With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard.
In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority.
We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy.
We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife.
Overall, this landscape was completed with a cohesive Austin-friendly design in mind for these busy young professionals!

The new upper cabinets feature a glass front and adjustable shelving, along with bright LED backlights inside. Below the counter, we installed deep pot drawers in place of the lower cabinets. Using drawers is a much more efficient use of space, making it easier to store and access items, particularly for aging homeowners. The same concept was considered in the decision to install an under-counter microwave drawer. This appliance is much safer and easier to use than a traditional microwave installed in upper cabinets (usually above the stove). It’s also a great alternative to setting a microwave on the counter as it reduces clutter and creates a sleek, clean look. Our designers always suggest anchoring the microwave drawer on the outside end of the kitchen to help traffic flow and prevent crowding in the cooking and prep areas.

Tying multiple floors together using 6”x36” dark grey wood-looking tile, laid on a staggered patterned worked well with the tile and concrete floors next to it.
Two-toned cabinetry of wired brushed hickory with a grey stain wash, combined with maple wood in a dark slate finish is a current trend.
Counter tops: combination of splashy granite and white Caesarstone grounded the display. A custom-designed table of ash wood, with heavy distressing and grey washed stain added warmth.

Unique Features: drawer in drawer for pot lids, pull out drawer in toe kick for dog dishes, toe space step stool, swing up mixer shelf, pull out spice storage.
Built in Banquette seating with table and docking station for family meals and working.
Custom open shelves and wine rack with detailed legs anchor the three sides of the island.
Backsplash rail with spice rack, knife and utensil holder add more storage space.
A floating soffit matches the shape of island and helps lower the showroom ceiling height to what would be found in a normal home. It includes: pendant lights for the snack bar, chandelier for the table and recess for task lights over the sink.
The large triangular shaped island has eleven foot legs. It fills the unusual space and creates three separate areas: a work space, snack bar/room divider and table area.

The interior of the home went from Colonial to Classic Lodge without changing the footprint of the home. Columns were removed, fur downs removed that defined space, fireplace relocated, kitchen layout and direction changed, breakfast room and sitting room flip flopped, study reduced in size, entry to master bedroom changed, master suite completely re-arranged and enlarged, custom hand railing designed to open up stairwell, hardwood added to stairs, solid knotty alder 8’ doors added, knotty alder crown moldings added, reclaimed beamed ceiling grid, tongue and groove ceiling in kitchen, knotty alder cabinetry, leather finish to granite, seeded glass insets, custom door to panty to showcase an antique stained glass window from childhood church, custom doors and handles made for study entry, shredded straw added to wall texture, custom glazing done to all walls, wood floor remnants created an antique quilt pattern for the back wall of the powder bath, custom wall treatment created by designer, and a mixture of new and antique furnishing were added, all to create a warm, yet lived in feeling for this special family.
A new central stone wall reversed with an over scaled fireplace and reclaimed flooring from the East became the anchor for this level of the home. Removing all the “divisions” of space and using a unified surface made unused rooms, part of the daily living for this family. The desire to entertain large group in a unified space, yet still feel like you are in a cozy environment was the driving force for removing divisions of space.
