Theme: The overall theme of the play-yard is a blend of creative and active outdoor play that blends with the contemporary styling of this beautiful home. Focus: The overall focus for the design of this amazing play-yard was to provide this family with an outdoor space that would foster an active and creative playtime for their children of various ages. The visual focus of this space is the 15-foot tree placed in the middle of the turf yard. This fantastic structure beacons the children to climb the mini stumps and enjoy the slide or swing happily from the branches all the while creating a touch of whimsical nature not typically found in the desert. Surrounding the tree the play-yard offers an array of activities for these lucky children from the chalkboard walls to create amazing pictures to the custom ball wall to practice their skills, the custom myWall system provides endless options for the kids and parents to keep the space exciting and new. Rock holds easily clip into the wall offering ever changing climbing routes, custom water toys and games can also be adapted to the wall to fit the fun of the day. Storage: The myWall system offers various storage options including shelving, closed cases or hanging baskets all of which can be moved to alternate locations on the wall as the homeowners want to customize the play-yard. Growth: The myWall system is built to grow with the users whether it is with changing taste, updating design or growing children, all the accessories can be moved or replaced while leaving the main frame in place. The materials used throughout the space were chosen for their durability and ability to withstand the harsh conditions for many years. The tree also includes 3 levels of swings offering children of varied ages the chance to swing from the branches. Safety: Safety is of critical concern with any play-yard and a space in the harsh conditions of the desert presented specific concerns which were addressed with light colored materials to reflect the sun and reduce heat buildup and stainless steel hardware was used to avoid rusting. The myWall accessories all use a locking mechanism which allows for easy adjustments but also securely locks the pieces into place once set. The flooring in the treehouse was also textured to eliminate skidding.

It is also the largest fireplace of the Valcourt brand. Majestic and imposing, this bravery symbol of the Count of Frontenac, who has fiercely defended the French colony, is quite appropriate to represent the enormous challenge overtaken when designing and manufacturing this fireplace. Exceptionally large, the FP11 Frontenac uses advanced technology to reduce air pollution and is already qualifies for Phase II of the US Environmental Protection Agency (EPA) voluntary program for manufacturers of decorative wood burning fireplaces. With particulate emissions below 5.1 g/kg (which is approximately 70 percent cleaner than unqualified models), this model will surely give you elegance without compromising the quality of air. Just like the FP7-LM Antoinette, the FP11 Frontenac has a guillotine door that disappears in the hearth, allowing you to easily load wood on the fire and have an unrivalled view of the flames. The fire screen is also equipped with a guillotine mechanism. You will thus enjoy an open fire in safety when the ceramic glass door is open. Homeowner had been considering construction of a pergola for quite some time, but was reluctant to do so due to lack of rain protection. Although there are several pergola kit retrofit products that meet most of their goals, none of them were a good fit by matching all. The desire was for a retractable patio awning that aesthetically matched a pergola, but was retractable, and provided protection from both UV and inclement weather on their south facing patio. Part of the goal was to provide a flexible outdoor entertaining area, but also to integrate a front drop shade to help reduce the summer's afternoon sun from entering the space; as well as the bay window and sliding doors. The "Gennius", a waterproof retractable awning by Durasol Awnings was selected by the homeowner for aesthetics and function, with a solar screen drop shade integrated between the upright support posts. As young parents, it was of utmost importance to find a durable fabric for the drop shade that not only blocked an adequate amount of sun, but retained as much view of the pool for safety when deployed. Mermet brand Natte was chosen for the drop shade. Both the retracting fabric roof and the integrated drop shade are operated by radio controlled motors and hand-held remote control. The homeowner now has complete control of the area, with on-demand protection to suit their tastes.

This bathroom was designed to reduce stress and support healing for families and their children with critical illnesses. We bright blues, matte black, and white to create a sense of home, of safety, and of hope. The star of the bathroom is the porcelain tile that looks like patterned cement encaustic tile from All Natural Stone, San Jose. The furnishings and accessories are durable, functional, and fun, and include: matte black sconce from Sonneman, industrial style dark bronze mirror, a branch table that can be pulled next to the tub for parents supervising kids in the bath, and soft goods from Vintage Bath Los Altos. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL.
