Parc Fermé is an area at an F1 race track where cars are parked for display for onlookers.
Our project, Parc Fermé was designed and built for our previous client (see Bay Shore) who wanted to build a guest house and house his most recent retired race cars. The roof shape is inspired by his favorite turns at his favorite race track. Race fans may recognize it.
The space features a kitchenette, a full bath, a murphy bed, a trophy case, and the coolest Big Green Egg grill space you have ever seen. It was located on Sarasota Bay.

It is not uncommon for the scope of work to change during a project. This is often the result of deficiencies in the framing or foundation. For this project, the changes were a result of uncovering original elements of the building and the clients desire to honor and celebrate this history. I realized that the gallery, the great hallway at the center of the home, is really the nexus of the project. After completing demolition, we discovered steel I-beams in slightly different locations than the building blue print suggested and some beautiful wire cut brick facades. Rather than imposing the first design on new conditions, our client and the design team recognized the potential.

We just repainted a Victorian house, Circa 1885, for a new client in Chicago. When you see a house of this size and this level of detail, a question comes to mind: How often do you want to have to repaint a house like this? The answer is simple: The least often possible! The related question is: What can you do to extend the life of a paint job?
Depending on its size, its level of detail and the condition of its coatings and substrates, a Painted Lady’s paint job can cost between $20,000 and $50,000, sometimes even more. Because of its clapboard and extensive trim and millwork, a Victorian house is especially vulnerable to deterioration. Before having us start the painting project, the owners spent about $8,000 on carpentry repair work to the house. To minimize the future cost of carpentry repairs and prolong the longevity of the paint job, we recommend what we call “Maintenance Painting” to our clients. What does maintenance painting entail?
Maintenance painting consists of doing a close inspection of the coatings of a house, every couple of years. What do we look for: signs of failure in the caulking and coatings. When the coating or caulking starts to crack, it is an entry point to moisture, which gets trapped, rots the wood and causes paint failure. Once caulk starts to fail, the deterioration of the substrate and coatings accelerates rapidly. This is why early detection is critical to maintain the integrity of the paint job. We then do caulk and coating maintenance on those spots we detected. When we notice the beginning signs of wood rot, we also do epoxy restoration in those areas.
A homeowner needs the assistance of a dedicated painting and decorating contractor in order execute this periodic maintenance. The challenge is two-fold. One, owners are typically unaware of the importance of coating maintenance. Two, painting contractors do not seem to recognize the opportunity of offering this service to their clients. So, these expensive paint jobs are allowed to deteriorate, which adds to the future cost of the repaints.
The kind of coating maintenance we are talking about can cost between $500 and $1,500 every two years. The money saved in avoiding expensive carpentry repairs alone more than justifies coating maintenance. Our clients who own historic Victorian home or other “Period” homes in the Chicago area really appreciate this additional service we offer them.

Situated in Lancaster county overlooking Amish farms this older home had excellent bones to create a modern, industrial look. The client from San Francisco recognized the potential and hired us to come up with a design that matched their taste and coordinated with the house - modern with a little bit of industrial chic.
Though we stayed with white and wood through much of the house, the client loves blue and we used a rich blue as an accent in the remodeled bathrooms.

Even before we broke ground on our new home we knew that we were going to be installing a SPARK fireplace. We had poured over countless designs, and portfolios and visited dozens of local fireplace shops and every time we saw a SPARK we instantly recognized it for its understated elegance. It had a gravitational pull for our design sensibilities because it was unmistakably SPARK.
A must have for the modern home we were building. We couldn't be happier with how it turned out. Located in the center of our main floor living area, the 3ft Direct Vent Vu Thru commands a first, second and third look. You just can’t help but stare. It separates our formal indoor/outdoor living space and a cozy home office. It unassumingly provides the backdrop for a glass of wine at night, with our dog, Sparky (no relation I swear) always finding a way to nestle in tight, basking in the warmth that cascades from the flames.
We chose to highlight the brightness of the SPARK's ribbon flame by choosing a black high shine, oversized square, Italian tile that swirls to invoke the likeness of a vinyl record. Very fitting as this is also the room in the home where all the vinyl is played. Capped with custom fabricated steel corners, the black fireplace column runs floor to ceiling and can be seen from virtually every other room in the house. They say the kitchen is the heart of the home, but in our home it truly is our SPARK.

