At the outset, this project began with the transformation of a 2-car attached garage. The goal was to create a mudroom, an exercise room, and a breezeway to seamlessly connect the spacious detached garage with the main part of the house. Additionally, the project involved partial roof removal and the addition of a new front entry. But then came an unexpected twist – scope creep. We found ourselves veering away from the initial client-supplied architectural plans. After numerous consultations with the clients and several iterations of the design, we arrived at a significantly improved plan for the remodel and addition. Our journey commenced with the demolition of almost the entire former 2-car garage, making space for a new, oversized 3-car garage measuring 40′ x 28′. This garage was strategically placed between the existing house and the large detached garage. We introduced a custom low-sloped flat roof, designed to address historical drainage issues. To mitigate water pooling, we created a custom concrete step at the back corner of the garage, equipped with a sturdy metal grate that sits flush with the step. We also installed a PVC drainage system, commencing at the step and running beneath a newly designed patio, ultimately draining into the yard. These measures have significantly reduced water accumulation around the house. The new garage boasts several features, including Longboard aluminum siding, custom full glass garage doors, interior drywall finished to a level 4, an abundance of can lights, an epoxy floor coating, vinyl base trim, a new forced air garage heater, and more. The clients also requested a designated space for their three kids and their friends to enjoy, thus giving birth to the “Kid Zone.” We partitioned a section of the existing oversized garage, resulting in a space measuring approximately 22′ x 32′, brimming with entertainment possibilities. To enhance control over the temperature in the Kid Zone, we collaborated with our licensed HVAC partner to install a cold weather mini-split system. One of the most significant challenges was the modernization and consolidation of the home’s main electrical systems. We reconfigured and combined 6-7 different electrical panels into just two. One panel serves the main house, while the second is dedicated to backup power from a generator. These panels, along with the boiler for the in-floor heating system, are housed in a newly constructed mechanical room within the Kid Zone. Inside the main house, we completed various tasks, such as removing the ceiling in the hallway from the new garage to address prior water damage, improve insulation, and rework electrical and HVAC systems. We also replaced the ceiling from the front door to the base of the stairs, adding new can lighting and enhancing insulation. Skilled drywall specialists then installed and finished new drywall to a level 5 standard. The exterior of the house underwent a complete overhaul. Before installing new roofing on the entire house and garage, we modified an existing flat roof by adding custom lumber and plywood to enhance the pitch, preventing future ice dams. A new rubber roof was expertly installed on the oversized 3-car garage, and the flat roof section we re-framed. Our meticulous exterior team removed old white aluminum soffit, fascia, and gutters, replacing them with new framing to accommodate Longboard soffit material. This task was particularly challenging due to the age of the house and the non-standard wall and roof framing. Our skilled exterior subcontractors ensured a perfect fit. Near the pool area, we discovered severe rot and decay from years of water intrusion. After informing the homeowners, we ordered and installed five new commercial-style block framed windows and a custom 8′ high Anderson patio door. This involved careful removal and replacement of window headers from the outside to avoid disturbing the finished part of the house. We reframed the large openings to fit the new windows, and our skilled trim carpenters installed new walnut casing, base, and window sills. In total, we replaced around 900 lineal feet of soffit and installed approximately 32 squares of aluminum siding. The entire house was meticulously prepped, repaired, and painted according to the client’s chosen color. For this job I travelled to the town of Albrighton, which is actually the most easterly settlement in the whole of Shropshire. My client had an issue with their Marble tiled floor which was installed in the kitchen and hallway. They had dropped and broke a bottle of vinegar in the kitchen, and the substance unfortunately came in contact with the tiles. Since Marble is highly sensitive to acid, the vinegar (an acetic acid) had basically etched the surface of the tiles make it impossible clean chemically. Although the tiles were a nice, expensive Marble, the person who had first installed them had done a poor job, leaving lippage of up to 5mm in some areas, which would make work trickier. Undeterred I could see it would be possible to restore the floor using a combination of burnishing for the tiles and cleaning with a high alkaline product for the grout lines. I demonstrated this to my client on one tile which went well and I was then given the go ahead to restore the entire floor. My first task focused on cleaning the grout lines using a solution of Tile Doctor Pro-Clean worked in with a stiff grout brush. Pro-Clean is a high alkaline cleaner suitable for use on most types of natural stone floor. It helped to alleviate most of the grout staining caused by the vinegar, whilst also lifting