The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

As a manager of a building or property, you quickly learn the art of mediation. One minute you may be working with a vendor to keep the building’s operating system running efficient and smooth; the next moment you may be calming a tenant down after finding the change in the system disrupted his office’s workflow. Give and take; it’s the only way to make sure every day runs perfectly.
Overall, you have two goals to strive for in everything you do.
1. Keep the building running properly, upgrading systems as appropriate, and striving to do all you can on a pre-established budget.
2. Keep the building occupants happy, with as little disruption as possible.
While some changes are minor, barely registering on a building occupant’s mind, with HVAC challenges, that’s rarely the case. If a HVAC contractor is replacing an air handler, for instance, and disconnects one and moves to the next unit, it may cause major disruptions to sensitive areas of a building. And if the occupant wasn’t prepared for the disruption, you can have a mighty unhappy customer on your hand.
Anytime you are working on HVAC projects throughout your building, there are strategies you can put into place to keep things running smooth.
Communicate with occupants
Communication is key to any good relationship, and as a property manager, this rule is a great place to start. If you will be working with the HVAC equipment, block out the timeframe for work to be done, and understand the potential consequences of the process. Then communicate this process with every point of contact you have throughout the building. The more detail you can provide, the less surprises you’ll have throughout the process. You can also work with your building’s occupants before the process begins, finding out if there are better timeframes than others.
Establish a realistic schedule
As a property manager, its easy to provide your expectations for the HVAC project at hand, and request that the proposal be written in such a way that work is completed on your timeframe. Unfortunately, many contractors want your business and will agree to anything upfront in order to win the bid, knowing full well the work will take longer than specified. Instead of projecting your timeframes into the proposal process, ask for HVAC project bids to establish realistic schedules of how long the process will take, and what areas of your property will be most effected throughout the schedule. This will help you avoid crises between you and the contractor, and you and your tenants.
Plan for the whole system
If one small piece of your HVAC system is weak, its easy to fix that one small piece. But how will that impact your overall system? Will it cause weak spots in different parts of the building – maybe a corner office will have reduced air flow, and therefore be colder in the winter and warmer in the summer? When retrofitting new pieces with older existing systems, its easy to reduce the efficiency of your entire system. Before agreeing to certain repairs, make sure you understand how it will impact your entire system overall. An easy way of handling this problem is by working with the same HVAC contractor again and again, He will understand your system’s potential, and know when to make repairs, and when to replace.
Have points of contact available for immediate assistance
In many cases, problems arise because connections can’t be made. Can the HVAC contractor get a hold or you or another person that can make decisions at a moments notice if a problem arises? Do you have access to decision makers throughout the building that may be impacted by this change? Many projects have been put on hold simply because a person in authority can’t be found to give the go-ahead to move forward. If you have access to these people during the time of the project, you’ll be able to complete the project in record time.
Test
Finally, if you can test things in stages, or test when the potential for problems is the smallest, you reduce the chances of bigger emergency issues falling into your lap. If you’ll be installing a new terminal unit, can you make the switch on a Saturday morning when the building is largely unoccupied? If you’re replacing a large system, can you replace and test in phases so the entire project isn’t released at once?
Most issues can be avoided with just a little strategy from the beginning. If you’ve never had a HVAC maintenance team to help you stay on track with your building’s heating and cooling, now may be the time to find out how easy a team approach makes the process.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family.
The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space.
The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm.
Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace.
Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family.

Renovating a home can completely transform the way a space looks, feels, and functions, but successful improvements require thoughtful planning rather than rushing into expensive changes. These renovation tips and tricks house ideas can help homeowners organize projects, control costs, select practical materials, and create rooms that remain useful for years. Start by identifying what genuinely needs improvement, such as outdated finishes, poor lighting, inefficient storage, damaged surfaces, or an inconvenient layout. Create a realistic budget that includes materials, labor, permits where applicable, and a contingency amount for unexpected issues. Taking measurements, collecting inspiration, and deciding priorities before work begins can prevent unnecessary purchases and make the renovation process much easier to manage.
One of the most useful renovation tips and tricks house projects can benefit from is improving the layout before focusing on decoration. A beautiful room will still feel inconvenient if furniture blocks walkways or storage is insufficient. Consider how people actually use each space and whether doors, windows, lighting, electrical outlets, and storage are positioned effectively. In kitchens, for example, practical work zones and accessible storage can make everyday tasks easier. In bedrooms and living rooms, built-in shelving, multifunctional furniture, and organized storage can reduce clutter without making the space feel crowded. Whenever possible, repair or improve the existing structure before replacing everything, because thoughtful upgrades can deliver significant results without creating unnecessary renovation costs.
Choosing materials carefully is another important part of renovation tips and tricks house planning. Look beyond appearance and consider durability, maintenance, safety, and suitability for the room. High-moisture areas require materials that can handle regular exposure to water, while frequently used floors and work surfaces should be selected for durability. Neutral foundations can also provide flexibility because wall colors, textiles, artwork, and accessories can be changed later without another major renovation. Lighting deserves equal attention: combine general illumination with task and accent lighting to make rooms more functional and visually comfortable. Energy-efficient lighting, improved insulation, weather sealing, and efficient fixtures may also contribute to better long-term household performance.
Before beginning major work, divide the project into manageable stages. A useful approach is to complete structural or repair work first, followed by electrical or plumbing updates when necessary, then walls, flooring, cabinetry, fixtures, and finally decorative details. This order can reduce the chance of damaging newly finished surfaces. Keep a record of measurements, product specifications, receipts, and important project decisions so replacements or future repairs are easier. For specialized work involving structural changes, electrical systems, plumbing, gas, or other regulated areas, consult appropriately qualified professionals and follow local requirements. Among the most practical renovation tips and tricks house owners can follow is to avoid changing too many things simultaneously; completing priority areas systematically makes budgets, timelines, and quality easier to control.
Finally, focus on improvements that combine appearance with everyday usefulness. Fresh paint, updated hardware, better organization, improved lighting, refreshed flooring, and carefully selected fixtures can make a noticeable difference without requiring a complete transformation. Outdoor areas can also benefit from simple maintenance, improved lighting, seating, planting, or repaired surfaces that extend the usable living space. Before declaring the project finished, inspect each room for functionality, storage, lighting, ventilation, safety, and finishing quality. The best renovation tips and tricks house approach is not necessarily about spending more it is about making informed choices that solve real problems and create a home that feels comfortable, practical, and personal.