Contrast in the Kitchen – Texture to Taste in a Grand Junction, CO custom home
We normally associate texture with food, clothes, and even sound. In reality, it is a part of every aspect of our lives. In our Grand Junction, Appleton, Fruita, Palisade, and Redlands, Colorado homes, texture lives on everything from our walls to washcloths. It isn’t something we normally consider holistically or view with intent. While designing interiors, texture becomes our way to bring visual interest and emotion into the space.
Adding textures to a space invites touch and evokes an understanding of the design intent. Materials like linen and wood can be combined to make a space feel streamlined yet cozy. Leather and velvet can be paired to create a luxurious retreat. In one of our recent projects, our clients had a distinct vision for their new kitchen and outdoor custom home living spaces. They were in need of a design that combined their kitchen, living, and outdoor spaces into a seamless oasis for their everyday routines. Their home has a unique architectural voice and they wanted to emphasize the character that was already there. Blending textures and colors throughout this project was how everything remained cohesive and spirited.
The purpose of contrasting materials
We used contrasting materials in the cabinetry to distinguish between the perimeter – high gloss – and the natural gathering space – maple. By contrasting the soft nature of maple in the cabinets and in the flooring with the harder textures of concrete and steel, we were able to offset the space’s tendency to feel like an alpine cabin. However, using contrasting textures does not always provide a dynamic interior. The high-gloss cabinets function as a vessel for various textures. They take on whatever happens to be reflected in them, bringing in elements from unexpected sources.
The function of texture
Along with rich black hardware, the unique backsplash adds an element of handcrafted care that naturally draws your eye throughout the space. The unevenness of each tile provides the space with intentional imperfections, giving it life and visual delight. Textures like these are great conversation starters or simply eye candy.
To extend their living and dining spaces to the exterior, our clients also updated the numerous decks around the home, as well as the cladding. This gave us the opportunity to develop a texture and color story for their exteriors. Considering finishes in a location as distinctive as the Western Slope can either be viewed as a challenge or an opportunity. We have the desert, evergreen groves, riversides, and snowstorms to glean inspiration from while designing.
For us, utilizing palettes that compliment the home’s natural surroundings is crucial. This home happens to live on a densely wooded plot of land with mature trees providing plenty of shade. This backdrop informed our color selections, while the existing architecture drove the material selections. The wood decking adds warmth, the horizontal cream siding brightens, the gray cedar leaves a part of the original architectural intent, and the green entry wall adds drama. The existing beams were left original because it is difficult to find materials that match the grandeur of the home.
Recognizing good design
Next time you walk into a well-designed custom home and immediately feel at ease, take some time to notice why you may be feeling that way. The subtlety of blending textures and colors can have a profound impact on how a space is perceived. You can see some of our other design projects here.

You wouldn't even recognize the spaces if you saw them before construction. The end result is a spa master bath and pool bath that reflect the client's style and makes them happy every day. In the master bath the double vanity offers lots of storage and organization for each including a vanity tower with outlets inside for storing toiletries plus all the items that need to set on chargers. The separate toilet room now has extra storage over the toilet for added convenience. The freestanding tub is nestled into a cozy corner and ready for luxuriating. Then tucked behind a new wall is the spa steam shower with full privacy from the door to the master bedroom. Before, when you'd open the door from the bedroom every detail of the bathroom occupants was on full display.
In the downstairs pool bath, we opened up a wall that used to separate the vanity from the wet room giving room for a larger vanity and more open space. Handcrafted tile, glass mosaic and unique porcelain tile adds personality and some sparkle. (Photo credit; Shawn Lober Construction)

Land+Shelter took much care in recognizing spacial needs that embrace the natural beauty of the property. The clients enjoy tinkering, so we designed a two-car garage to include enough space for bikes, skis, and additional gear.

The building features the cellular composite siding from Celect in Carriage Red. The trims are the Boral paintable composite. The metal roof is the ABSeam Panel Matte Black from A.B. Martin Roofing Supply.

Some of my clients are beginning to recognize my home staging work online. Many of my recent stagings have a bicycle in the photo. I love them!

We were so honored to be hired by our first clients outside of San Diego! This particular family lives in Los Altos Hills, CA, in Northern California. After newly constructing their home, they recognized the need to decorate the guest wing portion of the house. This included three bedrooms and two bathrooms. Enjoy!

A modern home with an eclectic mix
My clients in this space were divided. They were split by competing aesthetics. There were Vietnamese art pieces with modern motifs and bold colours mixed with hand-crafted rustic tables and antique Canadiana. I quickly identified a lack of cohesion and an uncomfortable conversation area as the primary issues that were causing my clients stress.
A change was in order. We partitioned their large connected dining room, living and entryway areas using the existing furniture and floor covering. We were able to create several distinct and cohesive areas that each brought out the best of their contents. Each grouping now seemed natural and harmonious. Smooth international contemporary style and rustic heritage pieces now coexisted in the same space without causing my clients decorating headaches. To organize future projects and to summarize personalized decorating tips, Redecorating Vancouver provided them with a written Design Plan at the conclusion of the consultation.
Family is important to me. I recognize that items in my clients' homes have unseen significance. In this instance, I was able to gather items to create a grand-parents nook to honour the couple's family. We took advantage of an heirloom antique radio that belonged to the client's grandfather and a meaningful handmade table. It is both pleasing to the eye and a daily reminder to the couple of who really matters in a home: the family that lives in it.