out any ingrained dirt and muck, and this left the grout looking a lot cleaner. After cleaning the grout lines I was able to move on to burnishing the tiles. As previously mentioned, no chemical product would be able to have an effect on the damaged tiles, so I resolved to burnish them using a system of four diamond encrusted burnishing pads fitted to a rotary machine. Working first with a coarse burnishing pad, and moving through to medium, fine and very fine pads, lubricated with a little water, I was able to significantly reduce the appearance of the acid stains, while also giving the tiles a nice polished finish. Following the cleaning and burnishing processes I gave the tiles a good rinse to remove any remaining residue and then ensured the floor was completely dry before starting on the sealing. To seal the floor and maximise the appearance I used Tile Doctor Colour Grow and Tile Doctor Shine powder. Colour Grow is an impregnating sealer that seeps into the pores of the stone intensifying and enhancing the natural shades and colours in the stone whilst also providing stain protection; Shine Powder on the other hand is a crystallising powder that is ground directly into the tiles to provide a high shine finish and durable surface protection. My client and her husband were really happy with the results and left the following message on the Tile Doctor Feedback system: “Jozsef was a charming young man in every respect, who worked very hard and achieved an amazing result. Step #1 Apply BM CLEAN As you can see in the 'Before' picture above, this cedar deck was extremly dirty. This required an extra step in comparison to the typical deck stripping process. My paint rep at Benjamin Moore recommended a product called CLEAN. It comes in one gallon plastic containers and can be applied out of a plastic pail or with a garden sprayer. We used a Garden sprayer and chose a flat tip for application. The three gallon garden sprayer was filled with 2 gallons of water and one gallon of the CLEAN solution. This is a strong mixture and can be reduced to up to 6 parts water and one part of the Benjamin Moore CLEAN. This approximately 22x20 deck had a board running perpindicular to the rest of the floor boards which divided it into 2 equal parts. Our method was to apply the solution to 3-4 of these 10' boards at a time. Allow it to set up for a few minutes and then scrub away with the deck brush. The agitation loosens up the dirt and grime and is then removed with a pressure washer a board a time. The flat tip on the pressure washer was almost the same width as the floor board. It is important to clean the sides of the board too because any remaining dirt or stain will be visible. Benjamin Moore Deck Restoration products named Clean,Restore,brighten Step #2 Apply BM RESTORE The second step is exactly the same as the first step but with a different solution called Benjamin Moore RESTORE. The deck was dry before we started the 2nd step becuase it was baking hot outside. You use the same 2/1 mixture of water to chemical. This chemical will remove the stain still present in the deck floor. Make sure to rinse the garden sprayer clean before adding the restore solution. Unlike the BM CLEAN, the BM RESTORE has an orange-ish color in appearance. It did a fine job of removing most of the stain, but not 100% of it. There were a few areas that required a 3rd coat of restore but the process was quicker. Step #3 Apply BM BRIGHTEN The third step is exactly the same as the first two step but the chemical solution used was Benjamin Moore 'BRIGHTEN'. Again, the garden sprayer was cleaned and filled with 2 parts water and one part Brighten. The brightener not only lightens the wood but it also neutralizes the previous stripper solution. As stated before the Restore adds a bit of color and the Brighten will remove any traces of it. you still have to agitate the brightener with a scrub brush and either pressure wash it off or use a garden hose. We used the pressure washer for faster results. After it dries the wood look a lot brighter but we still found some spots of stain that had not come off. Apply Sikkens Stain As stated above the stain we used is called "Sikkens Proluxe" which is basically just a slight re-branding of the classic Sikkens Stain. The formula is exactly the same. In fact, the secondary name is still called 'Cetol' SRD RE. The color chosen was "CEDAR". The weather was quite hot for a typical Calgary Spring day so we stained a 10' section of floor board at a time. The deck has a metal railing so the supporting feet had to be brushed in with a 2.5" natural bristle paint brush. for the rest of the job a 6" Wooster natural bristle deck brush was used. The handle was remove and a broom handle was inserted. The stain was stirred frequently and poured into a plastic Simms brand roller pan. Semi transparent Oil based stain has the consistency of water so you need to be careful not to spill any of it. When applying to a board you hit the sides first with the brush and then fillin the rest. Ten feet of floor board can be stain in a short period of time. it's important not to leave any streaks so it is adviseable to back-brush the entie length before moving on to the next board. The staining only took about 2.5 hours to complete. One coat is the manufacturers recommendation. One last thing about Sikkens Stain. To maintain this beautiful look the deck should be re- coated once a year, preferably every spring. It's like applying sunscreen yearly to protect the wood against further damage. Two gallons was enough to cover this 450 sq foot deck.

