This 14-bedroom mansion of two-term New York City mayor William Russell Grace--who was mayor when the Statue of Liberty was gifted to NYC by France--was built in Great Neck in 1890 by Italian artisans. The 120-year-old, the mansion underwent a gut renovation on the interior as well as a substantial exterior redevelopment. Despite the extensive changes, we were careful to preserve the charm of this historic Gold Coast estate.

The XXTwo Plan merges ultimate functionality with a clean Scandinavian-inspired modern farmhouse minimalism. From the curb, the design presents with an impressive stature marked by a tall 2-story gable massing, flanked by a flat-roofed wing and entryway sheltered by a quaint second-story deck above. This rendition is skinned with a dark concrete brick, accented by a richly-stained tongue and groove cedar wood facade.
Designed specifically for NE16, my OKC Urban Renewal-awarded redevelopment project in inner Oklahoma City, this plan is compatible with narrow lots while still packing in nearly 1900 square feet of pure, functional living space. It includes a standard 1-car garage with modern, satin-glass window garage door, but when building from scratch, can also be re-configured as a pull-through breezeway into a backyard parking scenario, where a detached garage is also possible.
Guests are greeted with an impressive two-story vaulted, naturally-lit staircase immediately adjacent to the front door. The great room, complete with a touch of industrial-modern with its exposed HVAC ductwork, is vast with a roomy kitchen on one end and living room at the other. Just beyond the living room is a 3-panel door system to the back patio and yard.
Kitchen-wise, modern enthusiasts who love to cook will enjoy the large kitchen wall that includes an impressive range and vent hood with a horizontal slider window built right into the backsplash over the cooktop. The island also includes one of my signature built-in tables that comfortably seats six, and is one less piece of furniture to buy. A powder bathroom also resides downstairs, saving you that quick climb up the stairs just for a quick bathroom stop.
When it's time to retire for the evening, the upstairs offers several living options. Just atop the staircase is a double-door system that provides not only natural light, but access to the quaint rooftop deck overlooking the front yard. The hall leads to a full bathroom, linen closet, and spacious back bedroom with walk-in closet. Down the other end of the hall leads to the master suite, utility room, and 3rd bedroom, also with its own master closet.
The master suite, the largest of the three bedrooms, has its own full bathroom with dual sinks, shower, toilet room, and large walk-in closet with that direct, secondary connectivity to the utility room that many of my designs are known for.
If a truly-modern curb appeal that doesn't skimp on functional space is what you're after, give the XXTwo a good look. | jC

Built in the early 1950s, this small urban townhouse is located in North Old Town Alexandria in an area currently undergoing major redevelopment. The neighborhood is popular with, and affordable for, young people and families, and very convenient to Washington, DC.
In its heyday, the townhouse touted a stately brick exterior, plaster walls, tongue and groove wood flooring and beautiful wooden staircase. Sixty years later, however, the homeowners were faced with crumbling masonry, sagging floors, a double layer of wallpaper over the plaster walls, a crumbling staircase, a dysfunctional kitchen and small, dark second floor rooms. Additionally, the basement had a low ceiling, moldy and cinder block walls, no plumbing and a large boiler taking up most of the space.
The homeowners’ goal was to restore the exterior’s historic look while creating an interior up-to-date for the 21st Century. To turn their vision into reality, they turned to Michael Nash Design, Build & Homes.
Design Solutions
To maintain the townhome’s historic exterior, the Michael Nash team carefully removed, salvaged, restored and reused existing brick masonry. Matching fascia boards and windows were combined with existing windows to complete the exterior renovation.
All interior walls were gutted and reframed. New electrical work, new insulation and new drywall were installed. Much of the home’s original trim was salvaged and reused, as was a piece of art glass, all to keep a bit of the past in the renovation.
The sagging subfloors were fixed, new hard wood floors were installed and a new staircase and railing were designed in a style similar to the original.
The solid wall between the kitchen and the dining room was removed, plumbing was relocated for a new sink location and the kitchen got expanded with an island into the dining room. Closet and plumbing stacks were relocated to allow a new space for fridge. Stainless steel appliances, granite countertops and custom cabinetry highlight the new modern kitchen.
The plan called for redesigning the three bedrooms on the second floor to allow a larger bathroom, walk-in closet and wider hallways. In addition to new roofing, a large skylight was installed to allow natural light into the bathroom and the upper hallway.
The basement was totally revamped. New plumbing was put in place for a full bathroom, laundry room and a den. New e-grass window was installed in the basement to bring this basement up to current building codes.
This homeowners love the neighborhood and now their home gives them the opportunity to stay in the same location.

High visibility 7800 sq. ft. commercial property with mixed-use zoning at the southwest corner of Burnside and Harriet. The current C2 General Commercial zone (Saanich) would enable a mixed-use development with ground-level commercial and upper storey residential uses. Current zoning sets FSR = 1.2:1.0 with a maximum height of 15 meters - a good site to explore higher density use. The property includes a one storey commercial building (currently a convenience store) that is suitable for continuing retail or service use while a redevelopment application is prepared. Retail Business IS INCLUDED in the Purchase Price; Business is NOT being sold separately. Purchase price does not include GST. | Karen Love* (250) 727-5868 | RE/MAX Island Properties & www.KarenLove.com |

The design philosophy for this project rests on the belief that memory is an essential part of landscape experience. Instead of recreating the Rain tree in a literal form, the design interprets the sensations it once offered. The shifting light, the sound of leaves, the comfort of shade and the smell of earth.
These elements form a quiet yet powerful form of heritage that often goes unrecognised in redevelopment. By carrying these sensations into the new landscape, the project creates continuity within change. It shows how design can hold onto the emotional identity of a place and offer familiarity to residents returning to a transformed site.
This approach suggests a way of thinking about urban growth where memory and development do not stand in opposition but work together.

Our clients live in a beautifully maintained 60/70's era bungalow in a mature and desirable area of the city. They had previously re-developed the main floor, exterior, landscaped the front & back yards, and were now ready to develop the unfinished basement. It was a 1,000 sq ft of pure blank slate! They wanted a family room, a bar, a den, a guest bedroom large enough to accommodate a king-sized bed & walk-in closet, a four piece bathroom with an extra large 6 foot tub, and a finished laundry room. Together with our clients, a beautiful and functional space was designed and created. Have a look at the finished product. Hard to believe it is a basement! Gorgeous!
