are awash in gray and white Carrara marble. We custom made built-in shelves, storage and a closet throughout the home. Crafting the millwork on the staircase walls, post and railing was our favorite part of the project.

We met these clients through a referral from a previous client. We renovated several rooms in their traditional-style farmhouse in Abington. The kitchen is farmhouse chic, with white cabinetry, black granite counters, Carrara marble subway tile backsplash, and a beverage center. The large island, with its white quartz counter, is multi-functional, with seating for five at the counter and a bench on the end with more seating, a microwave door, a prep sink and a large area for prep work, and loads of storage. The kitchen includes a large sitting area with a corner fireplace and wall mounted television.
The multi-purpose mud room has custom built lockers for coats, shoes and bags, a built-in desk and shelving, and even space for kids to play! All three bathrooms use black and white in varied materials to create clean, classic spaces.

We completely renovated this Haverford home between Memorial Day and Labor Day! We maintained the traditional feel of this colonial home with Early-American heart pine floors and bead board on the walls of various rooms. But we also added features of modern living. The open concept kitchen has warm blue cabinetry, an eating area with a built-in bench with storage, and an especially convenient area for pet supplies and eating! Subtle and sophisticated, the bathrooms are awash in gray and white Carrara marble. We custom made built-in shelves, storage and a closet throughout the home. Crafting the millwork on the staircase walls, post and railing was our favorite part of the project.