A new rubber roof was expertly installed on the oversized 3-car garage, and the flat roof section we re-framed. Our meticulous exterior team removed old white aluminum soffit, fascia, and gutters, replacing them with new framing to accommodate Longboard soffit material. This task was particularly challenging due to the age of the house and the non-standard wall and roof framing. Our skilled exterior subcontractors ensured a perfect fit. Near the pool area, we discovered severe rot and decay from years of water intrusion. After informing the homeowners, we ordered and installed five new commercial-style block framed windows and a custom 8′ high Anderson patio door. This involved careful removal and replacement of window headers from the outside to avoid disturbing the finished part of the house. We reframed the large openings to fit the new windows, and our skilled trim carpenters installed new walnut casing, base, and window sills. In total, we replaced around 900 lineal feet of soffit and installed approximately 32 squares of aluminum siding. The entire house was meticulously prepped, repaired, and painted according to the client’s chosen color. Throughout the project, we incorporated numerous custom touches and unique design elements, some of which you can see in the pictures. Stairways that have a baluster add beauty to a home. However, if the baluster is broken, then this can cause the stairs to look bad. Fortunately, it is not that difficult to replace a broken baluster. Below are some of the steps you will need to take: Remove The End Cap It is important to be very careful when you are replacing the baluster. You will need to keep the baluster intact so that a wood turner will be able to make an exact copy of it. You will most likely need to remove the end cap from the stairs. Break the seal that is between the tread and the end cap using a sturdy knife or pry bar. Breaking The Baluster If you do not want to salvage the baluster, then you do have other options. You can use a hammer to loosen the nails at the top of the baluster. Make sure that you do not damage the adjacent balusters or handrail. You can use your hands to loosen the bottom half of the baluster. Make sure you use gentle force. Create A New Baluster Unless you are fortunate enough to have the same baluster at a local home center, you are going to need a wood turner to make a new baluster. Make sure you tell your wood turner the specific type of wood you need. If you are not concerned about the original color, then you will need to select the wood that is the hardest. Ask the wood turner to leave the spindles intact. This may make it harder for you to fit the baluster into the staircase. However, this reduces the chances of getting a misfit from the wood turner. Prepare The Stairs It will likely take one or two weeks to turn a baluster. You can prepare the stairs during this time. Clean up the area around the stairs. Put the end cap back on the stair tread. Measure the tread to where the new baluster and handrail will meet on the upstairs side. Prepare The Baluster You can prepare the baluster by sanding it smooth. Measure from the bottom of the baluster to the bottom of the tenon joint. Cut the top end of the baluster so that it matches the handrail's slope. Hold a T-Bevel against the handrail's underside where the new baluster will go. Mark the angle with a pencil. Install The Bottom Of The Baluster Insert the tenon inside of the mortise. After that, position the top of it in the middle of the handrail's underside. Install The Top Of The Baluster Make sure the tenon is straight by using a carpenter's level. Have someone hold it in place in order to ensure that it matches the angle of the other balusters. Place one nail into the baluster's upstairs side. You most likely will not need more than two finishing nails. Remove dust by wiping off the baluster. Use painter's tape to mask off the handrail and stair tread. Stain or paint the new baluster.
