The finished product with freshly painted CMU retaining walls, Lueder limestone wall caps and pavers, and a shallow, composite wood deck. All of which would be trimmed out with the use of some synthetic grass turf, drastically reducing the amount of yard maintenance that would be required.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. This project consisted of renovating an existing 17 stall stable and indoor riding arena, 3,800 square foot residence, and the surrounding grounds. The renovated stable boasts an added office and was reduced to 9 larger stalls, each with a new run. The residence was renovated and enlarged to 6,600 square feet and includes a new recording studio and a pool with adjacent covered entertaining space. The landscape was minimally altered, all the while, utilizing detailed space management which makes use of the small site, In addition, arena renovation required successful resolution of site water runoff issues, as well as the implementation of a manure composting system for stable waste. This new 1,700 sf two-story single family residence for a young couple required a minimum of three bedrooms, two bathrooms, packaged to fit unobtrusively in an older low-key residential neighborhood. The house is located on a small non-conforming lot. In order to get the maximum out of this small footprint, we virtually eliminated areas such as hallways to capture as much living space. We made the house feel larger by giving the ground floor higher ceilings, provided ample natural lighting, captured elongated sight lines out of view windows, and used outdoor areas as extended living spaces. To help the building be a “good neighbor,” we set back the house on the lot to minimize visual volume, creating a friendly, social semi-public front porch. We designed with multiple step-back levels to create an intimacy in scale. The garage is on one level, the main house is on another higher level. The upper floor is set back even further to reduce visual impact. By designing a single car garage with exterior tandem parking, we minimized the amount of yard space taken up with parking. The landscaping and permeable cobblestone walkway up to the house serves double duty as part of the city required parking space. The final building solution incorporated a variety of significant cost saving features, including a floor plan that made the most of the natural topography of the site and allowed access to utilities’ crawl spaces. We avoided expensive excavation by using slab on grade at the ground floor. Retaining walls also doubled as building walls.

This project began as a design-build proposal to build an addition for an indoor swim spa and exercise room to a ranch style house. The Clients were seeking a functional and inviting space reminiscent of the luxury resorts and space they have visited during their international travels. One of the biggest challenges was to fit the program within the site and buildable area constraints. In order to maximize floor area, the exterior walls of the addition were located parallel to the property lines along the required setbacks, which resulted in a non-orthagonal geometry in plan. The volume of the addition began to take shape with large floor to ceiling openings strengthening the connection to the outdoors with roof line that rises northward to capture daylight. A series of operable skylights ventilate the room and allow more daylight to penetrate into the adjacent existing den. Inspired by modern additions made to historic structures in Europe, we made a conscious decision to not try to blend the addition into the language of the existing ranch house, choosing instead to juxtapose a structure that was layered and felt light next to the cement tile roof and framed picture windows. The interior walls were finished with a marine grade plywood to withstand a humid environment, and the exteriors were clad with a cedar rainscreen to give privacy where needed and gradually reduced to allow for more glass and visibility.
